    Eric can i ask your opinion, if i should buy orchard residence or urban suites @ hullet, or if you have a better choice in ccr (even though i know you dont advice ccr) and also what the best condo in the mountbatten area (if i decided not to go for ccr) thx for your input.

    You are analysing from investment perspective which is fine. But those properties are still a great buy (especially on discount) for a very specific group of people. Those single, or no kids, don't plan to have kids, thus don't need to fret over proximity to good schools, plus earning a very decent wage, and their type of work allows for permanent hybrid work arrangements (corporate lawyers/consultants), only need to travel to CBD office max twice a week. It's a lifestyle they buy into at sentosa cove. Peace, quiet, close proximity to golf courses, beaches at the doorstep for dogs, excellent restaurants and spa facilities at W hotel and at the marina club house. But for the majority of Singaporeans, sentosa properties are a no go. Too inaccessible for daily commutes, and cons outweighs any tangible benefits.

    cape royal and w residences.. if need to relaunch after 10 years, means in the 10 years they could not sell finish and developer need to pay absd is it? and if u see the coast at sentosa, got ppl hold for less than 1 year and flip for 1 million leh!!

    Used to stay there under rental just to see if I would like the lifestyle, inconvenience without car is REAL as my sister takes 30-45mins just to get out of Cove via their buses. Has to come back by 930 due to the last bus if not no cab willing to fetch. Nothing but horror, friends teased me to buy my old rental 4bedroom house in W Residences back in the afternoon after seeing the fire sale. Couldn't help but burst out laughing saying buy confirm lose money.

    What about rental value on Sentosa? Friend of mine who owns a unit there told me rental yield is good. People may not want to buy, but expats like to rent there during Covid period. MCST fees could be high though.

    Can One imagine / determine the Profit Margins from the earlier batch ?
    what's the Monthly Maintenence Fees, Annual Property Taxes ?

    I went to W once and needed to find my way out. Without a car, could not get a Grab as it's too far in. It took me 30 mins to get to the nearest MRT.

    These condo owners (around $3mil ish price) are working class local people who put their life savings money into this! 😢
    Sad that many people have the preconception that buyers who buy in Sentosa are too rich to care about losing money. It’s mostly those landed bungalows in Sentosa owners.

    This Sentosa sale just proves that no OCR leasehold condo is worth $1700psf. For example Lentor at $2K+ psf is crazy. But still i personally won't buy Sentosa as there's not much amenities there except Vivocity, however everything has a fair value and for the same price you can see why some would prefer staying at Sentosa for the lifestyle rather than places like Lentor.

      I wun use this to compare to OCR or any other projects in Singapore. Sentosa is niche market and W residence is a niche of a niche project. I think a property in JB is a better comparison than Sentosa cove to the general real estate market in Singapore.
      The only viable buyers of Sentosa are those in the international real estate market with access and experience dealing with potential tenants/buyers overseas. Anyone who buy Sentosa and list on propertyguru is probably not the right buyer.

    Today's news released 65 units snapped up over weekend. 94% of the buyers being Singaporeans and permanent residents. I don't know if they have seen your video already. I feel sad for these guys. Even sadder for those who bought at greater than 2000 psf.

      But the hindsight commentary were based on data which I think is a valid warning to potential buyers that r thinking of buying just bcos it’s a 40% fire sale. There’s a reason for the fire sale, if one buys for homestay n lifestyle at Sentosa then it might b a good buy. I would still go in n negotiate lower PSF if I really want to buy n I m sure the developers will look at every transactions
