    Can You Put A Caravan On Agricultural Land - So I have made a video on this topic before about placing a static caravan on agricultural land before. But as the sound is so bad I thought I would make another video as so many people were complaining about it. Let's talk about can you put a caravan on agricultural land..?
    But you can watch this video with better sound on the topic and how I managed to get the right to keep my caravan on my agricultural land. It worked for me and I know many other people who live in static caravans around me and my town. There are many people living in caravans all over the UK and this is 99% of them got the right to do it.

    Hi Craig,
    I have just recently been through this and eventually after recieving permission to live in caravan for temporary 3 years (agri) i finally got PP to build a bungalow, i cannot say how stressful and complicated the whole process was,,, The worst part is the feeling that my future was being scrutinised and decided by a group of people who have been indoctrinated into the planning system and were taught to say NO regardless of anything i may say or do,,,it was like my life and future were in the balance, and yet they treated me like i didnt exist,
    I attended 1 meeting where the "people with authority" were questioning why i had done certain things and then went on to presume it was me trying to subvert the planning process,,,when i interrupted with an offer to explain these things, i was told to sit down and be quiet as this was not a meeting where the public can join in the discussion, i again offered to explain so as to stop them coming to the wrong conclusions but was then told to shut up or you will be forced to leave.
    Can you believe that they are this arrogant in 2022, they didnt know the answers, and rather than ask a willing applicant to explain they instead said i must be trying to subvert the planning process and they would act based on their finding of that supposed subversion, and do their utmost to stop me.
    It comes to something when you can see your future being fu*ked around with based on presumption that i must be some sort of planning criminal, but when you try to explain you are told to be quiet or leave, as "you are not allowed to talk about your own application" it makes a mockery of the whole planning process and also shows how small minded and blinkered our so called people in power are.
    From parish council to local council i find that once you give them a little perceived power they all suddenly feel very superior to everybody else.
    Like you, i am not shy to argue, and in the end i got PP,,,,,, Now i am being harrassed by the parish councils unofficial brown-nosed snoopers, who try to intimidate and interrogate me at every opportunity, the worse part is they do it to my wife when i am not around.
    Their office is 200yds from my field and yet they cannot contact me but constantly ask local council enforcement to aggravate me with investigations and suspected planning breaches that dont exist,,,, but enforcement are more than happy to waste time and money investigating me for 6 months regarding suspected breach, but no one informs me of the investigation. Freedom of Information request showed just how much the councils were conspiring against me and yet not once have they found any breach or illegality here.
    Keep up the good work Craig, dont let the jaded tossers control your future. You cant keep a good dog down forever,,,eventually he will bite back!

      Well said Andy well said really appreciate your story and people need to be reading these sort of stories. I know they think they have power but they just cause stress that is not really needed. I have never been one for letting people tell me what to do I just crack on and take no notice, I would go to prison to make a point if I have to but I will not be stopped from living on land I own. I am so happy you fought them off and keep fighting as Im sure you will

      @@thesmallfarmerlife I get where you come from, but the reality is England is a country of only 32 million acres (13 million hectares) and 57 million people. Do the maths. Unfortunately we can't all do what we want and build what we want. That's why we have a planning system. That's why development in the countryside is so restricted.

      @@TheChrisEMartin - interesting theory Miklos, I like Maths particularly equations , which is based on principles of EQUITY. This is also an interesting study based on the notion that all men are born equal. However there are certain books available in the public domain that clearly show that some are more equal than others.
      One of them is called WHO OWNS ENGLAND ? By Guy Shrubsole.
      I am also a big fan of English history and don't fully accept the piecemeal version of what they teach in school.
      I learned from History books only found in library reference sections about the peasant Puritan groups whom Oliver Cromwell used for his own selfish purposes and how he reneged on his agreements with these folk and had their leaders murdered and the followers deported all because they wanted a little bit 'common land' to have a vegetable patch to feed their families.
      These groups were called 'diggers' and levellers'. Which raises the question about serfdom and if it ever really ended or did it just continue under another name ?

      I fully understand what you went through although I have no experience myself but knowledge. Yes, they have a hold over land with an iron fist. The Council of Nicea and its puppet aristocracies was responsible for this. This all goes back to the 1200s, which ushered people out of their natural habitat and into what they developed villages, towns, cities etc. This technique is known as ' henning' the masses. Then they prattle on about over population which is utter codswallop. Refusing the masses their rightful place is robbery, not to mention slavery and mind control to it's misanthropic laws. Now the controllers are talking about destroying what we got left with the attack on the farmers and other rural sectors. It never stops. Highwaymen, I say, Dick Turpin city, man.

      I never asked permission off anyone, but still had loads of locals offer unsolicited advice, which was basically "don't do anything unless it's farming." I told them I'm just going to do my own thing(I keep flocks of chickens, rent grazing for horses and grow my own veg) but also converted a barn into a dwelling but told everyone it's a potting shed and workshop. Couldn't hide it it's near to the road. I have a touring camper which I use in the summer. Been here for4 n half years and the locals now say "fair play you didn't listen to us!" Was here a year before I realized my neighbor works for town planning council. But they get free eggs and veg so it can't be bad.

    Thanks mate, great advice, I’m just going though this s**t at the minute, 31 acres most of the land no one can see, but the local parish and buy body’s are reporting me weekly, every time they give me a kick, I watch your videos, and makes me happy, ✊🏻

      Mate people always have to stick their nose into other people's business and will make their life no better but they still do it. They need to get on and live and let live. You should be able to live on that amount of land without a problem like in other countries, why they make it so hard here I will never know. It just costs money for everyone involved only to be granted the right live there in the end after a huge battle

      Thankyou for your sub and thanks for the comments. I try to put it as plainly as possible so everyone should be able to understand what I'm saying if they can get past the accent. I hate theses stupid planning terms or solicitor talk when they could just give a simple answer, but they do it to sound smart ...? I personally think they sound pathetic. The solicitor I used when selling some land, Wo you would think he was the Kings cousin the way he spoke. Plus he was making out it takes weeks to check over several deeds, but it does not especially if you know what is important in the deeds. Sorry went off on one then lol but thanks for the comment and taking time to watch my video. Craig

I'm a northern lass and I really struggle to take in drawl....which I find is what most posh boffs like to use to make them feel educated, the way you talk about it holds attention as well as making it real and at the same time gives me hope that one day, it will be me on my small holding/ farming and living loving life free from bullies and systems.

    brilliant video once again mate so glad i found your channel.. im watching as many as your videos as possible as my form of research cause im no good at taking in imformation when i read, im a builder /sparky me and my girl are saving for a farm we dont know how we are going to do it yet but me and her have always wanted to raise animals and im fond of the idea of growing crops, start small and get bigger ive had this idea in my head for so long and finaly i find you on youtube and its almost like you are bringing my dream together mate, so thanks alot

    Well done on the video love watching them.I have a small bit of land .4 of an acre we got a timber framed bungalow covered in shifty upvc cladding we have just put in for planning hoping to put two bedrooms upstairs and block and render the outside we put a caravan on the land or in the garden without planning and nothing has been said as yet touch wood thanks for the info

      Hi as long as it is in the curtilage of your garden you don't need planning. Also some planning officers especially the junior ones don't even know all the planning laws. I have totally tripped them up where they had told me to do something or that something is wrong with planning applications and I argued the point asked to see a higher-up planning officer and I was right. So I wouldn't just take one of their words for the truth.
      I would certainly research the matter. Once they asked me for an extra £340 for a simple planning application in fact it was for the one I was talking about in the video when they asked me to remove my buildings and the caravan, I said know I don't have to, I will apply for retrospective planning. I put in a good application with an excellent planning statement.
      I don't think they like the fact that some people may know about planning, they tried to overcharge me when it was only supposed to be £79 but I stuck to my guns even though the buildings were already up, which I think some people might have been worried that they would not grant planning and just paid it.
      I never and it took them 8 months to say that I was right and that they had sent the email to a junior planning officer to send to me but they forgot...? Eeehh why didn't they just send it, they just power trip sometimes trying to get people to worry..?

    We did exactly that putting a caravan on 12.5 acres of land and woodland and 5ponds 3days later enforcement arrived.
    We said caravan was for storage and eating and rest while working on the woods and ponds Inc clearing overgrown areas basically a site hut and we allowed to keep it on that reason

    So....Put the caravan on the land.........don't stay there straight away, but after a "while" when people are used to it take your chances. How long is a "while"? - Great video! great straight talking! thanks in advance for the advice.

      I would just start going there as often as doing things around the place, put lots of things needed for the farm or upkeep of the land. After 3 - 6 months see what happens are the locals fine with it or are they stood pointing at it when walking the dogs etc. You will get a feel for what's going on in locals minds trust me or you may think no one gives a shit. if council come out never ever imply you may want to live in it just say was cheap or given and using it to wash of etc the things I said if they serve you with enforcement notice it doesn't mean they will act on it. Honestly, they just have to show that they are doing something but that doesn't mean they will. But just say you need it for health and safety reasons while working on the land etc. If you just put the caravan on a piece of land and do nothing with the land and it's in a stunning area they will want it removed, so best just to do something with the lan d which can be anything keep bees or something..?

      @@thesmallfarmerlife marvellous! thanks for reply. We genuinely want to work the land and generate an income (love the idea of bees) had been thinking in terms of horses or Pigs. The land is surrounded by farms, don't know if the farmer is selling it off after a failed planning application!? 4.6 acres priced at 130K, was being used for grazing. The issue is, as soon as something comes up with planning, developers either want to stick 30 houses on it or charge masses for large, private, gated communities. We want what everyone else wants, a family home with the ability to run a small farm/ business generating enough income to live. Did consider Wales, with generous planning consideration of Eco neutral housing applications...the search continues....

    We need extra accommodation for staff on our farm. Cannot find anywhere to rent or buy locally, so want to get a static caravan and put it up by the milking parlour/sheds where the dairy herd is (several fields away from the nearest house). Don't think anyone will even notice! Most farms and a lot of residential properties around here have static caravans

      We all have to do our bit lol but on a serious note we shouldn't have to, we should be able to live how we want where we want. Yes they could put some regulations on how the home should look and if they did then there wouldn't be caravans all over the place and trust me they are everywhere, you just have to go down the small country roads and off the beaten track to see them. I know they are all put on the land well 99% of the time before they are allowed to live in them, one day you will be able to visit my farm soon as I sort the digs out

I’ve already got an advert on gumtree and sick of phoning estate agents and looking on rightmove. Where else or how would you approach farmers that are selling land? How would you know they are selling land?

      @@tottyhussain4237 Have you watched my video on the best way to find land..? You will never have any luck with estate agents or land agents you have to go out look for overgrown land and parcels of land around farms that the farmer may own but not big enough to farm. I approached anyone and everyone and it only took me about 3 months to find land only a mile from where I lived. Land is hardly ever sold through estate agents it normally gets sold under the table so to speak. Ask around the local farmers and in villages etc.
      I wish I could tell you how to go about it but you just have to ask everyone and some may say no but might call you back and leave your number with everyone you ask as they may sell some or think about it, they may know someone who might sell or is thinking of selling but they won't tell you but might pass your number on.
      I know I looked at about 5 pieces of land this way none were on sale through estate agents I was pointed in the direction by people who knew the person looking to sell. I would just say ask as many as possible this is how I and my friend found our land. Watch my video on the best way to find land and practice your approach techniques to farmers old farmers are pretty helpful and know the area around them well and who might be willing to sell etc. Good Luck

    Thanks so much for your videos - you really are providing some amazingly valuable content and I'm amazed at the level of detail and effort you put into the comments section. Good man. The glint in the eye as well often makes me chuckle...
    If not too much bother, I also have a couple questions I'd be really grateful if you were able to answer?
    1: Would it be possible to use one of those 40ft shipping containers instead of a caravan? Perhaps mounted on top of a low loader flatbed truck trailer, then sink the wheels? If so, do you think you could push it to two of these side by side and punch through to create a larger space?
    2: Would it be possible to stay on the land purely with farming crops? Or are animals the only route?
    Any help would greatly appreciated.

      I think that would be too much, you would be better just putting the containers on the land and use for storage till or if the council come and say you need them for security reasons and have tools in them, etc. Once they have been then just crack on but leave them looking like they do. I know people who live in containers and they are amazing. If the council doesn't come you can call them out yourself and pretend to enquire about something so they see them, leave them open so they can see inside and see the tools.
      That way they will know what they are used for. My neighbour has 2 containers on his land you can see them in the videos he has built a wood roof over them to make them even larger and he has no planning for them and no one says anything. It depends where you are in a conservation area you will probably get hammered but where we are which is a pretty good part of town nothing happens lol but you won't know unless you try...?
      Second question yes people have done it growing flowers I have the article I'm sure I've linked it on CZcams where it shows four growers getting the right to live on their land.

      So basically initially it needs to be a caravan, not just anything stuck on wheels?
      What if it were just one container initially that was fitted out with a toilet/ kitchen/ office, windows, etc - for the workers health and safety - would that work do you think?
      Yeah as you say you can really make those look good and they're effing cheap as chips.
      Then after 3 years with a viable business you could then put in to make it more attractive with bigger windows, etc?
      Or do you think have the container separate to a caravan and have 'the site amenities' within the caravan and just tools in the container?

    Hello Craig. Thanks for the videos. Do you know anything about how all this works in an AONB? We’re looking at a place at the moment, and know that in 1959 an article 4 direction was issued. It was specifically to stop someone going into poultry production who wanted to build some coops I think. Article 4 means the removal of permitted development rights for the intended structures.

    We are in a very controlled state . However i appealed about council tax and won . If it has wheels it’s not counted as permanent, you don’t pay council tax . If you take it off when onto a brick base then it can be a different story

    Thank you so much for this very valuable information Craig! Your information in this video and others has made mine and my families dreams more of a reality. So, If I was to sell my house, use the money to buy some land. First thing I do is place a static caravan on the land. I then start something niche like rearing pheasants. If the council turn up, do I tell them that I need to live off the land as we need to be around for the animals? Or better to say we use it for adhoc workers?
    Any help would be massively appreciated :)

      Firstly get the farm up and running and as much in place as possible before you go sticking a caravan on the land. If you do that then when the council come they will you can say you had a couple of thefts and the animals need lots of attention and you need to be there most of the day. Also, you need help and if you are setting up any sort of business you need to provide health and safety etc warm place to eat a meal, wash, toilet, store medications for animals and so on. But if you buy land and just slap a caravan on it they will be on you straight away. If you have watched my videos I explain about setting up as much as possible before moving a caravan on the land. Also, why does everyone want a caravan they upset all the locals so if you don't know the area, you're better off building a cabin on the land and seeing if the council come..? If they don't live in the cabin it will be cheaper than a descent caravan and also won't stick out like a sore thumb. Honestly mate everyone wants to use a caravan and they are not the most comfortable to live in year-round. A wooden shed or what looks like one on the outside or a barn can look amazing inside. If you stick a caravan on straight away be ready for locals to go ape shit and enforcement officers round to well serve you with an enforcement notice. There is more to it than you are saying in that message, but good luck if you go down that route you will need it..!

    ayup top man , right here is my plan, ,, im looking for 3-5 acres of agricultual land to start a simular buisness as you , no rush as slow n steady wins the race ill do one thing at a time as you said or im gonna get in a mess and all over the shop, my main question is iv got no intention of building a house on the land , but my plan is a 2 bed log cabin , now i know in some of your vids you said these come under the mobile home side of living, what kind of planning do i need for a log cabin buddy? it will be secluded and well of the beaten track so it dont upset the do gooders lol cheers for any info mate before i see the council, stay safe pal

    Thanks, your videos plus other research inspired me to take the first step this week. Went to look at a plot of land. Advertised on Facebook weirdly, I was suspicious but was legitimate.
    I'm a total novice but learnt a lot from the enquiry and really enjoyed it. 4 acre plot, already had planning permission for stables with equestrian use, water on site.
    Approx 150k.
    A lot more expensive than you typically talk about in your videos. I guess because it already had planning in place.
    I'd need to mortgage for that amount. Which seems like a whole can of worms, and probably restricts you a lot I guess.
    Plus the plot was right next to the railway, trains every 10 minutes may get old.

      Hi, you will be surprised how much some plots go for or what people will ask when they are actively seeking to sell. Youn has to go out and find a deal, ask by knocking on. people's doors asking if they may want to sell land. This is what I did and everyone I know. I paid no where near that for 6 acres and planning was given in a couple of months which cost 720 pounds. Certainly would not justify that sort of price hike, that is like planning for a home not stables

    Thought that was interesting Craig. If you just rent the land and have put a caravan on it, applied for planning permission and have been given it. Does that give you any rights of protection from the land owner to who you pay the rent to. In other words, can the landowner throw you off and use your planning permission?

      thats exactly why I am embarking on my 3-month tour of the UK to visit as many towns and cities as possible and actually talk to the local farmers in and around those places. So that people like yourself can get an idea of what land prices are at these days, is to visit people who have already taken the leap and what they had to do to get to where they are today. Also be awesome to visit all those laces I have just driven through in my life and thought this place looks great but never had time to explore. Maybe that will be somewhere close to yourself who knows. All I can say is speak to the local farmers face to face not look online as you will be paying double bubble if you are looking there to buy land..!     Ill tell you what I did, i had 4 acres agricultural land i pulled a large static on and lived in it, meanwhile i built my stables and barns (the land already had 3 tiny garden sheds i just took advantage of this and extended each one in all directions until they were now a block of 6 stables and a new barn with another 6 stalls on one side.)
    I was there around 6 weeks then enforcement turned up with his paper 😂📄 and slapped an order on to cease living and to remove the static, but the order said that I would get a 6 month extension if i either applied for planning or complied .i decided to apply, it of course was refused on ground of the static not being robust, and unsustainable proposal. I couldn't appeal at that time because it worked out nearly a grand i couldnt afford HOWEVER what i did do is make an appointment with the planning officer and enforcement, we had a rather colourful meeting shall we say and I used everything against their argument they were throwing at me, i also did my homework on the planning officer and on health and safety, I also contacted highways and byways before that meeting to get their support regarding this incase they threw extra traffic at me, eventually we agreed that if i was to remove the static from the land, that they would allow me to put up a log cabin type building or a caravan as big as i liked but as long as I could hitch it up and tow it. So i removed the static, so now the enforcement order was complied with so my land could no longer be effected by any enforcement. I then bought a good sized touring caravan while i also built a large log cabin, complete with kitchen, bathroom, living and bedroom /office. Once that was complete i then went out a bought a massive 28 ft showmans caravan, so now i had 2 caravans and a log cabin, 12 stables and a barn all without any planning. The enforcement officer visited one last time a year later and completely ignored everything else i had done and said he will put in his report that i had complied and i now have the agreed unit for resting, eating etc for health and safety.
    Never see any of them again, oh plus the cherry was now they recognised me as being there i could pay council tax, and i got bins that may sound like a loss to some but once you get to that point with a council you have already won and value doubles. Sometimes enforcement is a blessing in disguise you just have to grit your teeth, and be as cunning as they are. Just remember they are never your friends and whatever you say they twist, so try and let them speak 1st, reverse the role play. Im about to do it all again on new land after trying living life in a house past year, so getting my battle knickers back on 🤣

    Hi Craig, very useful video… we’ve just bought some land 6 1/4 acres with a barn, shower block 2 outbuildings field shelter & caravan, has postal address, electric & water.. soak away for the shower but no cess pit… would you put a cess pit or apply for permission? Thanks

      Just put one in honestly yes you need planning but it will take absolutely ages they can't even figure out rules for households but let water companies pollute our rivers. You can buy a small low profile septic tank for 4 - 8 people a lot easier to install than a big onion type. Sounds like you are set to go with all those buildings etc. Don't know what your neighbours are like but I cant see a problem the buildings are already there. Now if you ask planning for the septic they will automatically be asking you why you need it and you must be trying to live on there. You can apply for retrospective if you need to later down the road, just get it in the ground the one thing they wont do is tell you to take it back out so really depends how fast you want it in wether you ask or not

    If I was to put a static on some land , would it be best to have a farming operation already in place, what kind of farming operation would I need, maybe a load of chickens, how many chickens, I'd also like to take up bee keeping, any advice on that please.

      Hi it would always be better to start a farming operation first and then put the caravan then you have a reason why you are putting the caravan on the land. You can say you needed it as you are there so long it wasn't feasible to come back and forth from your home to work the farm. You needed to change etc through the day and to eat, use the toilet, etc. Once the caravan has been there a while and people see you coming and going then you are set to just move into it and your business is already up and running so you don't have to start from scratch also chicken is a good thing to start with this is what I do. Bee keeping is great also you can say you need the caravan for security as bee hives get stolen a lot. So you can think of many reasons why you need one on site.

      It all depends, but if you use the woods for anything other than forestry which would be hard to do on a small scale. Then you would need to change the use from woodland to agricultural which is going to be hard. If I was you I would try to just do it without planning but as I say it will be hard to hide in such small woods...?

    Craig me and my boys are planning on getting some land and running a small farm. What’s the chances of me being able to build a small log cabin and calling it a health and safety block? What is the building you have in the background as well? I’m just wondering if I bribe the local community with and donate produce to charity whether I might get away with some more business activities. Is it a lot to do with how you communicate with locals/come across than just pure clean shirt box ticking

    Hi great videos can I pick your brain please, we bought agricultural land 5acres 20 years ago and got planning for change of use to equestrian, we built stables and arena.
    Travellers near us also bought land and installed a number of statics they have now got planning after 3-4 years no appeals. This is Green belt land like ours.
    Due to seeing this we decided to put a twin lodge on our site, it’s been sited for a year now we don’t live there yet . No question from council and neighbours are not concerned.
    We wonder how long it will take for them to come .
    Is our twin park lodge considered the same as a caravan? We want to move in permanently but worry if the ask for it to be moved.

      If they haven't been yet why would they come and if the neighbours are not bothered why are you worried..? It is classed as a caravan as long as can be moved in two sections. Also if you go through life worrying about things that could happen then that's all you will be doing. Go for it and what's the worse that can happen..? If you start a small rural business on the land they will let you stay or you have a chance at staying but if they come out and your just living on land that is not residential they will move you off. Travelers have different rights than us normal folk

      Hi you contact the National Grid to get connected and have to try and get neighbours to let them cross their land to get to yours. Me I was lucky that the guy who sold me the land let me cross his for free so happy days, not all people let you do so it is a hit a miss really..? But you can go off-grid if you get a good battery pack etc

      I cant see why not I mean as long as you say it's for health and safety and if you want to move into it later once people get used to it. That's all it is once it's there, I was the first to put one where I am now my neighbor has one and the guy at the front entrance has one. The council comes out but I think that is because they have to be shown to do something like with me, but everything has turned out ok and the guy next to me closest to the road they haven't even been out..? He has had his for over a year now

    Do you actually have to set up a farming business or do you just tell them that. Do you run a farming business or is it just a small holding you have?

      You have to show them your books so to speak in other words HMRC payments and what you are earning. There are ways and means around it if you do not want to start a business. Me I keep myself to myself and that's the way I like it. But you can start lots of other businesses from land other than farming. You will have a fight on your hands no matter the business you choose, unless you are out of sight etc. But you cannot just buy land live on it and do nothing at all unless like I say you are out of the way and still it is hard to go un noticed..?

      This is the whole reason for the videos I just want people to understand what they have to do, jumping through all the hoops that are put in front of us. It can take up to 15 years to actually get a home on your land . The planning department have created a whole new industry for planning consultants for something that we should be able to do as a member of the public. We pay their wages through our taxes but are forced to employ planning consultants to apply for planning permission. Why can we not just have easy forms to fill out and lower costs. I understand the need for planning consultants for huige developments but not smaller ones. Also people should be able to start living a smallholder life as we can live any other life, but not a more healthy affordable life debt free.

    Hi Craig councils vary and east Devon are the worst as a friend of mine put a caravan and a 10x10 shed up and the council said he was committing criminal acted etc funny though 1st they said caravan must go then changed it to the shed anyway he one his appeal with a little help from me as I had worked there and knew the system but my advice is build a low roofed shed hidden behind a hedge or trees so it’s sort of in plain sight but not. Love your channel

    my dad put a fence and a gate on a field ( that he owned ) snooty council bastards said thats a non registered access point
    the friggin field is surrounded by ditches farmer's have been using it for centuries ~ but put a gate there = beaurorcratic shit

      This happens all the time mate and its just total bull. I am building a group on facebook trying to get the word out and so we get as many people as possible to support each other and get some laws changed or at least try and pressure them
