I'd say 233 is high for that unit... Check out some of everything Pattaya videos on condos. They were around the same but quite a bite nicer... And those 700 ones are way over priced.

Had to sub. This is probably the most informative video of its kind that I've seen in a year of searching. Just flat out informational with the visuals. Now to decide whether to rent a room super short term and upgrade or just start with the 1BR/1BA and take the leap. Love the security measures at Aeras but the finishes on Copacabana are top notch (and that gym!). Also, I want to turn Jake commenting on the smell into a drinking game. 🤣

Great video. One thing I can recommend that so many people ask other Thailand youtubers to do, but never gets done is, if/when possible, if you can obtain a wifi password and test the internet speed in the building that would be great. This may be crucial to some people that are looking to move to the area that may work remotely. Just an idea, otherwise great video.

Good question, I'm not sure. I have, however, noticed the noise suppression between units is very good in all of the newer condo complexes I've been in. The older condo complexes with poor noise suppression never make it into my videos.

Wow those prices are crazy, for one year in an older condo they are half the prices quoted, even having beach views! They won’t be as luxurious though, you always have to compromise !
Copacabana was a shocker for me. American condo prices with electricity rates much higher than US, and security overkill.
Is there a particular condo Complex you'd recommend?

Thanks for the info! If I remember correctly, I had to set up an appointment with a property manager at those properties. So I never went beyond the lobby of one of the buildings. Great to know they are well maintained. 👌🏼

5K is enough to live in Thailand and have enough left over for international traveling. Gig and I live on less than 3K per month and we travel often. We live a very comfortable life here. Some Expats live on less than 1K per month living a very simple but comfortable life.

You're welcome. It depends on how many units are vacant in a complex. A higher vacancy rate makes it easier to negotiate a better deal. When I first walk into a complex, I always ask about the vacancy rate to get an idea of how much leverage I have, if any.

I meant Lumpini Jomtien . I bought here building A on the beach 6 months ago and remodelled it to my liking . The common fee is very reasonable. I did own a 2 bedroom Lumpini place in Thapra BKK for 17 years which i sold this year . Excellent administration . If you are going to rent in Jomtien and have a family then its the ideal condo all round with many facilities , head straight to the admin office situated in B building and ask for Jack . To my North are the 2 condos in the video such as Cetus and they offer the same i am sure from what i see walking up the promenade . The real cost of electricity is 5 Baht KW which is what i pay and if you ask for the real bill from PEA it shows the details such as meter reading before and after so i dont understand how would be tenants are accepting to sign contracts with these exorbitant conditions outlined in the video . @@JakeSnowLiveSimple

It always amazes me that kitchens in thailand are so small and inefficient believe me when you live in a condo for more than a month it gets real old if your eating out thai food at small resturaunts every day. Why they don't have large fridgerators with decent freezers is also a challenge. I requested that they put in an oven before I rented my condo in Thailand and the owner obliged by getting my unit an oven.
That's nice the owner added that. For me, cooking in these kitchens is similar to cooking in my RV in the US.
I'll be visiting 2025 to scout Pattaya. It's 2 years from today but want to start what I can learn now.

That first apartment with the bath was cool. You don't see many bath tubs in Thai condos for some reason. A bath tub is a must! :)

@@Tugela60that's if you bathe to clean, and not for relaxation. One would normally shower first THEN soak in a nice hot bath with some good tunes.

i'll echo the other comments that you have a great and helpful format for these videos. one thing i would add is maybe keep the prices up in smaller print in the top right for the whole clip. helps people who want to skip through quickly and just see a few seconds of each and the prices.

At the end of 2024 I will be retired from my work. I will be going to Thailand for up to a year to see if I like it. Will try there and possibly Hua hin and Chang Mai.

So many to choose from, hard to decide.
I was surprised to find so many available options in Jomtien.
Don't EVER rent on the top floor - the sun beating down on the roof will make it impossible to have a comfortable room even with the air-con running. Check the mattress ... those 'extra firm' mattresses are usually hard foam core mattresses with vinyl covers, and they will make you sweat all night and NOT support your back in any way. If you pull back a sheet and feel a vinyl covered mattress, head for the exit door. Expect 3000 baht MINIMUM electric bill so you can sleep at night in your apartment, so consider that in your budget and add that to your base rent automatically. Water is generally cheap, a fixed rate minimum of 300 baht or so per month.

Look at Arcadia Continental - on the baht bus route - only 9-11k a month. Great gym, sauna and swimming pool. Only drawback is small at 26m2.

I rented, a ground floor one bedroom unit at Arcadia Continental. Signed a 12 month agreement. That was 2 years ago. Yes very small, but look great when you first look. But I moved out after only 3 months. Walls are paper thin. I could hear every word from next unit. I ended up hating the condo.

Small fridge... they want you to go out and eat. That fridge looks like my mini fridge.
Most of the fridges are tiny compared to what we have in our US homes.
Where do you usually find these condos? Do you just find on google and ask the front desk if they have any available?
I use Google Maps to find a Condo complex in the area I'm most interested in. From there I ride or walk around that same area to check out other condos. I usually walk in and ask about availability, I only call if it's required. I like to see the condo complex at least from the outside before I inquire further.

How does the Baht/unit work for electricity and water if you're also showing a kwh/liter rates? For example at 7:37 is it 7 baht per month, or whatever 0.20 per kWH costs?
Water: Unit = 1,000 liters. Electricity: Unit = 1 Kilowatt-hour
To save space on my screen in newer videos, I use KL in place of 1,000L.
In my first condo video, I listed the approximate utility bill totals. Surprisingly, this annoyed viewers, and I had multiple requests to list the unit prices, not the approximate monthly bill price. I prefer a utility bill approximate total, which I still get but edit out of the video to avoid making people angry. Lol
Is there a standard baht/unit for elec in the country. I see so many different rates. 4-5 seems to be the cheapest but its often 8 baht.
The government rate is ฿4 - ฿5/unit and is usually paid directly to the Utility company/gov.
If the condo sets a rate higher than this, it must be paid to the condo complex. 4 -5 baht tells you the condo is not padding your electric bill. 👌🏼

Yes, the less expensive condos sometimes don't have front counter security. The places listed as "Apartments" don't usually have a front desk and function like an Apartment in the US.
Damn that is more than the states for electric I pay less at the EDGE in Pattaya even thoug I own mine those are nice condos at the EDGE

I’ve always wanted to go to Thailand. My wife just recently passed away and I’m thinking of going there probably next year for a mental health break I’m looking for a place like the Cetus with a terrace and an ocean view. But I can only stay for a month at the most. What would you recommend?
Sorry, you had to go through that. 🙏🏼 I have found Thailand to be an excellent place to get away, clear the mind, self-reflect, and find happiness.
For a one-month stay in Thailand, I'd recommend staying at a regular or boutique hotel. I have found the condo complexes will only do six months or more. I personally prefer owner-operator boutique hotels if I'm staying in a location for one month. They usually have the best prices and best customer service, and the owners are happy to share very helpful information about the area.

But what exactly is a boutique hotel? I’m not familiar with that term.
Small hotels, usually 20 rooms or less. Operated by the owner and, many times, the family. These are the hotels I look for when traveling internationally. Some of these hotels will have "boutique" in their name, but many don't. The description and reviews make it easy to figure out if the hotel is a small boutique hotel.
I want to see the ones cheap but tons of amenities. Like Cody beach view got one for 10,000B a month. Also are the ones you showing are set contracts or does rent go up during season?
I've never seen any nice beach front condos with tons of amenities in Thailand for any where close to ฿10,000/month. That's an amazing deal. I would never move if I found that deal. Lol
All of these condos can be rented with a 12 month lease. I've only seen short term rentals, Airbnb and hotel rooms, go up during high season. I've never seen that in long term rentals.

Honestly for a beach front condo all these are reasonably priced especially compared to the US..
The rents and purchase prices are much lower compared to similar units in the US along the Gulf Coast.
Is it common to move after a year lease or can you keep renting the same unit for the same price ? It would be a hassle to constantly move.
Many Expats stay in the same unit for years. Most landlords would prefer to keep good tenants indefinitely. The rent may increase depending on the property and market rent when the lease is renewed.

It's amazing that the Copacabana is breaking Thai law by charging 7 baht per unit and making you pay to the Juristic office.
Many condos I've been in are charging more than the government rate.
Despite very good quality the prices are still very reasonable. I feel that any other city will be either more expensive or less quality standards. Why is that? Will those prices stay or will they go up?
Somehow I feel that they could easily raise the prices and still finding enough demand of foreigners that cannot really buy condos without risk.
There is good availability in the area. I have no idea if the prices will go up. It's so easy to quickly travel throughout Pattaya by scooter. I think the condos are competing against all condos in Pattaya, not only the Jomtien area. Coming from the U.S. Gulf Coast, all of these beachfront properties are an amazing deal in comparison.
Lots of comments about the smell of these places, is there an issue with bad smells in Thailand property? 😅
😂 Smelly places are about equal to what I find in America. If a place smells bad it doesn't make it into my videos. If it smells unusually good it gets a special mention. Smell can make or break a deal for me.

How much will rent Increase the next renewal period from theses move-in rates? Seen big increases before many times. Move-out fees? Parking? Mail service? Package delivery? Security?
Good question. If the condo rent goes above-market rent, it's time to move.
No move-out fees unless the tenant breaks the lease or damages the property.
Parking was included with rent at the properties I looked at.
Every property had an area for mail and packages.
The only property that had real security was Copacabana. I felt the security was an unnecessary annoyance. I've never experienced a problem with crime in Thailand.

The 6mo to 1 year lease is for foreigners who actually move there on a semi or permanent basis and not just someone who there visiting from 1 to 3 months bcuz of their tourist visa ?

How likely is it that these places give you the deposit back?
It depends on the landlord and unit condition after vacating. Same in the US. I've never had any problems getting deposits back.

How much is the three bedroom two bathroom to buy
I don't have a listed sell price for that 3 bed/2 bath; it wasn't for sale. When I was there, there were no 3-bedroom units available for sale. A 1 bed/1 bath listed sale price was ฿5,400,000 ($151,462)
A 3 bed/2 bath at Copacabana would likely be priced at or above ฿16,000,000 ($448,776).
$29 USD more per month for a washing machine. Would it be cheaper to pay for laundry service to wash your clothes?
It is cheaper to pay for laundry service. However, I enjoy the convenience and time-saving of having a washing machine.
It usually costs me ฿150 ($4.36) to pay for laundry service. If I go to a Wash Express g.co/kgs/nKdFTK, I usually spend ฿100 ($2.91). I wash clothes 4x/month, ฿400 ($11.63) - ฿600 ($17.44) /month.
No cheap ones.

Is it possible to just rent the apartment for a week?
Some units I've seen can be rented for a week, but most are at least one month. If you need a condo for a week it'd probably be easier to book it through ABNB.
Finally, after all the videos, I watched someone has the brain to put up USA prices. It makes life easier when you’re looking to move there.

I've stayed in this building several times. More expensive than many others but the quality is far superior. If you are a farang in Thailand who wants to live like a local on a shoe string budget with no savings then this is not the place for you.

How can you stay for one year?
The easiest way is to get a retirement visa if you're 50 or older. Were you asking about the lease or visa situation?
If the minimum condo contract period is 6-12 months, how do you work out the visa issue when my understanding is that tourists get only 90 days max with extensions? I guess you can exit and re-enter after 3 months but you'd have to do that 4 times in a year, and if you have a 1-year contract paid in advance plus deposit you could be in trouble if for any reason Thai immigration thinks you're trying to be a semi-permanent resident and refuses you another entry or extension?
You're correct; that is a risk. It's best to have a multi-entry retirement visa if over age 50 or a multi-entry family visa if married. On a tourist visa, I would only do month-to-month or 3-month leases. Last year, immigration stopped me after only one border run to Vietnam at BKK airport. After an hour of talking, they let me back in, but for only 30 days. I've never had an issue crossing by land with Laos or Cambodia. I feel BKK airport is more strict and unpredictable.
How did you find all the apartments?
Riding around the area on my scooter and then using Google Maps to check ratings once I found something that looked interesting.
