    DR Horton does indeed build a quality home. We built one in Venice, FL. Unfortunately my husband was offered a job in MI 2 week b4 we closed. We rented a home in the neighborhood where we had the home built. We oversaw the entire build. Excellent, good quality builder!

    I would check with the HOA and the bylaws about renting out the Mother-in-law suite.
    In most HOA communities the MIL suites cannot be rented out separately or used as an Airbnb.

    Not sure if u know or not but Ocala has a drive in theater where a family of 4 can see 2 movies for about $24
    They also have really cheap snacks as well
    And the movies aren’t old movies they’re movies that are still in theaters
    Bring cash or you’ll be charged 1.5% extra which still isn’t bad
    They have places to get out the car and sit and a game room and playground for kids
    Really nice during the warm summer months
    It’s about 6 miles from where u are now off 441

    Love your channel Renzo. Not a big fan of DR Horton. I’m a retired commercial contractor and my wife worked for Pulte in their construction department, her and I built a custom Victorian in Pa. We have a house in Ft Myers and we are looking at Ocala for our next house.

      I have a chicken coop I cannot even put it in my backyard
      Just say it’s a rental with restrictions
      Never 👎 buy any kind of jail

I am looking for something high quality, but sized right for me and my poodle (Yeah, I know, but my poodle is very un-poodle.). Your productions are really great. Most give the details short shrift.     Hey Renzo, I liked your video and loved this house, although it’s a bit big for us. We’re a retired couple relocating to Florida from NJ. Our ideal home would be in the $300-$350k range. Around 2,000 - 2,300 sq ft. This would our primary residence. Our credit score is in the mid 800s and we’d be able to put a 20% down in the house.
    We’re traveling right now but will be in the Ocala area in August. Perhaps you can provide additional pointers and recommend potencial properties? Thanks.

    I’ve seen another tour of a home with mother in law suits. That realtor also mentioned renting out space but then in same video said that it wasn’t actually allowed (after asking sales rep) Maybe they’re removing door option to further discourage people from renting out those spaces? Don’t know fire codes in Florida but there has to be Fire separation between units and don’t think they had that in mind.

      Hi Lien, there are many different factors that can make your taxes go up or down, but a new school close to the home could potentially increase the tax amount for nearby areas.

    The market is too high at this point. We probably will have so many brand new homes coming to the market in Orlando. I do not understand what is happening.     Too far from the airport, beach. I’m in Cali, 40 mints to LAX Airport, 15 mints to Long Beach Airport, 5 mints to all shopping centers, 20 mints to the beach. Our rooms are big. But home price right now is outrageous!

      Just FYI there is a airport in Ocala and they are currently getting it approved to be a International Airport. Where this home is located it will be only 10 minutes from the Ocala Airport. Probably will be 5 + years before that is approved but could be sooner.
      I've lived in this area all my life and have watched it grow immensely (too fast)!
      We are near tons of lakes and natural springs too. The gulf of Mexico is only about 35-40 minutes from that area too!!
      This is a huge difference from living in California and yes WAY CHEAPER LOL.
      We are near everything but not as crowded as Tampa, Orlando, Daytona & Gainesville etc....
      I live farther south in more of the country even farther away from the city.

      😂 This is my second home with a sink in the island, and I’ve never had an issue with anything wet effecting anybody sitting at the island. I guess if you fling water everywhere or use the sink sprayer to spray your guests it might be a problem, but I really think you’re making an issue out of nothing.

    ...Highway 200>>>> this is PROBABLY the best place to be hit by.an elderly driver ...but DON'T WORRY, there are a zillion chiropracters and ambulance chasers to HELP YOU get rich!!! Be sure and bring your TRUMP MAGA gear: insurrrection equipment, GAS MASKS firearms...etc. You will be RIGHT AT HOME.

    Home lacks so much. It’s okay but expected better everything. Appliances are far from top of the line. Simple flaws…pantry door should open the on the other side. Patio should be much bigger. First bedroom double doors why….not a walk in. Windows were not top of the line…being in FL one would expect better….In law suite was okay..nothing we would want. With interest rates so high….rate you offer should be a better. Overhead all homes look alike. Many states now require solar…saw no solar at all….why. Okay starter home. Why was there no engineer hardwood flooring. Tile -carpet combo…now one flooring.. engineer flooring is great, for pets and children. with the help minty and heat you should offer solar. Coming from home worth millions. It’s tough going down.

      I just moved from Ocala. It’s way to fast & crazy busy. The road he was talking about Hwy 200 is always busy and lights every where. What the builder’s have gotten away with there is disappointing. They have destroyed the beauty of the way Ocala used to look.

    Estimated costs breakdown for Conventional Loan at 6.375%
    Home Price $324,000
    20% down = $64,800
    Plus Approx 3% for closing = $9,720
    Approximate Cash needed at closing = $64,800 + $9,720 = $74,520
    Monthly Principal and Interest Amount to finance remainder of $259,200 on conventional loan at rate of 6.375% = $1,617 per month.
    Need to 1/12 of costs for annual Property Taxes and Insurance to payment for escrow for PITI monthly payment. This easily push monthly payment over $2000 per month for the sake of keeping it simple I will use $2,000 as PITI per month to cover Mortgage, Property Tax and Homeowner’s Insurance payments. Most Banks require your PITI to not exceed 28% of your gross income. Minimum gross income for this home would be approximately $71,500.
    $71,500 minus 25% tax withholding and retirement savings (401K, IRA, etc) leaves a Net annual income of taking away gross will leave approximately $53,625 per year and $4,468.75 per month.

    Great job Renzo! Do you know if DR Horton builds the Camden model in the SpaceCoast, Palm Bay Area or close to the east coast beach areas? Are there any other Next-Gen Models you would recommend?

      Hi Brian! After doing some research Dr Horton has very limited communities on the east coast and the ones that are on the coast do not have any next Gen Homes. Although I did find some Del Webb homes in a 55+ community that has some next gen products! Would you like me to send the link?

But I was able to negotiate it down to $405,000. All in all I think the best deal we can get you is around 395k-400k!
