Adverse Possession is a real law an it varies according to the state by time (GA is 20 years) in which a person has taken possession of your property, that you “abandoned”. In this situation, I’m not sure how it applies cause it doesn’t seem like the lady abandoned the property or didn’t know of no one being at said property. For adverse possession to happen they would have to had lived in the house or been on the land for x amount of yrs, turn the lights on, get mail coming to the house, have not been sneaking around or looking like they are trespassing on the land or house, etc. And if no one reported said people at the house they could file a color of title for the possession of the property.
