In Canada it’s Vendor Take Back
at about 8:30 we discuss an example where theres a 240k balance 9% interest note, the investor wants to buy it at a discount for 200,000. if the investor buys for 200k, and the note stays paying 2400/mo, isnt that 14.4%? 2400*12 = 28,800. 28,800/200k = 14.4% not 12%. however, 28,800/240k = 12%, but the investor didnt pay 240k right? Am I misunderstanding or did he misspeak?

Well, most people would really need a course if they want to do this. It's a lot to learn.
Information is power, and the quickest to get there is learning from someone who has already done it.
You just showed me how unattractive promissory notes are as an investor. Thank you! It's a very big risk and if you have to enforce the note, your only options are to take a 20-50% loss... that's insane! Much better to invest in a high yield account instead. Btw: this is also a bit of click bait. You said 12-15% returns and then your example is for 6%. Tbh, the only chances of getting 12-15% would be with strangers and that's even more of a risk!!!😂😂😂
