    ABOUT EM INVESTMENTS
    Elsie and Markus, the core of the team, have invested into themselves and are constantly working alongside other successful property entrepreneurs and business owners to stay up to date on the latest strategies for property investors to grow their portfolio, help others grow their savings, and build their personal freedom.
    EM Investments strives to help people like you get the high returns you are expecting with virtually no time commitment and almost no risk.
    No landlord responsibilities, no voids, no hassle.
    The EM team consists of specialist solicitors, lenders, accountants and refurbishment teams, to ensure the highest possible standard for investor clients and tenants alike.
    Perpetual information seeking is often the biggest barrier to getting the results you want. Many people spend months and even years constantly researching how to better invest in properties, but are afraid to make the jump.
    As a result, they get stuck and keep their savings in their bank accounts yielding them low returns and never get the lifestyle they deserve.
    EM Investments’ CZcams channel is based on the vision that focusing on the end result, rather than the latest shiny object, is the best way to actually reap the benefits of property investments.

    So i want to buy property fix then sell. I heard bridging loan 25% upfront no payment 12 months pay at end. Now at the end when the properties value has increased by 30% i can refinance the property and pay all the bridging loan off incl fees and get my 25% deposit back?

    hi markus, great video - if lenders charge the costs upfront, then does that means you have to put more than 25% initial deposit ?

    Would appreciate if anybody could reply to this question, I’ve came across a property that is BMV it’s a HMO, was going to try bridging loan, I’ve never used bridging finance before, are you always guaranteed to get a mortgage ? Would it be under a buy to let mortgage or a commercial mortgage it already has sitting Tenants.

    • @ElsieandMarkus
      @ElsieandMarkus  Před 2 lety

      There is a lot of variables here Shaun. Your financial position, landlord status, HMO experience, type of construction, tenant profile, property value, etc.. Some of these points, if not all, might determine what kind of mortgage you can get. Best advice to you is to speak with your mortgage advisor, they'll be the best person to advise you.

    I am buying £200,000 and after the add up it come to £152,340.15. so basically I have to put on £47,660 as a deposit and there is no monthly payment for the 12 months. Is this right? New to bridging loan. Thank you for the video.

    • @ElsieandMarkus
      @ElsieandMarkus  Před 2 lety

      Hello! It depends on what the bridging lender offers you, 1) monthly interest payments, 2) interest rolled up paid up front, or 3) interest rolled up paid at the end.
