But you are correct that there are cases where a freehold property will have a small road maintenance fee, ~$100, associated with it. This would be called a parcel of tied land. Essentially, you're buying a freehold property, but it's on a private road, and therefore, all the residents on the street will pitch in to have it maintained.

Yup! I know many clients try and avoid those Maintenance fees if they can afford a freehold.
