Beautiful house. I spent 4 years on the Big Island many years ago with my wife. We were at the 1,200 foot elevation in Kona Heavens. A 1 acre buildable lot back then was only $100K.
Public record states this house was sold for $185k in 2010. (I'm guessing it went through extensive renovation / or rebuild)
That was the lot. House built in 2012.
Well, now it's 200k. Deal with it.

@@michaelgangale366 It's located in Lava Zone 2 with frequent earthquakes. Which explains why most Big Islands real estate (including luxury homes) cost less compare to the other islands - Oahu and Maui.

Most recent eruption in this area was a couple hundred years ago. The main volcano on the island is Kilauea on the other side of the mountain. That said, the entire island and its 200k residents, as well as people on Maui, al live on an active volcano

I want to move to the beach or lake when we retire. My husband wants to move to the mountains. I want a sunset view, be near an international airport and have a pool. He wants no open concept, 3 car garage, more storage, a detached shop and 3 levels. This house has an amazing view‼️👍

I am a Realtor in Bakersfield Ca and I have a client that are looking for a house for around $900,000. It blows my mind that you can get a place like that for the same price as a house in Bakersfield. Of course in Bakersfield the home will be around 4,000 sq ft but who cares if you have that view!!!!

It’s the big island, that’s why so cheap- volcanic and desolate . Years ago, a volcano erupted and destroyed many homes
@@SoCal760 makes sense because when we landed in Kona for our layover flight to the mainland, we saw so much volcanic 🪨 rock I mean most of the land was black.

Absolutely beautiful The only downside is, it looks as though their will be more development nearby. That lot next door looks like it's going to be sold and who knows what you'd end up getting. The quiet could soon end.
Development is super slow in this area- it's an hour south of town, so it's not for everyone.

When I lived and worked out in Hawaii in the 1970's, it was the first time I'd heard of real estate prices only applying to the structures. The land it sits on would be a 99 year lease since much of it was still controlled by the original families of the islands. This was on Oahu though. I wonder if that's still the case?
you still see some of that, mostly on Oahu. It's pretty rare here on the Big Island.

Only problem with Water catchment system On Kona side is it doesn’t get much rain. House is way out there 750,000 is a good price for it. 899,000 Is really asking a lot.
During a drought you may need to truck in water. Ended up selling for $974k.

Definitely no fire below. That's lava rock which is black. More than half of the island is on Mauna Loa, the most massive mountain on earth! As for the winds- Milolii is definitely NOT the high wind area. Actually lower than most of the island because Mauna Loa shields it from the trades.

The problem with bears is that they always think it will go lower, even after it goes lower. They never have the gumption to buy. Every bear I have ever worked with always missed the bottom, then lamented missing the bottom, and wanted to hold off until we hit the bottom again. I remember one client, David, who could have bought a Waikoloa Beach Villas for $285k. Then they went to $330k, and he could not pull the trigger- "double dip" he said. He never bought. Now they are $1.2M.
Bears just love being bears. They predict doom and gloom for 15 years, get it right one year and then take a victory lap, forgetting that they got it wrong the other 14 years.
@@HawaiiRealEstate Variable interest rates, record inflation = massive foreclosures in the coming months. 2008 was the greatest investment I've ever made. The current situation makes 2008 a minor speed bump. American's live on credit and they've become used to zero interest rates. It's already beyond the tipping point.
@@brucebaker3523 I have not seen a variable interest rate on a home loan in 15 years, and I've brokered over 1,000 transactions. You have bad data. "Americans live on credit" - um, I hate to break it to you, but 50% of our sales over the last 2 years have been 100% cash. Of the other 50% many have been with way over 20% cash down. Again, you have bad data. Just about everyone with a loan over the last 15 years refinanced in the last 2 years and are happy and locked in at under 3%. The last Corelogic report, just released THIS MORNING shows that mortgage delinquencies for March, the obvious pre-cursor to foreclosures, were at 2.7% which is about 1/2 of what it was a year ago. Not one state- not a single one, has a higher delinquency rate than last year. Honestly, I wonder if you are just making this all up because 2008 was nowhere near the bottom. We bottomed out here in Hawaii in 2012, nationally the bottom was 2011.

When our favorite condo/hotel in Maui remodeled they took out all the bath tubs and put in bigger "garden" showers. Good call as no one ever took baths just showers! The only exception was when the rugrats visited but soon enough the moms realized it was more efficient to just hose the little sand monsters off. End of story: no bathtubs!

Not much. Kilauea is on the other side of the island. Mauna Loa can always go off, but who knows where.

For long term considerations: what is the annual tax for this property, any HOA fees, is there a septic system, what is the average rain fall per month/year for water accumulation, how about drainage from the property for foundation erosion? Mahalos.

Beautiful view. I should sell my Los Angeles house and move to Hawaii. I would remodel the kitchen and baths on this house. I am a big fan of white Caesarstone counter tops. I put them in my house and they look great and easy to maintain. I love modern and mid century modern. I have the same floor tiles in my bathrooms but my grout lines are 1/8 think and a medium gray grout. Lighter color grout gets dirty very quickly. Must be so cool waking up to a beautiful ocean like that. I am guessing that the price is cheaper because of the distance to a larger city. Looks like a nice place to retire but I wonder how far is a medical hospital from the house and how far is the grocery store and a town with shops and restaurants.
1.25 hours from airport, 20 minutes from groceries and gas, 40 minutes from hospital. This is Hawaii rural life.

Why would anyone put a pitted countertop in a food area (& bath) where food can get stuck making it difficult to clean? Water was sitting in that rock shower - grows mold. This place is AMAZINGLY beautiful especially for the price! Thanks for the video! :)

Right now finding a job is pretty easy.
Back in the 70s, my folks had purchased a cute little condo just back from Waikiki in a high rise there. Nothing extravagant but wonderful for them just the same😊. Mom was so very very proud that she paid it off after 25years only to discover she owned nothing! Guess dad had bought it with a "lease hold" not a regular type of loan bc that was all they could legally get at that time. It nearly destroyed her to find she owned nothing as she was hoping to stay in her own little place half the year and walk to the zoo,etc in her widowed/ retirement years. Well we kids got together and repurchased it at a much higher rate to gift to her but sadly she rejected that gift. The story is to know what type of loans you are getting! Circa 1970s apparently only Hawaiians could own land?
A vast majority of the land is fee simple- meaning you own it free and clear. Leasehold was a way for people to live at a reduced cost, but they did not own the land, they leased it. It's definitely less common. Leasehold property is a depreciating asset because the property is turned over at the end of the lease. There have never been restrictions on who could own in Hawaii. It's been part of the US since 1959.
