LOL but what about property tax I'm disabled 60 years old and I don't make nothing but my disability I shouldn't have any property tax and the mortgage company is holding the note so from a bankruptcy 7 years ago so they should be paying the taxes not me.

I started my business with my wife it’s time to make that LLC because we have all of our equipment in the house.
You can only depreciate the houses value and have to subtract the land value to figure out the real depreciation.

You forgot to subtract the cost of the land from the 250k because land cannot be depreciated.
LLC is limited liabiliy company not corporation. LLC's cannot deduct 10% of charity contributions. A C Corporation can.

An LLC is not required. It is asset protection.

Shouldn't you sell your realestate after 27.5 years so you can buy another property to claim depreciation?
Why not take a loan against your equity to buy another property? If you sell, you have to recapture depreciation and pay tax on it.
