"A house sells itself." Wow! The first honest agent I've come across! All the agents I've talked to say they can get me more money than others 😂

Who am I if I were to lie or mislead...that's terrible business and flat out wrong! Can't speak for other agents, but negotiating skills and a tactical approach is how I can potentially help getting the most money for the home. Maybe that's what they meant? But yes, it sells itself!

I will disagree slightly. When you think about it from a certain point of view the fees came from the buyer. They paid the seller to buy the house. The seller then was charged a fee that was split up. The money always came from the same place now it is being shown differently. This is what buyer agents need to know and say when they are asked about the fee on the agency contract. .

Yes and no. Yes, the buyer does pay for the home, which out of that money the equity, closing cost, and fees come out of what the seller nets. So, it is technically coming from the seller. The new set up, does not guarantee buyers will have their representation covered by the sellers net. So that money may be in addition to the amount paid for the home. But, just like a listing agreement, the buyers agreement is negotiable for agent fees.
