  • Renting an apartment for the first time might seem a little scary, but it doesn't have to be. Today I'm giving you my advice for how to rent an apartment. I've been a renter for more than 10 years now, and these are my tips for a great renting experience.

    As a landlord of a Condo unit I can confirm this 100%. I can't afford to lose my tenant, and I am as punctual to fix anything wrong as they are to pay rent :-)

    I found this video very helpful. Has good information that is easy to understand if you have no prior knowledge. Honestly I did already know most of the things you said from my research/exp. but I’m super nervous about many big life changes I’m going through in a small time span. I say this video helped me because, your voice and to the point info really helped me with overthinking (which I’m struggling with). I think I’ll rewatch this to keep levelheaded about this topic.     Please also make videos about rare cases like international students from sanctioned countries who do not have a debit card/credit card on their arrival. It would be an expensive nightmare to live in a hotel for 1-2 months to get these things first. How to rent an apartment in cash or sign the contract and move in, then pay as soon as getting debit card/credit card? What are the easiest and safest ways to pay deposit and monthly rent? how to check if there is any unpaid bills, and such things? In many universities international students with dependants are not allowed to live on campus and this is a very big issue on arrival and very first days.

    i tried to get an apartment in a hurry last year and ended up in a terrible townhome (technically called an apartment. But it was a 4unit multi family) The management company was terrible, the place was littered in mold and they did nothing about it. I ended up moving back into my parents house and am now looking at getting a better apartment this time. This video at leaste gives me a little bit more knowledge of doing it on my own (my parents dont help withany of this stuff)

    Awesome video! What’s your knowledge on landlords being able to refuse you bringing in your own utilities like washer and dryer into apartments? Is there any wording in the lease I should look for? What if I just bring it in one day and don’t say anything can they make me get rid of it? I’m in NYC if that matters. Thank you for your help!

      Hey Nicole! Thanks for watching and leaving a comment. Unless it's specifically stated in the lease, I don't think there's anything stopping you from bringing in a washer or dryer to an apartment. That being said, unless it's a situation where it's expected that you bring your own washer and dryer, it might be difficult, since the hookups would be occupied (if the apartment came with W/D) or not present. I've seen some apartments have the hookups, but the policy was BYO W/D. I could see someone making a washing machine happen, but electric dryers typically have a special electrical plug that wouldn't be present in an apartment without the hookup. Hope this helps!

    I just watched this video and am kinda nervous bc I’m moving into my first apartment next month and did a few things he said NOT to do, like payed the deposit without seeing the apartment. They showed me a demo apartment instead bc someone still lived in the unit. I’m gonna email them tomorrow to see if I can get a tour of the apartment before move in and take the video like he said bc I definitely want my deposit back when moving out. Ty

    It all depends but the place I live in is not an apartment or condo it’s got only 6 units in this small building three on the ground floor three upstairs. I don’t hear anyone except when I’m in the hallway I can hear people’s TVs but in my unit it’s fine. Sometimes I hear the people above me walking around or when the water gets turned on but I kinda lucked out cause everyone in this building are nice people and keep too themselves.

      The smaller buildings, especially duplexes and quadruplexes similar to what it sounds like you're in right now, are definitely more likely to have better soundproofing than your run of the mill apartment building.     all great points , I have one to add on the note of taking video as proof of the state of the rental ,, email a copy of the video to yourself after , that will date your video and it will most likely stand up in court if god forbid it comes to that

    Is renters insurance still absolutely necessary if I’m renting a micro studio? Also which is the best company to purchase from?
    In regards to the video walk through on day 1 of moving in, should we immediately inform management of any scratches/flaws?

      Hey Hailey! Thanks for watching and thanks for asking this great question! I'm sure a lot of others have a similar question on their minds. I personally think renter's insurance is worth it no matter what the size of the space you're renting is. If there was a fire or a natural disaster and you lost your belongings or needed a temporary place to live, renter's insurance will cover you. Totally worth it in my mind. When I was renting, I always purchased renter's insurance from my auto insurance provider, in my case either Geico or Progressive.
      When you shoot the video to document the condition of the unit when you move in, you don't need to mention anything to management, unless there's something you would like them to fix. The purpose of the video is so that later, if they try to say you scratched a wall or damaged a floor board, you have the video to prove it was like that before you came in. Hope this helps!!! :)

    Maybe I'm a tad bit late to the party but I hope I can get some advice.
    So I don't have credit history seeing that this will be my first time renting (outside of paying friends or their family members money to stay at their place).
    Any advice on how to get a place on a tight budget and tight timeline? The part that worries me the most is that initial money sink, where it might make it very difficult to get by on my own since those around me don't have space for me to live with them.

    If your apartment complex has a third party insurance company but they don’t cover the tenants belongings should you stick with them or do you think it’s worth it to try to get your own so that your things are covered? The leasing agent told me most of the renters use the one offered by the apartment and that the other renters insurance out there don’t actually cover much or something along those lines so I was thinking for convenience sake I’ll just stick with theirs and have it included with my rent but if what she’s saying isn’t true then I’d rather get my own

    I'm moving long distance next month. Are virtual tours (Skype) an acceptable replacement for in-person tours?

      Great question! I’d certainly say a live video tour is better than just photos, but it’s definitely less than ideal. If it’s your only option, consider who’s providing the tour; is it someone you know personally, whose opinion you trust? Or is it the landlord / building manager, who’s only going to highlight the good parts and gloss over the bad? Best of luck with the move! Those long distance ones are tough.

      All they wanted to see is my employment verification and if I make 3x the rent on my paycheck stubs and one bank statement, I was scared because as a self-employed I don't have a paystub to show all of that till I got the recommendations about Cyber Credible tbt he legitly came thru for me and i got approved

    When they ask about previous landlords, rent amount paid and residential history, what would you put if its your first apartment? I dont have any landlord numbers and whatnot. The rent is $1850 and I don’t know if I will be able to keep up with the rent. I have to come to a decision before March 15th. There’s also another unit that’s 1830 but that one will be available all the way to April . I don’t like it as much as the first one. If there’s any advice anyone can give me I’m listening. It’s also a 2 bed room 2 bathroom lol. My bf thinks we should get a 1 bedroom and 2 1 bath but I don’t want to😢

    Good ideas but my complex is not allowing an in person tour due to COVID-19 protocols. So kind of a tough point.

    When is better time to pay rent to avoide late fee i am confused always with for example i think i can pay August month rent on 5th of sept or no i have to pay on the 5th of August ? Please answer thanks

    A thing I would like to add is that there are businesses that you can "rent" furniture from, but I don't know the cost effectiveness of that.

    Hi. I haven’t signed my lease yet because we haven’t seen the “actual “ unit . They showed me a mock up unit because someone lives in the unit. So am I supposed to wait for the person to move out to see the unit or can the landlord show me while they’re are present?

    For anyone who is wondering about renters insunce after watching this video make sure to do research before running with the info on this video. Things have changed in the last few years. I looked up estimates of renters insurance and it was up to $150 a month.

    What do I do if I'm moving to a different city (I won't have a job lined up) with no credit score? I have $20k saved but I don't know if that would be enough.

      Sounds like you've got plenty enough saved, but some complexes and landlords might give you grief for the lack of a credit score and employment. If you end up having trouble, I'd look for a private landlord, maybe even something with a month to month rental agreement in an accessory dwelling unit. Spend a couple of months there, get settled, make sure you're happy with where you're living. If not, you should be able to leave a month to month rental agreement with 1 month's notice. Once you know you're happy with the new city and have employment, then sign the longer lease elsewhere. Also - I'd suggest getting a free credit card like one from Discover, buying groceries or gas with it, and paying it in full every week or two. That'll help you build credit, which will make your life a heck of a lot easier when it comes time to buy a home.

      @@PracticalPersonalFinance I haven’t gotten a credit card yet as I’m only a university student transferring to a different university in another city. But I have been able to save up through work (and staying rent free with my parents). My plan is to get a studio in Chicago and spend money on the things I need with just enough to cover 6 months worth of rent, bills, groceries, and any misc items needed. The only issue I’m worried about is how a landlord would react to my circumstance and plan.

    I mean, how does a person actually contact the owner of an apartment building, in order to ask about moving in?
    Where, exactly, would one find the relevant telephone number?

    Relating to the last tip, if you have an iphone you can change the date in ur settings then take a video or photos and they will be dated with the changed date even after u fix the settings to the actual date. If i was an owner or realestate agent i wouldnt accept proof that wasnt given to me in the condition report at the start of the lease for this very reason. But hey not everyone knows this ;)

      One safe way to do this is making the recording with a cover of a newspaper and focusing on the date of the newspaper. A continuous no-stop video might help. I am not an attorney but the court may agree that the video recording can be admitted into evidence. I live in CA a very legalistic state.
