Kenley at Tradition is a brand new gated community that will consist of 214 single family homes and offers 9 floor plans both one and two story designs with 1723-3272 square feet of living space and the current prices range from $384,990.00 to $584,990.00.
The community will offer a community pool, fitness center, cabana, tennis court, pickleball courts and a half basketball court with low monthly hoa fees of only $390.00 per month. Included in your monthly association fees include Landscaping, irrigation, pest exterior pest control, cable tv with 70 channels and HBO and High Speed Internet.
The entire community is on natural gas and each home will have a tankless gas water heater, gas clothes dryer and gas range included in the base price of every home in Kenley at Tradition located in Port St Lucie, Fl.
Exterior features of the home will include Impact Glass for all windows, sliding glass doors and all openings. Paver Driveway and front walks, 8Ft Front Doors and 8 ft high hurricane impact sliding glass doors.
Property Tax Information:
If you choose to purchase a home in the Kenley community you will pay and additional CDD Fee in your property taxes between $714.59 - $816.95 per year. This fee will be included in your total tax bill. Good rule of thumb to estimate your property taxes "This Is Just An Estimate" Take the purchase price of the home "lets say $500,000 and Times "X" This by .01777" This will give you $8885.00. Then you add the CDD Fee to this property tax mount.
All new communities located in Tradition will have a CDD Fee, These are generally BONDS taken out to cover the expenses to build out the streets, city water, sewer, amenities etc. These usually last 20-30 years before they are paid off. This is better than builders charging more for the home upfront.

How much, approximately, for the Delia with the upgrades as shown, please?
The Dahlia with all the structural options which include the gourmet kitchen, tray ceilings, wine room , owners spa shower + upgrades in the tile flooring, counter tops etc close to $600K not including the lot premium . Lot premiums for this home range currently between $28K - $60k
