    Hi Eric, would you mind sharing your thoughts on tenet 3BR w/ balcony vs 4BR w/ small balcony if affordability is ok? Would it always be better to just get the bigger unit? Is 4BR demand higher & easier to sell in the future?

    Hi Eric, considering that Essential occupier scheme allow to keep HDB + buying private property (after MOP), would you recommend this strategy? or you would still recommend to sell and buy 2 private properties? thank you

      It’s good to have a choice to keep HDB.
      However good private properties will always have better appreciation. I knew many who have HDB+Condo, in the end they regretted not upgrading their HDB earlier.
      Overall HDB+condo = comfortable life
      Condo + condo = huat kueh
      Landed + landed = giant huat kueh 😎

    Hi Eric, any thoughts on whether low floor (2nd floor) not near generator VS slightly higher floor (3rd floor) near generator, which unit have better profits? Can units located near generator still get decent profit?

      Need to hold 8-9 years, everyone will profit. Of the 2 choices, get level 3 ba.

      Since you have bought it, you have my assurance to make 450-500psf when MOP in 2030/2031.
      8-9 years from now, both you and your spouse will definitely achieve more in your career. Remember to save up as much as possible! 👍
      To decouple or buy 2 new condos? Ask me again in 2030/2031 😉

    Hi Eric, does it means stacks 3,4,7 will not be able to get a good sales price upon MOP? And can only earn a small profit like the $100k you mentioned in your example?

      You misunderstood the 100k 😅
      The previous example is 100k lesser profit for facing expressway. They made $350k in profits. Good facing made $4xxk (if I can remember) 😉

      Hi Eric, I was referring to the lower floor units facing the potential place of worship. It was mentioned in the video that such a unit in another project made a small profit like $100k.

    Shifu i got a 3 bedder high floor unit facing the expressway, how do you think this was fare upon MOP as beside got another parcel b ec nearer to mrt and condo(mixed dev) coming up later this year? Have a feeling parcel b psf will be close to 1700psf and condo to be higher than 2300psf? Do u share the same view? And waiting to find out what temple coming nearby lol

    Hi Eric, thanks for the video! I'm just wondering what do you think about the upcoming new EC beside Tenet. If it is sold at 1500 to 1600 psf, is it still worth it to buy at such entry price? Looking at good capital appreciation. Appreciate your opinion!

      EC is hard to buy due to the income capped. Condo is a better choice now

    Hi Eric, I have bought a low floor 3BR unit at this project during launch but since then many people have been telling me it might not be a wise decision because of problems with low floor, such as the expressway noise, insects and no privacy, etc. My partner and I have decided on this because it was either Tenet or a HDB Resale Flat for us with the budget we have (not very keen in North Gaia). Can't turn back the clock but may I check if you have any thoughts on the profitability (whether you think it is possible for us to get around 400psf profit like what you have mentioned in the video)?

      Min $400-$500psf in 8 years which is after your MOP

    Hi, you mentioned that this is better than HDB but if earn 450k- 630k for EC ie $500 -700psf for the 3 bedders, why would it win Amk as u expect it to be 2x ie 700k to 1.5M

      Objective is to own 2 properties.
      You need to sell HDB to own 2. Whereas buying EC is clocking 1 now and you can choose to decouple later to buy 2nd. It’s much simpler.
      Even if you don’t do anything to EC, it’s still a condo after MOP.

      In my experience, once your spouse say no to selling HDB, you are goner. EC is much easier to own 2.

      I agree wholly! TPY BTO by Qingjian really cui in worksmanship. The Korean Sigma lifts kept breaking down.
      Punggol Malay couple had a toilet blew up with shit messing their entire velvet material in MBR. All are QingJian!

    Hello Eric, wondering if you could assist on some matters. 😅
    Watched much of your videos and gained much insights; currently managed to get a pool facing 3br at tenet, but my fiancée is having some urges to pull out and continue to try BTO and SBF (non-PLH). Have not exercised OTP with lawyer yet, so she is currently still on the line.
    Could you kindly advice? Her main concern is that potential recession is coming and property price now is too high and would drop 😢 ; and also cause haven’t hit 14k limit yet so should keep trying 🥲

      Tenet is a good choice. You won’t regret in 9 years time. I won’t say the same for BTO since my objective is to own 2 condos and you have already have 1!
      You will start making money once the next plot of EC land beside Tenet is sold at a higher psf next year. Plus you have a upcoming mall in 4-5 years time.
      EC is a great start. Be wise and get it 😉
