  • There's another $50 Million approved by California's state legislators that could go to continuing the CalHFA $40,000 ADU grant. But it might get used elsewhere instead (or be completely removed from the budget by Gov. Newsom)!

    Because of you we were able to find the nonprofit that was distributing the funds. We were told that although we qualified and all our documents were received the funds had all been accounted for and thus we would be put on a waitlist if they ever received the funds again. We hope they will reach out to us if they do get the grants.

    My ADU project has started, but is stalled because of increased preconstruction costs due to supply chain delays, etc. I have had to pay huge fees out of pocket and I am getting deeper in debt. I was able to submit my CalHFA grant fund application and I am currently on the waitlist. Now I have minimal progress on the project and pressure from my lender.

      Hey @jennifermccarthy2262. I'm sorry to hear about your increased costs. I'm curious as to what pre-construction costs are being affected by supply chain delays. I'm here in Los Angeles and we did not experience a delay during pre-construction. It did take us 3 months to get plans approved by the city but that didn't affect our pre-construction costs.     As a home owner I am devastated I missed the last round of ADU grant applications. I was planning to build an ADU to house a disabled family member. Without a grant, it is likely we cannot build the ADU and will have to place the family member in a Medi-cal funded long term care facility in a few months. I am praying the government will continue the much needed ADU grant program.

      @daisykim837 Yolo County does not offer Medical Hardship, last I am aware. The best place to get any information pertaining to your specific property is with the Yolo county building department. I would call or stop in and speak with someone.

    It’s not fair
 why cap at 100 million dollars? They should have this program continue and available to all Californians who qualified. The housing crisis doesn’t stop. So this program shouldn’t stop.

    To make ADU development that helps with California's infill housing needs achievable for home owner developers we need the CalHFA ADU grant program to continue.

    They should be assessing ALL fees associated with ADU's, permits specifically, which often can NOT be financed for an ADU. Why not just offer lowered permit costs that building departments can get subsidized for??

    BTW - I got one quote for a 1200 sf detached mid-grade ADU for $650,000!!! The cost are out of control.

      WOW. That is wild. And it is going to get more and more common until we resolve the labor shortage. We're not prepared to build all the homes that people want to build in the next decade.

      That’s way too much. I think the cost I can offer would be way lower. Depends on the scope of work as well but that seems ridiculously high

      I think it's important to build housing at all levels of affordability and size so that there's enough housing for all the people who want to live here. And if we do that correctly, we should be able to stop housing from getting more and more expensive! Right now, people who wouldn't mind living in smaller spaces are competing for the same large homes that we all compete for.
      I'm actually an example of that. My house is a bit bigger than my wife and me needed, and we were fine renting before. But this is the house I could get because we don't build enough smaller homes, town homes, etc.

    So first off - it seems the next $50 million is being pulled : ( Second, I would NOT AT ALL started building an ADU without that $40k grant. Third, they should fund loan buy downs so we can get a 3% loan for up to $400k for ADU production.

    Hey Ryan. I was notified by HPP Cares that CalHFA is opening up the grant portal again temporarily. Is that what you’ve heard?

      My understanding is that 100 grants or fewer will be awarded. For myself personally, I would definitely wake up and try for that but I wouldn’t bet on getting it. I think people should stay calm.

    They should give out the grant regardless of the soft cost or not. You should be able to use it for the total cost of the ADU or 20k for garage conversions and max it out at 40k

    I think they should offer gold nuggets to the top 1,000 cities or counties with the fewest regulations and lowest costs of development, or perhaps a bounty for every regulation or fee that is removed or reduced.
    Grants are subsidies that increase demand and drive up costs for the thing subsidized (see education, healthcare, and homes). These grants tax everyone, including those who need the housing, to benefit those who get the grant. Taxation is theft from people who earned it through work or investment in others, or taking risk.
    Grants will always be tools of politicians to curry favor. We need freedom more than we need “free” dollars. There are just some things currency can’t solve, that people can solve easily without an overlord.

      Interesting points Sandra. Makes me think maybe I should be glad I haven't received a grant and thus contributing to the things you described above. So even if grants aren't offered or are the solution because of the costs incurred by all Californians, maybe alleviating some of the excessive city fees and difficult state regulations required of home owners building new construction could help out?

      Taxation is THEFT??? Taxation is your water, your sidewalks, your public transportation, your libraries, your fire department, your sewer district, your infrastructure (those roads you drive, bridges you cross, and airports you fly out of), your street lights and traffic signals, your free public parking lots (if you have those like Hayward, CA does), your regional and state parks, etc. etc. I'm not crazy about taxes, but I recognize them as the price one pays for living in a relatively stable and organized society. I am sure our taxes should be better spent and managed and I believe the system of taxation needs complete overhauling, but I am thankful for what taxation provides. If you can figure out a better way to get all the things taxation supports, I am all ears, sincerely.
      I get your points about grants and I'll have to meditate on that because you make sense. But the rising costs of education and healthcare are not due to a few hundred (or even thousand) people getting grants, they're due to administrators (at least on the post-secondary education level) being paid ridiculous salaries while they pretend to work for corporations instead of public and community colleges, and money being thrown at programs that don't meet targets and are poorly administered; and to the stupid 50/50 rule in California. As far as healthcare, the bulk of the money goes to -- again -- administrators who are paid six figures to keep the company from having to pay for the services you're supposed to be covered for. And healthcare, also, needs a complete restructuring. But yeah, I may have to revise my thinking on grants in general.

      @@MAJRCustardPi What you want are fees for services. Use the services, pay the fees. You get what you pay for. I have no problem with paying for services, water, etc. Bridge tolls, okay (although they were supposed to be free since we also paid taxes to build them and the taxes were "temporary"). Taxes are where you have to pay for it without something you want in return. Usually the money is spent on things you don't want (war) or can't use (golf courses, photo ops for politicians, hideous public art). Taxes are enforced with violence and threats of violence; tax collectors are armed. It doesn't matter how a big a majority votes to take your money against your will: it is theft unless you agree to it.
      Let's face it, no one is as careful with our hard-earned money as we are, especially not the popular kids in public office. Fewer bombs and more charity, and get large corporations to maintain the bridges in exchange for advertising rights.

    If a home owner was to self fund the escrow account, after passing building inspections a draft/payments should be made directly to the home owner that is self managing the construction of the ADU holding an owner- builder permit. Also there should be reimbursements for blue print of out of pocket expenses prior to getting bids from contractors
    I like the idea of a grant..This will help to incentivize more housing in California. It helps the state and the people without using exuberant tax dollars used.

    Sigh I missed the adu grant last year because of some family stuff, I also saw that the funds were depleted by 12/09/2022, but kept getting quotes from places in January just to get a pulse check.
    Checked the website today and it says all funds were used by 3/01/2023, did I miss something? 😼

 why can’t I just afford a home? I’m 36, single, make 100k plus and live in LA. Not affordable. Why can a Chinese citizen buy homes in America and drive up the drives? Corrupt politicians

    I think the grant is good but you have to get a loan in order to get the grant and rates are high. Could they just give us the money or set an account we’re the money gets deposited and the transaction can only made to electronically so their is some sort of accountability that the money is being used for an ADU.

      No, you don't need to get a loan by applying with accredited non-profit agencies (once/if additional funding is available). If you are paying cash for the ADU, the grant and that cash will be deposited and disbursed thru a managed escrow account.

      @@HowToADU Thanks Ryan for your personal efforts to support the growing ADU community. The grant program should last a couple of years instead of closing/pausing so quickly. Thinking about or planning to build an ADU is not a quick thing to do for a family. Home prices won't come down in any significant way. Hope the state has a long-term vision about adequate housing developments by all the stakeholders in our society!
