- The plaintiff claims she gave the defendant a refundable deposit on an apartment she was interested in renting. She says he refused to return her money unless she had sex with him, so she reported him to the police. She’s suing to get her deposit back. Plus, the plaintiff claims she purchased a car from the defendant, but he turned around and sold it to someone else. She says he won’t return her money, so she’s suing to get the cash back. The defendant claims he held the car for the plaintiff for six months as she tried to pay it off, but he sold it when she stopped making payments.

He DID countersue. He wanted to keep the security deposit AND he sued to also get the first month of rent. But she had not spent any time in the apt. nor had she moved a single item in. So JM ruled that he was allowed to keep the deposit, and that would cover that first months rent that she had originally planned to stay there, because there could not possibly be any damage to the apt. if she had never even moved in.
The husband in the dog case looked like he was expecting to be severely punished when they got home.

In the rent deposit case, did the guy ever actually say he didn't ask for sex? It seemed to me he didn't actually answer the question, but carefully answered by saying something like, she has no evidence, she just made that statement to harass me. If he never asked for sex, he would have answered, No, I never asked for sex, she is saying that to harass me.

I think he meant he didn’t re-rent the unit for the month she supposed to move in. Sounded like she was in a hurry to move cuz the judge asked if the move in was for November but she said October. Normally the landlord starts to place the unit on the ad the same day they received it ice from the tenant who plan to move out, so they have one month or little over that to get new tenant plus clean up…

First case -- I believe her when she says he offered her s*x for the refund. As soon as the judge started telling her there was basically nothing she could do he had his head down and was smirking. Luckily, her landlord saved her the trouble of having to live in that circumstance. Landlord called it when she told her it was a bad neighborhood, I'll help you out. Very kind of that landlord to do.
The second case -- the defendant was being sarcastic by thinking he had done good and that's why they changed their mind. I bet it was because when she got home he was like NO WAY you're paying $1100 to board this dog. She took pics of the agreement and started writing it in because she probably thought, maybe I should ask my husband first--told the trainer, eh I'll come back and wanted to show it to her husband. 😂 She messed up b a a a d.

I think the dog trainer is right, he had done such a great job that evening that the plaintiffs decided they didn't need him any more and could take the dog with them on holiday. And just because she didn't sign the contract doesn't mean there wasn't a verbal agreement, otherwise money wouldn't have been exchanged. I'm glad the defendant won...

If this type of training is his “niche”, he shouldn’t allow people to take videos that they can use to do it on their own until after the dog has gone through the training.

Not so fast - I had a tenant , when I was 26, my first investment.. I worked 60 hours a week to buy the house. Out of the blue a tenant stopped paying rent. In court she said I raped her! Crying , shaking, the works. I'm gay, she was shocked when my partner was introduced to the court, plus my family. The case was dismissed, but she should have been jailed for lying, and making up a case. Tenants will say and do anything - not to pay rent.

first case had a very interesting outcome. if he DID ask for sex to get the money back I don't know if that is actually prostitution. Hes not paying her - he is simply returning something. (the actual law seems to be different in every state - some it clarifies a fee or payment - others it specifies exchanging something of value)
