    The barn is coming on a treat now, it must be a great job to be involved with.
    The blending valve must be a pain for you and the customer, now definitely some form of access
    Is required, as suggested maybe remove the bath and try from under there. Then thermal camera again
    or an endoscopic camera? Depending on what the customer wants to do and spend etc. Great film and
    as you know my favourite channel, thank you for the continued fantastic content. Have a great rest of the

      The blending valve saga has now been quoted for to rectify with a huge quote to cover the whole bathroom floor coming up…. However I have advised for the original builder to do the right thing and put it right at there expense.

    Great content as usual mate👍🏻 The hunt for the elusive blending valve seems to be going well!!! What a ball ache mate, how the hell do you price that, you could be there for days! I own the Dewalt cordless m class dust extractor and it beeps when the battery is low and when suction is lost it’s a pita and all the other trades love it😂

    Great video mate .... I doubted you would pick up the pipes behind the tiles but it was worth a try .... I think next step has to be get the bath out and hope they've left some sort off access to the pipework below even if it's too uplift an unseen tile under the bath , it's going to be a pain , but it will make a great video ..... good luck though 👍

      I’ve also added its would be better to get the original builders back to do it… they need ti do the right thing to be honest

    If the joist run from the front of the bathroom to the back you may be able to lift the floor boards in the hallway to get a view of what's going on. (Granted that is a lot of effort.)

    Regarding that bath tap, hopefully you can remove the bath and pull the tap up as it should have flexis on. I’d probably be looking at the tap itself having the blending valve built in. I see it a lot in commercial premises to save space. Quite intrigued to see the end of this one definitely a head scratcher.

    Torrent/tavistock do the same cistern but as an "In Wall" version with a large flush plate which can be serviced inwall via the flush plate. Much better option than the furniture cistern when you are tiling into a wall so you dont need access doors/shelves to get into service the cistern if required. Part Code TR9009

    Regarding the bath tap have you tried changing the tap cartridge? Just thinking it could be passing cold. You could possibly test this by isolating the hot supply and then turning the tap on in the hot position and see if any water comes out.

      Yep done that mate, checked everywhere……
      I’ve just sent a quote over to the guy as that’s the whole purpose for trying to find it… however how do you price for something you can’t find…. Let’s just say the quote isn’t cheap as for all I know the whole floor has got to come up… and it could still be hidden 🤷🏼‍♂️🤷🏼‍♂️

      What about if the blending valve is in void behind the bath !!
      You could as others have said before isolate the cold to the tap & if the tap stops working, you know the blending valve has shut down due to no cold water passing through it! At least you thrn know there is one!!!
      If it doesn't shut down then the tap could have a casting issue with the tap passing cold into the hot supply !
      Is the cold actually balanced from the unvented cylinder or direct off the street to it!
      If its not off the balanced connection to the cylinder thrn too much cold could be passing into the tap , having said that then the basin would be the same!!
      Maybe The connection to the tap under the floor if it's on fkexys could be twisted restricting the hot to the tap!!!
      Is there any access to the crawl space behind the bath at all could be lurking in there !!!
      I must admit I love jobs like that as I like to find out & get it working !!
      One last thought have the neighbours got similar issues as in temp probs or maybe unaware & just have a 38° tepid bath !!
      Someone must know the plumbers who did the install as opposed to the builders who don't give a toss!!

    I always use moisture board, hardy backer type stuff is a ball ache to cut. Just use a aqua seal type product before you tile

    Have a look just outside bath door under carpet. Maybe a hatch. That’s were I would have put it knowing it was going to be tiled.

      Don’t do it at that age , what you do, instead wasting your money, do the Gas course , doesn’t require plumbing courses , and you have way more chances to start as a beginner, with many companies. After that you can study plumbing at this ages is not worth it , there’s to much plumbers as it is , but not enough gas engineers.

    We have new house in the US with a free standing tub in the middle of the bath. They put ours in a linen closet. The closet people were making panels and thought nothing of covering it up. I caught that and had them leave it open and attach the cover to the closet material. We would be in the same boat. Not sure if I didn't see that valve if I would ever suspect it being in a closet.

    Remove the bath tap, put isolating flexi’s on both feeds and run them independently to confirm the hot flow. I’ve had this fault before, had to go through the wall in the bedroom to replace the bath tap, that one looks an even bigger ball-ache. I’m sure you already know this but it helps others when you vlog about it.

    Would be interesting if you managed to do a follow up (if practical) even if original installer comes back to sort.
    I know your customer is in the trade and wanted that bath with the taps in that location, but I would never do that without some removable panel behind it. Different strokes!

    It may be a long shot but I'd try lifting the bath a wee bit to see if the blending valve is under it or is the base of the bath sitting on the floor in which case it won't be there

      It’s a valve that has hot and cold feeds into it, then a “blended” pipe coming out with a regulated temperature… often used on nursing homes etc to stop scolding. They have now started to fit them in baths in new builds…

    Sounds obvious but did you turn up the hot water temp on the boiler before using the camera.
    Thinking out loud here. Feel free to tell me I'm talking rot as I'm only a trainee 😊 but Ive got a job coming up to replace a bar shower that only gets lukewarm. Customer has to turn the basin tap on to get it to go hot. I'm thinking in their case it's a pressure imbalance between hot and cold. I know you checked the cartridge at the start, maybe the hot flow is blocked somehow. Wondering if there even is a tmv there.
    Dunno 😏 like I say just thinking out loud.

    Beeping is because airflow is reduced. Hose, filter or bag. A feature of m-class dust extractors to make you fix it!

    Maybe whip bath out and cut a hatch under bath. Somewhere that the damage won't be seen. It has to be close by in that bathroom.. but to be honest as you know it could be anywhere! Great video

      Did you lift the bath up and gets torch under it. The thermal image wasn't able to pick the waste pipe up..makes me still think it's under the bath. They usually are not fixed down are they as they're free standing it's likely moveable no? Lift a corner and get a your head on the floor with a torch. I would be surprised if it's not under there now. Good luck bud

    Did you check the attic space above the bathroom for the blending valve. Also maybe there is a kink in the pipe or blockage.

    Take the tabs off on the bath and run Draper Wi-Fi Endoscope Inspection Camera
    You'll be able to follow it back and probably see they've joined it to the cold water feed some where

    Loft? Circuitous pipe routing. Might run up and then back down inside stud partition. Who would put a blending valve in an inaccessible location in the first place?
    I've found all sorts of stuff in lofts.

    Hi mark great video as usual, did you try turning off the cold water to the bathroom and just leave w hot on and see if you can get up to 60 c , the cold maybe passing in the cartridge happened to me before 😁
    Is there definitely a blending valve installed somewhere ? Any way of getting contact with original plumber ? Could save you a c**t of a job 😀

    2 things in that bathroom.how are you accessing the ballofix valve behind the bulkhead and would it not have been better to use a branch instead of a strap on for the basin.

    how long did it take for the HW to reach the bath when u turned it on? if it was only a couple of seconds the TMV has to be between the basin and bath

    I enjoyed watching your video. Regarding the customer's issue, If I'm not mistaken, it is an offence to conceal a serviceable fitting or make it inaccessible on the water supply. The water supply regulations 1999 state:
    - "No fitting which is designed to be operated or maintained, whether manually or electronically, or which consists of a joint, shall be a concealed water fitting."
    I really would think this should be sorted by the builders as it sounds like an illegal installation. By hiding the blending valve, which is a manually adjustable part, they have failed to comply with the regulations (and common sense to be honest). Minimum the builder should be covering the owner's costs. Assuming it is not the tap that is at fault.

    Hi Mark why not take a hot feed from the basin tap and blank off the other Hot under the bath not telling you your job wrong one nice chrome pipe behind?

      Great idea in principle but as everything is hidden you would still have to start breaking up walls/floors etc….. this isn’t an easy fix unfortunatly

    Mate could it be a thermostatic tap? Have seen a floorstanding one somewhere, cant remember if it was a single lever tho.....Think it was a Grohe.

    It's a real bummer this bathroom blender carry on mark, to find out if there is a blender or not I would switch the water off, open some down stairs taps to take the pressure off then shut them, go to the bath and have A look in the hose on that fancy bath shower and make sure there isn't a check valve in it and if there is remove it then open the basin hot then open the bath hot and blow down the hose at the bath and see if you get any air at the basin or do it the other way round or even use compressed air. This may tell you if there is a blender in the circuit somewhere

    I'm sure you have asked but As it's a new build surely the owners were given a new home pack? We did and it has the wiring diagrams and everything in it about what the developers installed down to the model of sink basin shower ect. We're lucky we got a cheapo mixer tap for the bath and showers lol whats the saying no expense spent lol

      Boo hiss, Dont suppose any of the neighbours had a similar problem and if they got it sorted? I love to hate new builds great way to get on property ladder for us part rent part buy. However the houses are thrown up and made to look all nice God help anyone who tries to sort out our cistern for example beind a tiled wall with the only access through the push Button grrrrr

    Not sure if it will be of any help but... The Water Regs normally insist on TMVs being no more than 2m away from the tap max for legionella. I know in a bathroom that size 2m could be anywhere but still, that is presuming the installers even cared anyway. The only other thing, is the tap itself actually any type of blending valve like you find on a bar shower? Again I would think this unlikely but I have never not been surprised by some of the odd design decisions that manufacturers are making these days.
    Keep going though, not enough plumbers are showing the real world pain in the a*** that this job can be!

    Can you not try using the thermal
    Imagining camera on the ceiling in the room below the bathroom, will be easier to pick up threw plasterboard than tiles, might be worth a quick glance before the removal of the suite. Jordan

    I’m presuming there will be unvented cylinder, why with large baths aren’t you running 22mm pipe?

      Yep pressurised HWS, it 22mm coming into the bathrooms then stepped down, won’t be an issue 👍🏼👍🏼

    Work at your mates house is coming on good,have you looked in void/boxing under window sill,for that t.m.v.? Whoever fitted it should of told customer where it is,if it's a newish house customer may have handover doc's showing where all services are.

    Why is there such problems on a new house? It looks really nice on the surface but I wouldn't be happy if I bought a new build with problems. Surely the builders would know where the blending valve etc is.

      As said in the previous videos and the links in this video, the houses are less than 2 years old and they have horrific issues, builders have washed there hands with it hence me working on about 4 of these builds over the last year, from replacing shower screens and cubicles to trying to find blending valves that don’t want to be found

      I use PolyPipe, stocked on the shelf at my local plumbase so it’s easier.
      Also find it’s the easiest to work with as it’s very flexible

      I think it is a valve which takes both HOT and COLD feeds - and then gives a mixed output at some pre-set temperature (often used in sheltered housing etc so vulnerable folks cannot easily scold themselves in baths or showers as the max temp is "capped").
      I know them as "theremostatic mixing valve" but I think they are basically the same thing.

    Fancy designs of the bathroom makes it look good , but when it comes to maintenance, it’s no use at all, bad access to anything and very costly to fix anything , I prefer everything boxed in , instead buried underneath it. That’s where tiler’s rip you off . 😳😂😂😂 my advice stick with some of old fashioned designs , box the pipe work in , always!

    Can’t see how any plumber could put a blending valve in a tiled floor 🤷‍♂️
    From looks of pipe work in 1st video Could try cutting a valve onto the balanced cold supply in cylinder cupboard so can isolate the cold supply to the tap or blending valve but keep only the hot live and try running the bath tap if it’s hotter there’s definitely a blending valve somewhere if not it’s a issue with tap maybe?
    My guess it will be under the tap absolutely useless
    customer should get builder back can’t sign a new build property off without setting the blending valve correctly

    Mate that problem with tge blending valve is an absolute disgrace,surely anyone with half a brain would have put the valve in a cupboard or wardrobe where it would have been easily accessed.i bet the people are in bits
