    Brandon, this is 100% spot on. That 1st day for FSBO, they are on cloud nine, but by day 30 they're feeling the pain because they don't know what to expect. Think about it: we feel the pressure and we know what's going on, now imagine a FSBO.

    This is awesome. A struggle I have is getting a 3% commission on my end with FSBO

      Sometimes to get the listing you have to go to 2.5% on your side or even 2%....
      2% is better than 0%. On the Listing side.

    fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

      Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.

      Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Margaret Johnson Arndt for the last five years or so, and her returns have been pretty much amazing.

      I just looked her up on the internet and found her webpage with her credentials. I wrote her a outlining my financial objectives and planned a call with her.

    Contrary to other comments, I dont feel this addresses what I see. Most fisbos, want to way over price and even still pay the agent as cheap as possible. And yes, many will be happy to use the heck out of an agent, then try to find a buyers agent that will use the buyer’s compensation to rebate their purchase. Just what I see with many fisbo

    I thought so on timing I usually leave the FSBO redex alone for a month and go for 4 weeks plus 'ripeness' ratio

    Brandon, if you are giving them all of the service without actually having them as your client. What will make them actually sign with you, if they ask, what will be the difference between having them as a client vs not?

      Hopefully they'll get so sick of all the lowball offers or all the phone calls or all the unqualified people coming to look at there home that they've been talking to you on the phone that they'll use you to Sell their home.... that's the purpose and if not like Brandon said try to get them as a buyer for their next house they purchase

    Brandon, the FSBO script seems like the opposite of what you’re saying here. If we aren’t trying to win the listing on the first call, why are we asking “if you’re unable to sell the home on your own, would you consider potentially meeting with me?” Just curious, as I feel like you guys are saying here NOT to do that. Thanks for all you do!

    Hey .... that Wedding conversion technique works. In fact, that is how Ive met my last 3 wives.
