I see a lot of the residents of ITH move out in a short period of time either because it doesn't work for them or they get sick or die. So ITH / Randy keeps their 30 Grand and charges the new buyer 30 grand. That’s quite the operation he’s got going.

I certainly can relate to the commuting headaches of 1 1/2- 2 hours each way. Several of my jobs were like that and every day after that commute I wanted to quit (but needed to pay bills so tortured myself doing it.) (One of the guys I worked with commuted 4 hours each way so I felt lucky.) I hope you can find work closer to home. Good luck with the property in N. Carolina, I hope it all works out. (BTW...just be aware of the several areas in N.C. that have the hazardous waste/coal ash pits, etc.)

I believe you made the right decision not to drive 70 minutes one way to work. I used to commute an hour and was making good money, but I took a leap of faith and quit without having another job. I had income from my divorce and while quitting meant 50% less of what I was making, I found I could survive by cutting out huge expenses for gas, vehicle maintenance. I was home to cook so long gone were lunch or dinner at restaurants.
Yeah, i found out LONG ago how to live on VERY little. I don't have any income from my ex, i wasn't entitled to spousal support or alimony, even though we were married over 13 years. I got a big screw you. Lol it's OK. I'm still pissed over it all, but after almost 4 years, I've learned to make it on VERY little. I could do a yt on just how little i actually live on. I'll never have a second income to help me, and i work as much as i can with all my health issues. I'll just always struggle.

Randy charges key money for the lots at ITH in addition to the monthly lot rent. I’ve heard it’s $10 to $15 thousand dollars which is supposed to be kept in an escrow account in case someone doesn’t pay their rent and when you move out you are suppose to get that money back. Did you and Mom pay key money and did you get it back. It’s not something he advertises he makes it seem like all you do is pay your monthly lot fee.
The key money is now $30k (2024 price) for the right to stay at one of the ITH communities. The $10 to 15k was offered 1 or 2 yrs ago. I believe Melissa's mom paid $6k per lot in 2020. She (the mom) leased 2 lots initially (for 2 tiny houses), so she paid $12k (I think). That key money included 2 yrs of "free" / prepaid rent. At present, ITH no longer offers 2 yrs of prepaid rent when you pay the key money. Plus, you'll still have to pay $200 or $300 per month for the lot rent. Yes, when they advertise the communities, they emphasize the low monthly rent & don't usually mention the key money involved. Key money is non refundable & non transferable (as stated in their contract).

If one leaves in fewer years for whatever reason (health, family, job, death), then the lot rent isn't significantly lower (if you add the key money to the monthly lot rent). I'd rather pay $450 or $550 at Lakeland Ridge (TN), Bird's Nest (in TX) or River Edge (in NM) than pay the key money (hypothetically, since I can't move now.) Ultimately, it's the client's choice whether they want to pay the key money or not. Re: being non refundable & non transferable - that was written in the contract of ITH, posted by another client in one of Melissa's vids a few months ago (when she was evicted/ lease contract not renewed at ITH).

Hans followed the same business plan as Randy, especially requiring"key money" Randy is not involved in the business. That community lets ITH have exclusive rights as far as what homes can be put in there.
I lived in North Carolina for 4 months ! My son was out of school and I wanted to spend a summer going places and seeing things ! This was 20 years ago ! But I loved it there ! Almost every town was gorgeous and fun. We got to rent a hotel room for the time we were there. It was 220 a week ! We were 10 mins from the beach and we would go to South Carolina and visit there and it was a blast ! Hope you get something there !

Hi there!! Yes, i felt it was right. I did work through so much pain, and standing at work all those hours made my back and ribs so much worst, but i did it. Smh..i will figure something out. I always do, right? Lol when i feel like giving up, i never do... guess it's cause i have Kody and i can't give up in life.
I'm not unemployed lol. I was doing 2 jobs, now i just do my delivery job. Some people say they can make 3k a month doing it. I don't do it 12hrs a day, 7 days a week though. And, it's my sister getting the loan, with my mom. I would simply rent, like i do now, pay lot rent. This job will do while I'm trying to get another job closer.
I work for DDI delivery, i have for 2 years. It's for spark, Walmart. I can do shop orders only, or deliveries. I can get paid right after I'm done which is really great!!
I am retired and thought I might be able to do it part time. I’d be scared to deliver here in Colorado. I’m nervous to shop for myself here at Walmart. Lots of violence here!

They have always said the land was paid for. The layoff is for manufacturing, it shouldn't have anything to do with the "properties".
