Dr Horton Homes and a Realtors raw opinion - Do you want the sqft for money or will you pay more?

  • DR Horton is the first national builder to enter the Des Moines, Iowa real estate market. There has been a lot of buzz about this particular builder. I wanted to walk the home as if I were showing you, a client the home for the first time. Drop your opinion in the comments below what your thoughts are, good, the bad and the ugly.
    They are the largest home builder and their homes clearly sell, if you are interested in a DR Home and would like representation outside of one of their reps, we are happy to assist you. We aim to provide you with honesty and fair feedback, it isn't our job to sell you on them or to turn you away from them but we will give you the information that will allow you to make an educated good decision.
    The Des Moines real estate market is suffering from a low inventory issue and DR Horton has been able to lead the market in providing housing. This isn't going away and will change the landscape of our real estate market. It may not seem like 1 builder can do that but when our inventory is this short and local builders don't have the fire power to do what DR can do, it is going to happen. We need to be familiar with them and the homes they can provide our community. Watch this video and share your thoughts below.

    I brought a Dr Home a year ago. My warranty just ended last month. I hired an inspector and he only found small things and said the house is well built. I brought a Dr Horton because I wanted a new home and couldn’t afford to pay double for the same square footage. I’m praying that I don’t have major issues with my home. But, at the end of the day I have no regrets from living within my means.

    For even new home buyers get an home inspection. Pre-drywall and pre-closing.

    We are looking to get one of these. They’re going for the same price as a lot of older homes in our area because the market is just red hot, everything sells immediately and for over the asking price. Went to an open house for a 240k ranch built in 1997 that already had two offers from last night when it hit the market. It’ll probably go for 260k, we can get better price per sqft for a new built DR Horton home here. And for 10-20k more get more bells and whistles to make it more worth it to my husband and I as first time home buyers. They’re also going to do our VA loan for a whole percentage point cheaper (plus give us 1k toward our earnest cash since we are military). I’m not super pumped about it, it’s not perfect but it’s just feeling like the best choice for us given the market and the fact that all we really want is to get out of renting our home.

    Thanks, great info. I bought a Cali model from DR Horton 3 years ago in South West Florida. at a great price for a well build structure. You can add small budget upgrades and keep the house very affordable. We had an issue of a toilet leak from the bottom and they fixed it under warranty: since we were not in the home for 6 months, mold was on floor moldings and the carpet was wet in the next room. They did a fantastic job of getting an expert company who isolated this part of the house, opened the walls and spray stuff to take care of the mold and checked for air quality and then they replaced the wall drywall, replaced the carpet and put new moldings, and repainted. In a few words, they did a fantastic job of taking care of the problem and fix it for free. From 3 years now, this house took more than $100,000.00 more in market value.

    The more of these videos I see, the more I talk myself out of buying new. My current home is 70 years old and they'll never even THINK about putting the quality material into a house like this ever again.

    They are building in my neighborhood in GA, and at about year 5, everybody’s home is springing interior water leaks. They are looking to file a class action suit.

    Here in the central Texas market, they are trying to sell 1800-2000 sq ft homes for $325k. And they are cheaply built. Walk away.

      They are building the houses so close together. They ask for insane prices and the Horton homes are being build out of cardboard and styrofoam like mine is. I live in one of these Horton neighborhoods and I noticed the stucco was chipping away really fast and exposing the green mesh and styrofoam. My house has virtually no privacy from the two story houses all around. Horton had been known for building cheap quality houses and overcharging. I found this out later. Never again.

      Cheaply built means you can never repair it since there is nothing solid to connect the repairs to. Get an old custom built home instead

    $300 affordable? 98% of people can’t afford that. I just paid off my house that was originally purchased for $48G and remortgaged for $80G. The average working person can’t afford a home. I wish I could get a job to buy a $300,000.00 home. Holy s**t!

      Most likely. The division in Iowa has been pretty good but I’ve heard horror stories elsewhere

    Just come out with it already. These are cheaply built homes. Horton definitely has a business model in mind that does not include building quality, lasting homes. If you're buying a Horton home just know that you'll want to sell it within five years. They aren't built with quality in mind, only maximum profit for Horton.

    The problem isn't what you can see but what you can't see. You want a home inspector to see all the different stages of a home being built not just the final finish because homebuilders can get away with a number of costly shortcuts for a future homeowner.

    @ScheibRealEst8 I LOVE this so much. I HATE the rep ANY company receives based on the minority. DR builds 100,000 homes a year. You can easily find two, POSSIBLY three percent unhappy customers, but what about the 97% who are delighted with their home? So much so they'd rather spend their time enjoying their house versus writing a review?

    I'm a custom home builder, but I understand not everyone wants or can pay $300+ per square to build a quality home. If your stepping up from a mobile home, or an old dilapidated house you'll probably be quite satisfied with them. Like anything else you get what you pay for, they are cheap, bare budget, low cost homes, and that's all some people want.

    Several DR Horton new homes in Southern Costal Delaware, were severely damaged by a storm. DR Horton just covered the damaged sheathing with siding. If you want a damaged home that's cosmetically repaired and not structurally repaired DR Horton is for you.

    Funny that only the people who have had a bad experience write a comment or they work for a competitor & are just trying to damage DR Horton reputation. I live in 1, it's a great home. It is a bare bones, but I like that I am able to upgrade as I live in the house & decide what I like. It was a great experience from beginning to end. No complaints.

      Couldn't agree more. Some horror stories for sure but they also build more homes than any other builder so there are going to be issues out there. :)

      They literally have cardboard walls and prey on 1st home buyers who are just excited to buy and willing to sign anything to get in... I wouldn't trust a realtor who makes a living getting you to sign up..

      @@JackWorkz Realtors don't make a living signing up buyers. They can be licensed but most are builder reps and don't sell outside DR Horton. We do have the ability to sell them but we are non biased agents that help buyers see the pros and cons. That is what this video does. Shows you the pros and cons.

      I think I'm going to research LP in my local market. I won't risk low quality.

    Your right. D R Horton builds cheaply. You should see the crap they're building in coastal Delaware. Waiting to see what a strong wind will do to their structure. GONE WITH THE WIND!!! DON'T BUY DR HORTON!!

    DR Horton is the absolute worse company. I would love to tell you the stuff I’m dealing with and many of us in our community.

    Dr Horton neighborhood going in next to our development. In wdsm Ia. Less than a year and the neighborhood is a dump. Stay away!!

    All of the builders build cheap. My home was not a Dr Horton home 2100 square feet and it cracks , roof leaks wirhin the first month

      Fully aware. I am not a DR Horton sales person. I do believe that the quality can vary from region to region. DR builds soooo many homes and the bad reviews will be the only reviews they get. Digging in and weighing all the reviews may not be the best representation of the local division. I am not saying that in defense of DR but in defense to all builders. Reviews are rough

      @@ScheibRealEst8I’ve known this to be true, not just with homes but almost anything. People tend to usually make time to leave bad reviews, but only few take the same amount to leave good ones. Also, depending on location the experience may be completely different. I have found that best practice is to get out there, talk to a few folks and even swing by the area they are developing to see what it looks like. Me and my wife are looking into buying and they look appealing but we are wondering if we can get a local builder (hopefully a little better quality) for about the same price or a little more.
      Can’t help but to feel like at this point we might’ve to “settle” instead of buying what we want (the house that fits and meets that 85-90% of what we want).

      ​@Javyruiz as a home builder for 35 years, you won't find a good quality builder for the same price or even in the same range as DR Horton.
      Let me explain to you difference in the shirt term and long run.
      Short term, DR is cheaper for more square foot.
      Mod term, DR Horton homes start falling apart within 3-6 months, and if you get lucky, 3-5 years before major issues arise. Roofs, windows, leaks etc. Now your cheap price isn't so cheap with repair cost so high.
      Finally, long term meaning 3-10 years, your home will look beaten to death even with perfect upkeep. Your 3 year old home won't sell, cause they are selling brand new ones nearby for the same money. Why buy used when you can buy new, they say.
      Sadly, your DR Hoeton house will not increase in
      value as a better built home will.
      Moral of story. A house at the higher price per square foot finished by a quality builder means your home is gonna increase in value alot more to make up the difference and therefore money better spent.
      There is No comparison.

      ​@leepattykelly2132 I wholeheartedly disagree. I know people who own DR homes that have increased drastically in price (six figures). We've owned a Pulte house, who btw has worse reviews AND a lower rating that DR We were able to sell our Pulte house while profiting handsomely. We also took the advice of the masses and did a custom built home from a "quality builder." The house was built worse than our Pulte home (which had little issues). So much so that we sold it just after a year from being customly built. You can do all the research you want, but reviews are skewed and will ALWAYS be. DR sells almost 100,000 houses a year. You can easily find the 1-2 (maybe even 3)% that are unhappy, but what about the 97% who enjoy their home??
      We are currently having an Emerald Series DR home built. Initially, I let the reviews get to me. So we had two pre-drywall inspections done, and will have two finals done (by two different inspectors). But at the end of the day, unless you're willing to spend two or three times the amount (for a HIGH END build), all builders are quite similar nowadays.

      Not the first or the last to say that. I believe it is very regional in the quality DR delivers. Some areas have their stuff together and others not so much. You always run that risk when the builder delivers a home for 10-20% less than local builders.

    If you want to know how shitty DR Horton, Lennar and other builders are, go to their half-way built homes or subdivisions and look around, pay attention to detail and you will thank me later. Look like those builders just picked up their workers from Rio Grande, no skills and dont know wtf they are doing.
