- Right now you’re looking at two properties in our management portfolio. They are similar in square footage, have the same number of bedrooms and bathrooms, both have private pools and are less than one mile from each other in the same city.
They were purchased in the same year, have appreciated nicely since then, and both make double digit, passive-income returns for the homeowners. But there is one major difference. One is operated as a short term rental and the other as a mid-term rental.
Despite that difference, the rents that each property generates on an annual basis aren’t too far off from each other. Let’s take a closer look and find out why.

Our STR is managed and the company has the house cross listed on AirBNB, VRBO, etc., but I usually can't find our listing on the other sites even when I zoom in on the map, or get pretty specific with my search. It makes me wonder how many bookings we are missing out on because of that.

Check your settings (or have your Manager check) for: Minimum Night Stay, Maximum Occupancy and Booking Window. ALL will affect search results.
I'll bet the replacement costs for amenities and upkeep are less for the Mid-Term Rental, yes? Less wear-n-tear?
I would love to have more mid term bookings, the longest I've ever had is 13 days but the challenge I find is pricing... When I do a "flexible" search for months, the properties available for rent are just way too low in pricing for it to be worth it to me. How do you approach the pricing? Would be interesting if we could know how much demand there actually was for mid terms but I just feel like most people looking for 30+ days are looking for "deals" rather than paying the premium.

We are a new listing and received an instant book for a 55 night stay during our high season, which had a 20% monthly discount (discount recomended by our management company). But we are not feeling too good afterwards, since the daily rate for those 55 nights are so low and it is happening during our high season time. Any advise on the pricing strategy and/or monthly discount setting for us moving forward?

When you advertise on so many platforms can 3 different client see the same available date and book it? What if 3 different persons that booked from 3 different sites turn up at the house lol
This is where a good channel manager comes in! When someone books it will instantly block the calendars on other platforms. We use Uplisting
