It’s very convenient to have a walk thru BEFORE the closing. There are many builders that schedule the closing the same day as the walk thru. Blue taping is fine, as long as the builder fixes the issues before closing. Unfortunately, some unethical builders don’t come back to fix the issues if you close beforehand.

Yes they do! And it’s important to have your agent be there to help with the blue tape walkthrough and during final walkthrough to make sure everything is addressed by the builder before you close on the property.

Thank You! During the blue tape walkthrough you generally want to make sure there are no major issues in the home from cracks, paint, driveway, landscape, roof, plumbing, electrical, all the doors, appliances, windows, ceilings, tiles, bathroom fixtures, cabinets and drawers are installed correctly. It is also advisable to have the inspector to go in and inspect the home and give the report to the builder to address any issues.
My closing date is next month; thanks for the video it’s great to check every single space around the new house.

Just walked my house while being built. They installed the cabinets but some where damaged. Is that something we blue tape?
Yes I would blue tape those and also take pictures of the damage and email them to the builder for proof!

At the final walkthrough if not everything is fixed then the builder will put it on the list to get it done to fix it. It will depend on each builder and what they do but usually they try to fix all the concerns before closing.

Inspections need to start when the foundation is being dug and continue during all the phases of construction.
After completion Inspections don't reveal all the defects in framing, plumbing, wiring, HVAC etc.

They fixed most of the issues and others were under warranty to fix after closing but it was all done.
WHO THE HELL IS THIS BUILDER, IT SEEMS AN AMATEUR HAS BUILT IT???? IF THE DEFECTS ARE VISIBLE AND EXTREMELY NUMEROUS ON THE OUTSIDE WHAT'S BEHIND THE WALLS THEN?
if I was your builder I'd charge you for decorating the house with blue accents prior to closing

Hi I don't have an after video, but the builder did fix all the issues that did come up during the blue tape walkthrough and in the home inspection. I would highly recommend you get a home inspection and also get someone that can help during a blue tape walkthrough.

It’s always good to over tape then miss anything in the house. You don’t want to regret it once you have closed, big mistake. You want builder to address all the issues before closing.
gross suburb id rather be dead than live that far away from a gas station. i dont even live in a big city and the nearest grocery store is a 5 minute walk away
