- Terrence Bilodeau, 35, lives in Fort Worth, Texas, and earns $280,000 a year as a real estate appraiser and landlord. He owns 12 properties that are worth about $2.75 million. Here's a look at how Bilodeau built his career in real estate and how he spends his money.
This is an installment of CNBC Make It's Millennial Money series, which profiles people across the U.S. and details how they earn, spend and save their money.
Read more about his budget breakdown here: cnb.cx/3dXOxvC
The 35-year-old real estate appraiser based in Fort Worth, Texas, checks his net worth monthly to see how far he is from his goal of $10 million. He's well on his way: As of January 2020, when CNBC Make It reviewed his finances, he's worth about $1.3 million, he says. He expects to hit $3 million in the next two to four years and $10 million by the time he's 50.
Growing up with a single mother, Bilodeau never felt financially secure, as the family struggled to make ends meet. Today, he views money as a way to make his life better. He invests most of his income in real estate and the stock market. The little bit of discretionary spending he does allow himself includes hiring landscapers to care for his yard, a housekeeper to clean his house and a monthly membership to a local spa where he gets massages. It's worth it, he says, so he can spend what little down time he does have with friends and family, or just relaxing.
Not that he has much. Bilodeau works seven days a week running his business, and he never takes vacations because he doesn't want to lose any income. Any time he takes off is time he's not getting paid. He plans to relax once he achieves more of his goals, which includes someday starting a family.
Bilodeau brought in a combined $370,000 last year as a real estate appraiser and realtor, and paid himself a salary of $280,000 from those earnings. As an appraiser, he works on behalf of banks to determine current and accurate property values.
His income is largely determined by how much time he puts in because he works for himself and charges per appraisal. Appraisals typically cost about $450, but he charges up to $2,500 for complex projects. The most he's ever billed in a month is $50,000, but most months it's around $30,000.

Mr beast commented on my new vid I’m crying 😭
can we do someone who is more reasonable to compare? I mean sounds like every millennial make 100k above lol
last time you did somewhat reasonable persons were 2 couple or one guy in govt
@@mellowtonin4166 poor/regular people don't like to brag
. Why do you want to feel inspired by people who are poor? When you’re around wealthy people you get inspired to do better in life. Trust me! I was making 42k / year and now I make $96k-$100k/yr with no degree... because I have all ambitious friends
Millennial money used to be about more then just flexing, now it's just all flex.
Finally a man who admits, I did all this to get a girlfriend.
But guys with no jobs get girlfriends, so at most to get a girlfriend you need a mediocre job.
Lol. Hope he finds a good one.
@@cee-lopreen6754 yes but girls leave often when there are no prospects. They all want fams eventually
@Emmawat What family
And he still doesn't have one!
Friendly suggestion: you guys have plenty of videos of people making over $100K at a young age. I think I speak for most people when I say that we want to see videos of people making closer to the median salary of $35-50K and how they get by on a daily basis.
I agree
@@seragbadr4308 those people in that income bracket are also making it. I would say. I think showing the different income bracket will be interesting as well
I agree, obviously they show millennials who are only in the top 10%
Agreed!
Guys the people in $35-50K bracket needs to submit to be shown on the show. If you’re in that bracket, consider reaching out to be a part of the series.
Now we need a $25,000 living with the parent epsiode of Millennial Money
Who also have $75k in student loans...now this is way more realistic
I make less than 1k a month and I don’t live with my parents.
Hollyann Rose can you elaborate on what state you live in? How many roommates? What’s your rent cost? All other bills? I’m genuinely curious cause rent even with roommates in California is like 500-800 per month.
Hollyann Rose you should 😂
@@Rafi88 Except 75k in student loans is not normal. The median balance is 17k. Average is 30k. Something like 70-80% of the people with student loan balances have less than 40k.
I get that ppl want to see more relatable incomes but MAN these hustlers are inspiring! Killing it bro
For those wondering, Terrence if a very smart guy, a hard worker (self-evident), and a great friend. He's taught me everything I know about real estate and helped train me as an appraiser. I currently make about $10,000 a month appraising evenings and weekends which supplements and actually outpaces my 9 to 5 income. Two years ago, I made maybe $50,000 total, last year $100,000 (started second job), this year I expect to crack $200,000 without issue (both jobs full throttle). Some things to keep in mind - when you're self-employed, you become a workaholic by default. When work comes in, you feel compelled to take it. All of a sudden, vacations aren't as enticing because you think about opportunity costs. For those asking about high monthly food costs, opportunity costs come into play. $1,000 a month is $10 a meal, 3 meals a day roughly. When you're making $100+ an hour, why would one spend 45 minutes preparing a meal and performing clean-up? That's $75 lost. What's a $10 meal at that point? Your decision-making changes a lot. You start to recognize that you are always trading time for time. If you have more time than money, learn a skill and leverage that skill to make money. When you have more money than time, pay someone else their worth for them to perform that task since your own time is best spent doing what you do best.

I wouldnt mind doing an episode but the application is too long lol. I'd wait until they had open casting or something like big brother.
So i watched this video about a month after it came out, and did about 4 months of research on being an appraiser, talking to appraisers, all of that. I ended up going through the classes, the 79 hours and before I was finished I had secured a job and I've been at it for a few months now. This video along with research, hard work and tunnel vision, literally changed my life. Thanks Terrence!!!!
Hey, Hope you are doing good:) yes his video has motivated me as well and would you like to share how much salary (if employed with an employee, NOT self employed) can one expect in the initial years ? Thanks in advance :)

Exactly, lol. How can this guy claim his net worth is 1.32 million when he is 1.7 million in debt?
AMG Shadow positive equity is how. His assets are worth more than his debt.
Jtome84 - I appreciate the reply. I understand positive equity, but it’s not cash, so it’s not my cup of tea. This guy owns 11 more properties than I do though. So who am I to judge?

Why is literally everyone on this channel a real estate investor
Because thats the easiest way to exploit people lol. Low effort, massive reward. Just buy a house then up charge how much it costs to live there and boom some other person is footing your bills and lining your pockets so you can go to the spa and wear tacky frat brand clothes. Those that have money to start can buy property and then their money cycles over and over and they make more and more.
CantFightRobots not true, you can build a good credit score and start without much capital.
CantFightRobots but isn’t the issue going to be paying off your mortgage for that property tho? Like how can you make profit if you’re going to be using that rent money to pay off your mortgage
CantFightRobots 😂😂😂😂 not forgetting taxes finding a cash flow property
Because that's where the money is

$1000 a month on food? Graham please don't hurt him he didn't know.
Hahaha
You know the episode is coming!
I’m waiting for it!
😂😂😂
FINISH HIM!
I used to be one of those people who’d dismiss comments asking for more representation from those in the lower income brackets, but now I completely understand where these comments are coming from. The last 8 videos have featured salaries over 80K and it’s coming off as one note. Most have been landlords or aspiring landlords for example. It’d be great to see some in lower salary brackets - the median for millennials is around 69K at the moment.
One thing I’d like to remind annoyed people about is that there is such a thing as participation bias; maybe lower salary bracket owners don’t want to take part in content like this and as such will skew their pool ‘CNBC Make It’ can select from.
...just a correction that 69K median number is for HOUSEHOLD not INDIVIDUAL...the actual numbers are more like ~30somethingK/person (or substitute millenial if u want)
I agree -- as much as seeing people succeed is encouraging and uplifting, this series could be a great platform to discuss challenges people face. How about single parents, people who graduated into a recession, ex-convicts who have trouble finding employment, crushing healthcare debt... Tons of topics relevant to "budgeting".
@@msthing ~ #THIS thank you.
Kendall Johnson my bad should have made this clear - thanks.
TritoneTrickster nbd it’s just crazy how low the numbers really are bc the way it’s presented people expect to be making a lot more than they do bc they hear these median incomes and don’t realize that’s a household figure not individual.
Waiting to have kids to go on a vacation makes zero sense to me lol 😂
Lol exactly! They'd be such a hassle, he could just hop up and go.
He might just be using it as a way to deter him for going and losing money (not working) and paying for the vacation.
He wants to make money.
When you make 25k a month its $830 a day. So he doesnt want to lose that and pay for vacation as well. Makes total sense to me. Also he doesn’t look like he is into luxury lifestyle.
He doesn't have a day off, he works 7 days a week. So him missing several days of work is a lot of money.
I totally get it... between what he'd have to pay and what he'd miss in revenue. That vacation is about 10k. It's not worth blowing that kind of money until you have a family. THEN the missing to the 10k is worth it.
I like seeing the variety of incomes. It shows how different career pathways and decisions pan out. And getting a six-figure income in a stem field, trade, or in real estate is actually very realistic. People seem to bypass that a lot of the six-figure episodes are of people who grew low-income or children of immigrants. That’s really inspiring!
That if thou shalt confess with thy mouth the Lord Jesus, and shalt believe in thine heart that God hath raised him from the dead, thou shalt be saved

I've heard that being a real estate appraiser is a good job. You can potentially make a lot of money depending on the type of appraising you do, and at least around where I am you need a college degree, but it can be any degree, even art history. You also get paid during training.
Keep Saving money and investing your money. Great job buddy, keep up the good work!
