    Biggest challenge with a barndominium is not all lenders will offer mortgages or will have more restrictions. Other than that, love the look of some of these barndos.

      It really depends on the area you are in, but I recommend you check with rural first lender.

    • @TexasBestBarndominium
      @TexasBestBarndominium  Před 6 měsíci +1

      I believe it’s probably more an issue of who is going to be building the Barndominium more than it is about whether the bank will lend money for one.

    • @hackatak
      @hackatak Před 6 měsíci +2

      I have a sister-in-law who is a banker, and she said their bank and many others simply don't do barndo mortgage loans, never got a justification from her on why, only that today, they do not loan on them. I don't think the who is building it has as much to do with the loan, considering there is still a building code to follow and if all approvals are completed, then most lending institutions don't care beyond this and a certificate of occupancy.

    • @TexasBestBarndominium
      @TexasBestBarndominium  Před 6 měsíci +3

      @@hackatak in our area we build in the cities work with the municipalities and all are build up to code and beyond so there is no compromise to local building codes in fact in most cases our energy and efficiency ratings exceed the local code requirements. A bank that doesn’t recognize this home style as a lender would be in my opinion missing out on a lot of better business. There many banks who line up for these loans in Texas. Zero issues with lenders. They want qualified builders with good reputations building the homes all of the rest of the concerns go away. In an area where perhaps appraisers are not familiar it may be a little slower but I can assure you if it’s not currently easy to get a loan in your area, at some point it will be.

    • @hackatak
      @hackatak Před 6 měsíci +1

      @@TexasBestBarndominium Couldnt agree more, was merely sharing what I knew and personal experiences as I have a buddy wanting to do a lake barndo on a lot he owns and he has found lenders to be not so willing to have a conversation with him once he mentioned barndo.
      I agree, banks are missing out on some potential business, even at the current rates!

    • @TexasBestBarndominium
      @TexasBestBarndominium  Před rokem +2

      That’s tough to say depending on the overall setup I think. I would tend to say adding the second floor may be more favorable because there is an uptick in concrete prices while wood framing has softened a little in the last year. However steel prices have increased too. So we tend to treat sqft the same cost whether up or down.

Although you do have to keep grass and shrubbery from touching the house as it will cause rust then later a hole where mice get in and bugs. I've seen it to many times already. Plus builders seem to take a lot of short cuts . Putting the Trac down with lead anchors. Slab moves just a little and there's gaps . And forget cell service inside a metal structure.
