    In India what robert kiosaki done is not possible. In USA loan interest is 3% and rental yield is 5%. In India the loan interest rate is 9% and rental yield is 2 - 3 %. Think of this once.

      yes exactly his business model is not feasible in india because india is a high interest rate country with low rental yield. so taking a loan and creating an asset is a wrong idea to pursue in india.

    Debt is tax free, he is a genius. We as indians need to change our mindset ki assets are great, but little do we realise that any asset that doesn't fetch us money is a fuddu asset. Sometimes an asset becomes a liability for example the upkeep of a real estate asset

      Well said. 👍 Income is taxable and debt is tax deductible . an asset which doesn’t give you income is a speculative tool. Sometimes it becomes a liability, for example upkeep of an empty property.

    Abhishek firstly no bank gives Loan to buy any Stock then if a person goes for a personal loan its ROI is 15%. And if we agree to your example then also there are foreclosure charges of 4% which have to be paid to the Bank if we foreclose otherwise compound interest plays its role if we continue with the loan. The whole game is rigged by wealthy people as they want Normal people to be under loan as they have huge investments in Banks also. Even when we buy real estate as Robert preaches there is a very different game in USA and India and recently the government have brought in New Tax Regime in which there are no Tax Benefits and we all are at mercy of Indian Government because whenever they want they might remove the old tax regime and then we will have only interest burden and no tax benefit on property. Also Rentals in India are very Low which are 2-3% which are nothing in comparison to ROI of 9.50% which banks charge annually. So Practically Robert's suggestions are not valid for India if we see. From my point of view Bank's are much more smarter than anybody on this planet that's why they have been in existence for more than a century. And theory of Robert might not work in India.

    When real estate properties were bought/acquired unabatedly from bank loans,the earlier property was pledged as security for buying next property.Hence when real estate market crashed & interest liability could not be met,the banks also couldn't sell the properties,the interst on interest keep on going up.And ultimately all these real estate properties(many shops & residential units,including buildings) got attached/confiscated by the banks.Vow what a story of my investment guru in 90-95,matching that of Robert Kiosoki.He advised puri duniya to keep investing in shares/equities in 90-95 in blue chips,but invested all his lifetime earnings & debt into huge real estate assets.

    Leverage is always good, if you can manage the cash flow and service the debt. Kiyosaki is a Smart publicist, no wonder he’s taking money and giving interviews to all and sundry. I had read his book, it’s a great book but it’s nothing out of the ordinary. I have personally made a lot of money in real estate, you don’t need a lot of smarts to do this. The other day I was with a group of ex colleagues, and between 4 us, we had 28 single-family homes as rentals, and all of us are salaried individuals. So what Kiyosaki has done is just taking initiative. He’s a smart publicist not an out of the ordinary businessman.

    Robert is right. all USA problems are because of the printing of dolalrs like anything and USD 33 Trillion dollar debt. now USA may again print dollars and let people continue false jobs, false stock market, gold, crypto and dollar hike. But now countries are going against USA dn this means that they would still have the problem of bubble in stock market, gold etc, but dollar will go down and the currencies will apreciate, may be 50%. that will also cause job losses in India in IT or the massive reduction in salaries. That will have cascading effect on everything. Also the government (even India) may not continue printing money ike USA because then it would simply mean that any other country can "buy" the country or assets and all others will be bankrupt. Who will be doing that? China? or through ummy countries. Now India can not deny FII or FPI coming to buy bankrupt companies, assets etc, even government companies and assets. India is also on verge of collapse and its only false marketing going on. Stock markets will crash by 90% gold by 50% and dollar by 50%. All countries will start wars or cold wars against each other. i guess, only real estate will remain untouched as it has been subdued for last so many years, I guess more than 15 years Last bull run in real estate was 2006 after which itwent down. Possibly real estate will go up like anything and people would shift to realestate buying and selling and renting (rich and super rich) as fixed and safe income. Massive job losses coming (Already there but hidden and not declared).
    I remember in 2000, the a decent 1 BHK in Mumbai - real estate was about 100 times of monthly salary of an engineer and about 200 times for other people. This ratio is currently lesser for engineers, like someone earning 2 to 3 lakh rupees, he can get 1 BHK in about 1.5 Cr, which is 50 to 75 times the monthly salary. For the common man the problem is that it is still much higher for their salary someone who is earning 50000 per month, the ratio has gone up hugely, its now almost 300 times. thats the growth we have seen. So possibly real estate in India won't collapse as mostly it is for self own and in use and also not that liquid. but possibly in USA in long term real estate may be the only good and safe asset

      Also one more thing, Lowering interest rates, will simply multifold the problems, because although proer data is not shown, many people even in UsA are jobless or the growth has gone down. Now they are relying more on credit cards. Now when they see, that stock market gives you 12 to 15% componded growth and interest rate is say only 2%, people would take loans and save their money and invest in the asset. The problem is all because of the stock maret , gold, false rise of dollar etc, which people are used to . now government doesn't get anything from it and businessmen whatever they get, also will be invested again somewhere. So (other than real estate and government bonds) everything is risky for them and will crash. Npw when people are jobless, having loans and now lower interest rate means even more printing money, it will multiply the problem. 33Trillion dollar will become 50 to 100 Trillion dollars just like that and that would be the digging the own grace. Because when it comes to again use it, government can't do anything and will be bankrupt. now their obligations to other countries would mean that they have to sell their assets, people's assets to those countries who own them like China, essentially sellign the country.

    Index grows at 11% CAGR (conservative) ..SLM mechanism se I am assuming 5%-6 p.a milta hai and dividend yield approx 1%
    I am still trying to earn 1.5 % that extra income (haven’t figured it out ) … so that 8.5% ka interest payoff hojayega without selling the units

    Sir robert kiyosaki rental income system doesn't work upto 2 lakhs of rental income only but not more than that, so that's a minus point in Indian tax system as Indian tax system doesn't allow one to get much rich.

      2. Bhai commercial property par koi income tax me profit nahi hoga.
      3. Commercial property jab sell karoge to 20℅ profit Gain Tax lagega.
      To sir e india me Nahi ho sakta.

    Same principle or Robert Kiosaki was followed by my investment guru,who was BSE/NSE member in 90-95,investing hugely in real estate,rather in equties,expecting same interest outgo & rentals inflow.Imagine his liability in acquring such real estate assets in 90s/95s was about 500 CR & for such huge borrowings,he borrowed from banks,private lenders,friends & associates.And subsequently real estate market crashed,the result is still in High Court,Mumbai cases are going on,the magistrate issues arrest verdict,he goes in jail,comes out,again goes to jail.About 30 years of his age/career is wasted in this.
