This may be my favorite of all! Beautiful color scheme throughout, and nice opportunity for privacy. Love that the entryway is secluded from walking directly into the living room.
The window in the kitchen is covered by the cabinet but that may be more of a builder issue than a design flaw. The front window in the dining area is unique and very pretty. I’m not sure it’s practical to put an outside door in both bedrooms because it limits buyers to adults only and no kids. I love the bathroom, all terrazzo, perfect! Did someone say a full laundry room, yes please and thank you! It’s perfect! Overall, I give it a 9 out of 10! Great job!

The sink should be centered under the window. A full height upper cabinet is too low on the bottom. It blocks access. All in all, not a bad design.
The outside door in both bedrooms is not really a problem, because this house isn’t for a person with children. Frankly, it’s just too small for a child, not to mention children. This amount of space is better suited for a single person, or a young couple just getting started, or a retired couple who have downsized.

This is the perfect design for me. I live in a tropical climate and don't have kids so I love the bedroom doors to the outside. For me, I'd make the laundry room into a closet to free up more space for the living room and I'd make the hallway slightly smaller to free up more space for that window in the kitchen. I don't need a big space for boots and coats, just an entryway so you don't walk into the kitchen. I'd nix the dinning room completely and make that a workout space. I could take this to a designer today and get my dream house plan.

This home has exceptionally good use of space. I love that it has a dedicated laundry room with a washer and dryer. The tub/shower combo is great for the times a person needs a good soak. And all the cabinet space in the kitchen is phenomenal-the shelves next to the pantry cupboard is the perfect spot for cookbooks. Even though it's off center, the sink is near the window so you can still look outside while doing dishes. Having access to a wraparound porch from both bedrooms is also a big plus. Perfect spot for a cafe table to have your morning coffee or just sit and enjoy the view. Brilliant! Another triumph in design.

I LOVE the entryway, with the built-in cubby/ lovely area to take off shoes/hang coats.
The storage in the kitchen can't be praised enough! Most tiny homes completely neglect that. Some don't even have ovens and when they do, there still isn't a place to store any bakeware. I want to live tiny, but cook gourmet. I don't want to drive an hour into town every other day because there isn't anywhere to store my food. This kitchen addresses all that, PLUS it's just lovely!
Bedroom doesn't disappoint either. Thank you for allowing us to actually have clothes. Again, leaving a small footprint shouldn't mean you have to sacrifice your entire wardrobe. Very thoughtful design! And the doors going outside...just so lovely. 😍
The laundry room. Yes!! Plenty of room to store more necessities! Awesome! Bathroom, same! Awesome. Moving on from practical/functional to your very aesthetically pleasing design.
One word kept coming to mind. Calming. This home seems to have such a calming effect on me. Is it the colors? The layout? The beauty? I don't know, but it seems like a great place to decompress and just breathe.
Again, I love all the built-ins. Entryway, kitchen, laundry room, bedrooms.The corner fireplace/entertainment center looks beautiful. And it's a space saver! You did use every inch of this place wisely!

From the look of the exterior, I was expecting an upstairs bedroom and bath. Other than changing the door to a window in the secondary bedroom, I like the plan.

This is my favorite house by far! It would be so easy to make a few changes to accommodate different lifestyles. This is great for those of us who had issues with stairs like myself who uses a walker.

When you have a tiny refrigerator and kitchen, I would think a microwave would come in very handy. Also would be great if you had a dishwasher.

Beautiful. If mine, I would change places with the bathroom and the washer/ dryer room.
Lovely design but a few issues. In the kitchen place sink under window and make the cabinet over the bar half-height so you don’t clear off the bar when opening the door - and put a microwave there. In the larger bedroom, move the nightstand to the other side so the closet door can be opened all the way without smacking the nightstand.

I love this house. Love the corner fireplace. I have one and it is great. The only change I would make is I would put a microwave over the stove to not put it on the counter. Beautiful small home.❤
Microwaves over the stove are hazardous for older folks (and klutzes). A full-hooded extractor fan is much better.

This is adorable. I would add a half bath, at least. Every home needs 2 toilets and 2 sinks. When there are 2 or 3 people in a residence and they have incontinence, IBS, or other issues - an extra toilet is a necessity!
I would rather see that fireplace and wonderful shelves on that longer wall, and installed shallower so less floor space is used.
I do really like this though.
I like this house. Is there an attic? I like this layout for a small family. If just me, I would turn the second bedroom into my office and put in a half bath where the closet is. I would put the door so that visitors could use it. I would also rethink the kitchen cabinets so that my sink would be placed in front of the window.
These are all lovely designs. It would be great to see some ideas where the roof cavity is utilized.
Absolutely a beautiful home. The only change I would make is the fireplace on a flat wall to the right of where it is. Colors in kitchen are perfect. How much does this home cost to build?
This home is perfect except the corner fireplace (I would rather it be on that wall instead of cutting into room space)and the shelving in the kitchen on the right, I would remove and not block the kitchen window(I ❤windows )and remove the shelves on the left and just make it cupboard space(all glass fronts). This is only my opinion…everything else I absolutely love about this home 😊

I’d combine the entry with the laundry behind closed doors. It would free up that laundry for more space
A really nice house with a few niggles. In the kitchen, keep the sink where it is and centre the window over it. The breakfast bar is not needed, so make that more lower storage. In the laundry room, turn the window into a door. In the bedroom behind the kitchen, put a window in the back wall. It does not work having the only ventilation in the room being doors that must be open. Not good for security or keeping wild life out.

Nice. As for the doors, I did not get why there are so many and the purpose. It does not give a sense of safety. On door is just enough for such a small house. Overall very cosy.
It's a beautiful house, but I wonder about a few things. That foyer seems like a lot of wasted space. I'd take the wall down between the foyer and the kitchen. I wouldn't need that huge pantry. I feel like doing that would make the space so much more open. And I don't need a whole room devoted to laundry in a small house like that. A washer/dryer combo under the kitchen counter would work just fine for me. Also from the outside, seeing that big window upstairs, I thought there would be a loft or bedroom up there, which would have been nice. I guess it's just an attic storage space up there as it is.

Wait! where did they put the HVAC unit and water heater? Or are they behind those doors that are supposedly nice size closets? I wouldn't have done it quite so cutesy, Got rid of the useless entree-way and given the living area a bit more space. If the stools under the Island are out being used, then the walk area is completely shut off. How would you possibly entertain just one other person with such situation, let alone a 3rd guest enter the home? The bedrooms work just fine. Who needs large sleeping rooms these days? A one car garage with the laundry moved out there would be nice for cooler states.Then that laundry space could be reutilized for more living room space. But I know nothing, just an old retired architect and custom home builder. LOL
I stayed in a 2 bedroom cabin this size last fall but it had a much more open layout. I loved it. In that smaller bedroom they had one single bed and two stacked bunk beds. It actually had a furnace and a hot water heater in it for some darn reason
Kitchen needs more cabinets, probably where counter and stools are.
Switch living room & dining room. No French doors to the bedrooms!

It was typical for steep roofs to have attics that you could walk upright in, back in the day, for seasonal storage. All of my grandparents and great aunts and uncles had them with pull down attic stairs, usually in the hall ceiling. It's very convenient.

That leaves just 2 feet for the foyer.

I love your designs, but sometimes there's too many walls for such small homes. Do you have any with open floor plans?
I like most of your designs, but this is way too tight for me. Bathrooms don't always need windows, especially with the lack of privacy, but okay sometimes when the window is high above the shower.
The bedroom windows are missing and/or misplaced. Also a back or side door is missing.
Like on over all cottage like look unity room open to outside bedroom door . Don't like the type of trees and srubs on location.
I dont like rooms on the 1st floor having doors that leads directly outside. Security risk. I woulnt have any member of my family stay in such rooms.

I like the real entry and the dining area NOT in the kitchen. The wrap around porch seems too small to use so a waste of space and, being American, I would scooch the kitchen sink under the window.
