Casa Clementi was at the time of its launch, the biggest public housing project in Singapore - with a total of 10 blocks housing a massive 2,234 flats. Located at Clementi Avenue 1, it is an imposing sight to behold, especially if you are driving down Clementi Road from the AYE. It has won Housing Board awards for being well-designed, and to a certain extent most people would agree that it is one of the better looking HDB projects. We've even heard of some people mistaking it for a condo instead (which is definitely a compliment!).
We do also think that this is a good project for families to consider, for a variety of reasons. For one, it has an absolutely huge 15,000 sqm landscaped deck in the middle. This provides a ton of space for kids to run and play, and there are numerous playgrounds as well - which means that there won't be any fighting for space!
Of course, the second point is the proximity to schools. You are in walking distance to Nan Hua High School, Nus High School, Nan Hua Primary, NUS, and Singapore Polytechnic (just to name a few). So it does cover a wide spectrum from primary to tertiary education.
And while you do have a food court just below, it isn't the best located project if you are reliant on the MRT. You could most definitely walk to Clementi MRT station, but as said above, there are better placed projects for sure.

It's also worth noting the number of education institutes within walking distance from here. Nanhua high school & NUS high school is just next door. Singapore Poly and NUS/Yale NUS are across the road as well. When I was studying in NUS and staying in Utown, I used to stroll at the rooftop garden in casa clementi regularly at night. It's a beautiful place!

There is a stairs case at each block to move from the roof garden to the carpark. No need to walk to the center walkway.
U can also walk out to the main road at common wealth avenue west where there is 6 bus going to clementi mall.

Stayed here for about 5 years or so and it’s been real awesome! There’s actually relatively unblocked pocket sea view at block 421, and the layout of the 4 room flats is quite unique and also bigger than an average unit. Love the amenities too and how we recently got our blocks repainted with a fresh color coat. ✌🏼

Just moved to 421 Casa Clementi from Sengkang 6 months ago, totally no regrets. Downside is that the property prices here are not cheap.

I think the track around casa clementi is around 600m, there is a handicap playground behind 419, 420 (lacklustre but there)

We just booked out flat at Tengah, we want to ask given that Tengah is such a new town, do you think that it's good to sell after 5 years MOP (2028/2029) or should we wait more for more Appreciation?
Hey Pheh Jing Jie! Thanks for your question. Unfortunately there's no real answer to this, it all depends on the market at that point in time. It could be an up or down market, so even after MOP, you may not want to sell. It also depends on what future lies in store for Tengah moving forward. For example, at that stage you will need to be aware of how many more supply of flats will also reach their MOP which would pose as competition 👌
