So we just left today from visit #2 were there 2 weeks played golf on 15 courses had a great time and bought a lot in St Catherine love that area and what the future holds there!

Hello Rusty. Thanks so much for taking the time to make these videos. Very well done and very informative. I’m single and plan to retire in the Villages eventually. I’ve been a few times, done a lifestyle visit, and plan to spend January down there next year. Following your adventures - they are helping me a lot.

When you look for a preowned home, to see all houses that are available, you need both a Villages Sales Person (VLS) and an MLS Real Estate Agent. They cannot sell each other’s listings. We looked with both and ended up buying an MLS Listing. We loved our Villages Sales person, and she knew we were looking with an MLS agent as well because she could not show us everything.

Just a FYI the Fenney Rec Center building is closed until the summer. They are taking out the sales office and remodeling and adding to the fitness center. The pool and Fenney Grill will remain open.

Glad you brought up the subject of golf cart insurance when you don't own the golf cart. It never crossed my mind.

Thanks for the USAA info. I have a USAA Minnesota auto policy. They said no on the loaner insurance. I read them your policy quotes and they just said carts are treated differently even though there is no language that they pointed out to back up their position. I pushed them and tried to go up the ladder. After an hour of holding they came back and said I was probably covered. We are set to get a refurbished cart in ten days. USAA will not issue cart policies even if you own the cart, hard to believe. Good thing cart insurance is relatively inexpensive through the venders.

I drive about 9-10 hours then find a place. I have no exact place when i start. That puts me down north of Savannah. Last time I did the return straight through. You can usually find a place no problem at the last minut in the net. Subscribe Button: bit.ly/3aToJ3H

Hi Rusty, Thank you for discussing briefly the access to gyms via selective Recreational Facilities in The Villages. Also the information about insurance coverage was informative. You really are hitting a home run in regards to your reporting on The Villages as a person with virgin eyes. Will be interested to see if you purchase and what your criteria was for purchasing. Great video. Have fun with Skip. I worked in the insurance industry for over 25 years, sales and claims and various lines. I’m very happy I accumulated that knowledge. Although laws and eligibility have changed over the years, most of the basics remain intact.

Hey Rusty, love the videos. I rent out my properties sometime and if the renters want to use the golf cart I do have an insurance form they fill out to use my golf carts. So, ask you landlords. Hope it helps.

I you have a Medicare Advantage Plan under United Health your MVP monthly charge is covered by United Health. United Health is also the preferred plan for The Villages Health system.

I strongly recommend you buy a previously owned home. Sumter County taxes going up to, keep that in mind.
Yes buying a preowned home works for many people but for me there are a few things that tip the scales. The age is younger as you move south and I'm kind of liking the new setup in the Sawgrass area. We will see when I get down there. thanks for the thoughts. SOmetimes you ar e stuck paying the extra if that's the area you like.
@@RustyNelson The new area has tighter lots, streets are not very wide, shade structures missing in bocce courts, no golf driving range, less golf, no town squares, very crowded in high season, no four lanes on major roads like Marsh Bend and Fenney Trail. You get behind one slow driver and there goes your blood pressure.
@@RustyNelson I looked there back in December, you can get a 2 bedroom under $200,000. Great pricing.
But definitely "you get what you pay for " in one way or another. But if it works and fits into your budget...SCORE!
Hi Rusty. Great video. Glad you are able to do a 2nd Lifestyle Preview Visit and a rental for the month of April. From my visits to The Villages and from what my friend who lives in The Villages has told me, probably close to 90% of Viillagers own golf carts. Yes, you can get by without a golf cart. Some people use their golf carts a lott; some use them less. It just depends on personal preference and distance/time one is traveling. Are you driving 1 or 2 miles to play pickleball or 10 miles to a doctor's appointment?
As far as renting under age 55, the first couple if times I rented in The Villages, I was under 55. I made sure I told the landlords I was under 55 just to be on the safe side. It was not a problem for either landlord. Safe travels down to The Villages.

We pull not find any insurance on a golf cart either while we were here. Just finding a golf car was crazy hard for February.

Lots of off site companies rent carts, they deliver to you on a trailer. Just google cart rentals, the Villages.

Yes, there are but to tell you the truth I did not really think about it. One thing I that was really great about the place was that although it tends to be white conservative..., I did not have politics or anything racial brought up on both trips in any conversation. Just the way I like it. And the first time it was in the middle of the election! I think people are down there to retire and have a good time. Sure they have their views but why screw up a good day. Do you recommend a gas cart or an electric cart? Also, do you know the price range of the carts?
I'm going to do a little more checking but I think its different for all. I'm a gass person as I like the idea of range. But with said I love to hear from others in a nice way to see why they have chosen what they did. Great question. Regarding the prices. They can be all over the place with pre owned carts. @@RustyNelson More like 13 - 14 grand for a new gas Yamaha with standard options plus good seats and a factory warranty. The one place sells refurbished Yamahas that are only about a thousand cheaper with a warranty from him. Sales tax is around 7%.

How were you able to get a rental property for one month? I have been told that I will have to rent for three months and it is very difficult to get a rental. They Get taken up very quickly. What have you found out?
The 3 month rentala are for prime seasonn - January through March. Outside of those 3 months it is easy to get a 1 month, 2 week or even a 1 week rental. Go on to villagershomes4rent.com. in the search box, check the box for the month you want to rent. It will show all the rentals available for that month.
Yes you do but with anything there are some cancellations. Most of the Landlords will geve a partial refund if they can find a replacement for the same time frame. BUT...I was renting in April and that three month thing is usually fo the big months of JAn, Feb and March. After that it seems most will rent for the month. I would be upset too if people move in under 55. I'm fifty right now and thinking how nice it would be to have only mature neighbors. Haha and to think that I invested in a lifestyle/neighborhood that boasts 55 and older but then let's younger in would upset me for sure. If younger folks want this then find their own.

@@RustyNelson i think this has become in the villages - and the villagers are not happy about it I follow Skip Smith and it seems the rules are not being enforced We want to buy there but keep getting cold feet when we hear the rules are not being followed

Be careful with ensuring your electric golf cart is fully charged before leaving your rental. Many electric carts cannot go the distance and back to your rental unless fully charged.
