    Hi Jim, I'm speechless. My parents bought a townhouse and had some similar problems as you. We ended up fixing the issues for them. You still can see nails and screws popping through the dry wall no matter how many times we repair it, it happens again. My parents bought in 2006. We talk to people who bought more recently because they keep building more and more townhomes. Today problems are much worse than when my parents bought.

    A Lennar neighborhood is going up in the upper part of Menifee CA so I decided to check it out--even from the exterior it's a horror show. Gaps in the wooden porch and slopped over with paint to try and hide the mess... and little paint nicks around the doors and wall plates. Not to mention the houses are indeed bigger, but a lot of wasted space. Who in their right mind wants a loft the size of 3 bedrooms? Doesn't take an expert to see how shoddy Lennar's craftsmanship is.

    They are now building a huge development in Williston, Florida as of June 2023. It is called Country Home Estates-Luxury Homes, starting in the 200s is on their sign. Very impressive "looking" but as you know, the devil is in the detail. I have done everything from basement/foundation to walls, sheetrock, painting to roof and construction clean-up. Some employees and contractors are simply shoddy workers. Zero pride in craftsmanship! Thanks for sounding the shohar.

    Lennar is the WORST. They tried to get out of my roof sagging in my last new home. Roof started to sag 3” - they said it was cosmetic and weren’t going to do anything about it - got a 3rd party out to inspect it - they discovered 3 broken trusses as well as 3 others that were broken but repaired by nailing in boards to sister those causing the roof to slowly fail and it was only going to get worse. Cosmetic - lol. They then replaced the roof because I was going to sue - Not just that, the roof started to leak around the chimney other side of the house - and it was due to flashing around the chimney… nailed through metal flashing without proper sealing - caused the wall to become soggy and paint and stuff bubbling as the drywall got soaked - they then came out to replace it and had to tell them WTF are you doing replace the insulation too!!! They are the worst. We got rid of that FN house and went and bought a new home from another builder - TRUE story.

    Lennar and others could improve the finished product and buyers experience by quadrupling the budget they have for painters and then enforcing professional painting and caulking work. The Painters have the ability to single handedly ruin a new home. And they also ruin other tradesmen work. They ruin cabinets, Floors, appliances, driveway pavers, windows. Costing thousands of dollars to fix. The painters that you see on Lennar projects are the worst. And when you complain they will send a more incompetent painter to make things worse and spill all over the place. Why does this occur? Because Lennar pays way below market rates for painters. And they get what the pay for.

    These issues seem to be things that could be fixed fairly easy for the builder. Did they address the issues before you closed? I see you did tape all the issues. So everything should've been good when you moved in right?

    • @JimORearsWackyWorld
      @JimORearsWackyWorld  Před 10 měsíci

      Thanks for watching. No, this company doesn’t address those issues before closing. They only address things that fail a code inspection. They expect you to close and they’ll fix them later after you’ve moved in. It took about 6-8 months for them to fix all the problems.

    We recently purchased a townhome community. The things that I have seen are unbelievable. There are so many things in each unit that when brought to their attention they said we were being too picky, call home warranty for it to be fixed properly. Dishwashers not installed properly, doors don't open, the windows don't latch, lights hanging down. Very blatant issues they act like they can't see. Nothing is their problem. what a joke.

    I am 100% confidence to say the problem are the following: latino / specially mexican labor force. next is the building supervisor doing a F@#$@# shitty not following and checking on the louzy workers. So, Lennar better learn the basic of Business Management. Quality vs. Quantity, Quality control and inspection. I am getting ready to buy a house too. Purchasing a home from any House Builder it comes from different categories: #1 Spec or inventory home, #2 future construction. It seems you went with the future construction. I wonder if buying a home that is already finished, allows you to look and compare more choices and pick, and then have home inspector to check. I wasn't able to give you a thumb up, you failed to mention where was this, what state, or a recap. Did you ending buying the home, or refuse to sign contract due to failing home buyer's spectation.

There’s another video on this channel about what a nightmare that was, as well, dealing with their sales and mortgage team. We did go ahead and purchase due to a variety of circumstances you can see in the other video. At least, after about 8 months, they had repaired most of the things that were wrong. Now… who knows what may be unseen behind the walls, but cosmetics were finally completed.
