I'm glad you went into detail about crime. Most folk make the mistake of focusing on a cities overall crime rate, when in actuality most violent crime is localized to specific low income areas. In general those areas are not where new homes are being built and where people are moving to. As a matter of fact, there are few businesses in those areas, so unless you live there violent crime is not a factor. It's very disconcerting for potential buyers to write off an entire city based on overall crime stats, when it is only a concern for people living in those areas. Check the crime rate for the individual neighbor.
