    I’m a retiree, 58 years old, I have a pension of 65k a year, and rental income of about 15k a month. But I also have a wife and a 3.5 year old son. Looking at some of the international schools in Phuket or Krabi for my son, they seem pretty good. I spent about nine months in Thailand 15 years ago, and loved it. The price and rent of Homes in southern Thailand seem very reasonable, not to mention my $1000 a month for health insurance that is shitty in the USA.

    You forget that it's a residency visa unlike the elite visa which means with the LTR you can apply for residency.

    Hey,
    Thank you for the informations.
    In my opinion, the Thai government is missing it’s target groups here.
Especially the group of "Work From Thailand Professionals", also called "Digital Nomads".
Many of them are highly skilled professionals, working from their laptops and spending a lot of money in Thailand and supporting the local economy. 
Unfortunately, many of these people do not meet the requirements because they are mostly solo-entrepreneurs and often don’t have a master degree. 
Many other countries offer much better visas or are planning better visas for this target group (Indonesia for example). 
In my eyes, the current requirements, makes the LTR Visa not more interesting than the previous Visa.
    What are the big differences?
    - For retirees there was the „Non Immigrant O Visa“.
    - For wealthy people there was the „Elite Visa“.
    - For investors and people who wanted to work in Thai industry, there was the “Smart Visa”.
    - For the “Work From Thailand Professionals” who are really interested on a better and easier Visa there are still too much requirements.
    So what's the big deal?
    The only benefit I see is the extension interval from 90 days to 1 year.
    But what are the other big benefits?!
    I don't get it.
    Maybe you can explain it.

    Need a Masters's Degree OR ABOVE for Work from Thailand Pro's. LOL For what? There is always like one no-go clause in each option.

    That would be a very bad move to declare crypto in Thailand as there is absolutly no clarity about taxation, they intended to tax you globally, do not forget this.

      Whilst crypto tax clarity is not there, it isn't clear anywhere.
      I wouldn't worry Thailand would be any worse than anywhere else, if they were who'd want an LTR?
      Here in the UK for example, resettle on one of the Crown Dependancies and there's no CGT, hasn't been any for decades, that's how these islands work, or you wouldn't go there.

      A foreigner technically can't own land as it stands right now but you can definitely buy and own a house under your company in Thailand.
