I like Lennar because you get what you see. People got wooed by other builders' models then get disappointed when they start to realize every single thing they like is an upgrade.
The kitchen dining room family room area is way too small for that size house. The scaling is off. The kitchen is a good size but the family room is condo sized.

Nice house, but the chirping noise has to go, I love the courtyard going to the entry way gives a little privacy. but all around it is a nice house, and I love the fact all the bedrooms have ensuite bathrooms.
For folks outside the Orange County neighborhood that don't know Irvine, here is the bottom line - it is like living in a sardine can! You have neighbors on top of each other and you can see in this $3MM home, your neighbor is within arms reach. And since all these new homes are in 'master planned' communities - another words, HOA, you will be paying major $$ each month to incompetent property managers and the association board to tell YOU what you can and cannot do to your home!!! Within the city, traffic is insane. You have people come from all over the world wanting to live here because of the schools and as a result, folks don't pay much attention to traffic laws. Irvine PD is helpless to do anything as they concentrate on more important crimes. But isn't Irvine a safe city? Over all, yes but there have been murders committed within gated communities so don't think crime, or murder, can't find you. So if you have $3.00MM burning a hole in your pocketbook and want to buy in Irvine, don't say you weren't warned as you'll just be another statistic in the rat race in OC. $3MM may be impressive in other parts of the country but in this corner of the woods, it is just another track house packed into a sardine can!
Exactly! Expect a monthly HOA in the $500-700 range on top of your mortgage, taxes, and insurance. Most HOA are a "secret club", they are unreachable. Instead they turn day-to-day operations over to a property management company. These companies are filled with people right out of business college who will not answer the phone or get back to you anytime soon. They WILL put a lien on your house if you miss or are late on a payment.
The house itself is built upwards, to hide the fact that it's on a postage size lot.
As you said perfectly, $3 million is the new $250, 000 in Irvine!

Irvine is in Orange County, just north of San Diego and south of Los Angeles.
This is all what used to be El Toro Marine Airbase. It a EXTREMELY valuable piece of dirt that the Irvine Company is exploiting for every dollar it can, thus $3.2 cracker boxes!
That is until all the toxins start showing up from all the stored ammunition and jet fuel that was there for decades....then let see how much that "house" is worth!

The lay out is so weird, itâs not cozy, warm welcome, the full baths for what?
Three fire places outside and none inside. The pantry is closer to the back door than the kitchen. None my idea of a great design!
Because California law says new home construction cannot have wood burning fire places anymore...:(

Itâs pretty but a shame it doesnât have a 4 car garage. For 3 mil I would want a 4 car and frankly they have the room if they just get rid of that ugly useless sitting nook in the front courtyard and bump out the garage to be the full width of that. Also I kinda would want a two story foyer and great room. Why do the cheapo mcmansions have the better show features then the high priced mcmansions and real mansions normally never have the double height foyers and double height great rooms ?
If you want a 4 car garage in Irvine get ready to get closer to 8 million in Shady Canyon or Turtle Rock neighborhoods.
