If you’re buying an older home don’t expect the inspector to come back with a clean report, most older homes have issues. It’s up for you to determine if you can handle these problems or live with them. Just remember old homes have old problems. Good luck out there and get ready for our next video.
I create videos to help better inform home Inspectors, buyers, sellers, and realtors on how to find everyday problems with their houses/properties. I will also have guest speakers that work closely with the real estate trade.

A friend of a friend had a roofing business in Texas. His racket was getting the homeowners insurance to replace hail damaged roofs. I didn't know anyone in Texas actually bought their own roof. Had a 1955 house on the market, after third buyer backed out we replaced the roof and the orangeburg sewer then a young civil engineer bought it from us, finally a buyer with some common sense. Should've just sold it to the low baller.

We are currently lookig to buy a 1957 home in Houston tx. Older home, older issues.. There was some corner cracks that we may need to call a foundation Co to give us a quote, and the chimney needs to be cleaned. Also, 2 huge mature trees up against the home...I guess is a huge no-no. We will see.. we love the layout and its a corner lot.

This is great info for home buyers. What are your thoughts on seismic retrofitting? I’m out in California so it’s something the homes need. If the home goes for a while without retrofitting could that be a concern? The property would be 88 yrs old

Pretty good video man. I am a very busy property inspector in Oklahoma. I actually inspect for termites as well. I do not do treatments, only inspections. I was wondering if you use some sort of infrared imaging tool to scan the walls to check for missing insulation or possible moisture in the walls?

Nothing wrong with cast iron DWV pipe other than it's not self-scouring like ABS and PVC. Don't confuse cast iron with Durham steel fitting and galv DWV piping......common to see both in a house. When I was roughing in houses in Dallas in the 70's with CI, no Durham fittings or DWV galv pipe was used....just the CI.Tyler Pipe in TX used to guarantee their cast iron pipe for 75 yrs. Galv piping....now that stuff was the best we had back then(other than copper), but it started rusting from the day it was put in. Your water itself and the amount of usage depends on its self-destruction. Risers generally live longer than the horizontal runs. You'll have to replace all of it at some point or you'll get leaking. Can be a huge job inside walls. Sometimes it's easier to bring new piping up through the floor where the fixtures are and abandon it in the walls. Of course in a two-story house that gets problematic with plumbing.

We do not inspect or report on any form of wood destroying insects in Arizona, that's the termite inspectors responsibility. The pull down stairs didn't meet the one hour fire rating .....Ha .... and yes that roof is past it's life expectancy..... FHA and VA doesn't approve loans on a house with a bad roof .....
