  • If you haven't done a new construction real estate deal before, they definitely have some quirks that can throw newer agents in a loop. This misunderstanding happened on this real estate agent's very first closing, about 3 months in to closing.

    New construction, where the cleaning is more important than making sure the build is quality and professionally inspected.

    When my flatmate was starting out as an agent he would mow the lawn for older couples who were selling due to ill health. House sold quicker and for more money. Win-win.

    That's not a fun story, and GC would have normally said, until someone buys the house you can't work inside. I have seen people call interior companies that jump the shark and arrive to install window coverings before the closing, or people setting stakes for sprinkler systems or swimming pools before it's their house on paper.. people think it's logical to get a burglar alarm before putting stuff in their new house, sensible maybe but you have to get the house first. Any contractor who lets people come and go with no restrictions either has the best insurance ever or is high on drugs

    Worked for a cleaning service in college. Loved the finished look w sparkling glass, no stickers, no dust, and the carpet vacuumed completely smooth. (We used a shop vac w a wide wand, it looked like fresh snow when done)

    As a buyer, this level of incompetence annoys me. While buying my first home, my very new real estate agent had this sort of energy. The inspector found several issues that I wanted to be compensated for because I knew I could fix it.
    Instead she had specialists come out to get quotes without asking me. The electrician realized what any easy fix it was and fixed it and charged her $200. She tried to pass that on to me and couldn’t understand why I was furious. The sellers would have paid $5k for an unknown electrical problem. I flat out refused to pay for the electrician.

    That’s crazy.
    True story: my ex girlfriend owns a professional cleaning company and one of her most common jobs is cleaning new-construction homes.
    She charges THOUSANDS of dollars to clean them. It’s not even funny. She has deals with several builders in her market and employs dozens of people to do this work.
    They would sometimes blitz-clean three or four houses in a weekend and cash in!

    The professional cleaners were probably like well they tried. Construction cleaning is way more hazardous than a simple dusting. That is why it is more expensive than housekeeping.

      Unfortunately the lazy realtors give a bad name to all. It’s a lot of work and most times you work with buyers for months before you close a transaction that when you break it down by the hours worked, it comes down to less than minimum wage. Plus there are fees to pay to have access to the tools needed for the job.
