For a community to be considered "as a 55+ community , the housing must be intended and operated for occupancy by persons 55 years of age or older and meet the following requirements: At least 80% of the occupied units are occupied by at least one person 55 years of age or older. The communities usually have age cut offs of 45 years old for the remaining 20%.
They usually provide more affordable homes and they come with an HOA that can include a range of things from lawn care, to amenities such as pools, gyms, recreational activities to name a few. As a real estate agent in the area I can show you both new build and resale homes in 55+ communities.

i've noticed that these new construction homes in south florida r basically the same. i've watched about 20 of these videos, from port saint lucie, west palm, westlake, boca, etc. , and they all have the basic floor plan. the bedrooms r up front, along with a dining room, laundry room and garage door. they r partly open, but half the house is chopped up and sectioned off. where r the real 'open' concepts? whereby all i c is the kitchen located towards the rear, the rest is open space and the bedrooms r hidden on the other side
