The benefits of a small house
• Useful Space. A small space is indeed much easier to maintain, as in tiny homes, but small homes can also be segmented better. For instance, in a tiny house, there is generally either a couch that pulls out as a bed in the main space or a sleeping loft. Small homes have enough square footage to incorporate a full bedroom or two (or even three small ones). You’ll also have a full-size kitchen, living space, and possibly enough space for two bathrooms (one often being a half bath).
• Outdoor Living. If you purchase a small home, you own the land. It’s up to you how you utilize it. Add a deck, patio, and even a pool down the line to (often) more than double the home's recreational space with outdoor living space. You might be “stuck” in one place, but that one place is yours to do what you like with.
• Investment. Also, consider that you'll make a better profit when you sell the home (for your next home) than if you sold a tiny house. It’s a more permanent solution than a tiny home and often more comfortable as well.
• Energy Smart. Small homes can be quite energy-efficient - perhaps not as much as a tiny home, but you can still do your part. There’s much less space to heat and cool, which helps keep both energy usage and costs down. Check out our energy-efficient homes here.
• Space Compromise. If you love the idea of a tiny home but just don’t think you can commit to that small of space, a small house is a great alternative. This one is perfect!! I would make minor adjustments to suit my needs, but all in all. It's perfect!!
I like that there is an entry/foyer. I don't like the bathroom opening directly onto the living area. Move the door around to the entry hall for a sense of privacy.

Love this home, but I would change a few things: make the front windows 2/3 to chair rail height; eliminate the curved corner near the front entrance bathroom; put in French doors in the kitchen to the deck; remove the existing back door and install a tall window or add a small closet; change the tub in the master to only a shower; and I would rather have an eat in island instead of a dining table.
This floor plan is just wonderful! Love one floor designs for us older folks!

Ahh, the beauty of going with all white decor. If it remains untouched of course. :) I really liked that little curved wall in the entry. Just a little touch like that is so effective. Great layout! Very homey and I also like the office off the kitchen. Maybe it SHOULD be a pantry for practicality purposes, but the office there is just too tempting to resist.
Just when I fall in love with one tiny house I see another one I love even more! Do I need to win the lottery so I can buy them all? Did I mention that I am in love with this one?? Great job and awesome floor plan! You won my heart with the office, the kitchen, the nice living room with the fireplace and big screen tv, that nice little laundry room and the huge bedroom. I love the whole dang house!

Fantastic and very light and airy. Would love to be my home. I have 819 sq ft condo on golf course facing a pond with fountain. It’s more space than I need. Love your farm house design and assume it sits on a concrete slab. Keep up the good designs.
One of the things I find interesting about tiny houses, is that they often still have a reasonably large footprint. In the future, I think land will be less available and much more expensive. Have you done any designs that have a small footprint and go upwards? That would be fun to see.
People are having less kids so I doubt there would be less land

The design is sooo good but I might like it if its a 2 story house since there's no guest room in this design, but over all it looks like a very cozy house 👍👍

@@Faithful525 yeah for 1 friend Idk abt westerns but in my place some of my big family would come over to stay and at times my friend would stay over too so... I can't imagine just having 1 guest room for different peoples to stay in... and that office room is too cramped for 3 people to stay in.... Idk abt other people but I'm just saying it if someone have a lot of guests like me then this house would better off have another floor than just 1 since there's just not enough guest rooms

WOW! I was expecting a 2 bedroom with the outside so big. Nice touch on the den/office or even the 2ed bedroom. Loving the foyer but remove the shelf close to the door it looks cluttered. I was wondering when you would add gutters lol. Nice touch there too. I'd be a little scared with the fridge so close to the window. My luck I'd drop something and bend over and there goes the glass. All and all beautiful colors and even though I'm not big on a master bath this one is so nice.

I Love, LOVE, love the copper accents and would continue it in the fixtures inside to tie it all in nicely. I adore the farmhouse sink, but would make it beaten copper. I love the back patio but it would look stunning with a pergola. Just tiny tweeks, but seriously it's pretty much perfect.

i strongly suggest you look at a "cooks kitchen" and take notes on the ref door opening. its difficult to enter a ref for anything other than a beverage when it opens on the wall side. a few upper cabinets wont hurt,

I like this very much, but I think it needs a garage for storage.
I like the distribution of space. Seems roomier than most small homes. My only concern is trying to get to the fridge with the table and chairs so close.
Question: I have noticed in a couple of home designs that the desk is placed with the drawers on the opposite side of chair. Is this a new way of placing desks? I have always thought the drawers were for the person working at the desk and should be on the same side as the chair?
