I noticed you didn't include 9 Bay's most recent selling price, which was significantly less than its current asking price. Even if it was a non-recorded sale, you would have access to that price. I know what it was listed at the time of sale, so I can assume a sale price of at least $10M less than its current asking price...probably more.
As of 8/24 it is 30 mil. Not sure I would spend that much money to have people cliff diving behind the property and a gate the only separation. I guess thats rich people problems.
