There's a desk that can be raised or lowered so you can stand at it I think. And underneath you can put a hammock. So you can take naps under the desk when you're not working. Don't need to waste space on a bed. Just get a comfy recliner

People missing the context of this a bit - that kind of location in London you'll get a lot of people who like someone I know does 3-4 days a month very intensive work in London doing audits (makes a lot of money) and just uses a place like that to crash. The rest of the time working from home well outside of London.

Some of these spaces are okay for a janitor's dayroom, because it wouldn't be the person's actual home, but just a place to store your personal effects and relax during breaks. It's also 130 meters away from a train station and 4.5 miles from Buckingham Palace, while only 150k. You could get to Waterloo in minutes. Sure it's not going to be a great experience living there, but if all you want is a place to sleep close to work, it's pretty good. If you only spent 4 nights a week there you might not even bother with a double bed, which fixes a lot of issues.
The correct move here would be to have a small bed along the top wall, and a desk with 1 gaming chair in the middle corner. No sofa because who are you kidding, you're not going to invite people to that shithole. No need for a dining area, because you'll just eat at your computer/desk.

Without destroying the closet or cutting any beds, the move would be to use a futon as both the couch and bed. Move it to the center of the wall. Rest of the furniture stays in place.

I do own an expensive L shape sofa , that as both storage and movable extension to make it a queen size bed. If you buy it properly solid quality they can compete with beds comfortable cushioning. I got it as a option for guest. Don't even need the extension open if you sleep alone. That's definitely what I would use here.
If this was Japan, no one would be surprised at the square footage. They'd be recommending you buy a bed that also becomes a desk, a couch, a dining room table, a full kitchen, a closet, a butler's pantry, a dog washing station, a shoe rack, a beer cooler, an office, and a weight room, all with the push of a few buttons.

Yeah, London. Checks out. My room was 5sqm when I lived there. I had to fit all my belongings, most of my kitchen stuff (I only had a small shelf in the kitchen), and a very chunky single-and-a-half bed that I couldn't change because it was part of the inventory.
I mean, it can also be a folding futon in case one gets company. Mostly I think it is to give a sense of separation and designation to spaces, particularly since the area is so small. You know how DearModern tries to dedicate "zones" so things stay functional and separated? It's that. Basically so that your bed doesn't become your "one area" when it should only be for sleep and other bed-specific stuff. Otherwise you start to feel like you are in a sad dorm room or prison cell.

Technically it's an 'efficiency' since it doesn't have a separate/dedicated bedroom. I've seen janitor's closets that are bigger than this 'flat.' I don't know how that space even got pass the local zoning board given the fact that that wall opposite the kitchenette looks less than 3 feet from the front face of the cabinets. But these challenging spaces really get the creative juices flowing when it comes to space planning. Consider an elevated/upper bunk-height type bed with a desk, couch, TV, etc. below. All electric is not a good idea. It costs 4 times the price of gas to heat the place (without economy 7 which has it's own issues). I know from experience.

Agreed, I live in a drafty studio with high ceilings and it costs me about 70p per radiator per hour. Last winter I got chilblains from not being able to heat it adequately 😢 I'd kill for gas instead

Be careful with this one, but a thick blanket over an oil radiator and your lap, if turned on for just a few minutes, then switched off so it doesn't overheat is toasty for a surprisingly long time.
@@nataliebutlersadly, there is no fireplace in which to heat your bed warmer (the pan for coals on a long handle). Best purchase a nightcap - the cloth kind, to keep your head warm! Also, the good news is you don’t need bed curtains to keep the heat in, a la Scrooge’s flat in Dickens’ A Christmas Carol. In this flat, just put curtains up around the whole flat, on every wall and window. The whole thing is the size of a bed anyway! And the curtains will act like tapestries on castle walls. Maybe grow your hair out, too, as an escape route from this tiny tower room to which you’ve been banished!

Just about the weirdest layout I have ever seen.😮 If possible buy raised bed with drawers underneath in place of closet. Or no drawers? Use luggage. Just live out of the suitcases. Depending on ceiling height you could use a Murphy bed or sofa bed. Then use a closet cabinet storage unit. Hard to make a"silk purse" outta this one!

You're right. But I would remove the closet to make room for a private work area, build a raised platform bed complete with functional storage space, place a small loveseat or sofa by the window. I would switch the placement of the kitchen area (stove and sink) with the placement of the dining area and add in a full size refrigerator,some extra shelving, and oval-shaped kitchen isle. And the space between the kitchen and the bathroom can be used as a dining room or renovated into a bigger closet/sleeping quarter, if you downscale bathroom with the sink, toilet, and tub( modern claw foot tub) residing along the same wall facing in the direction of the kitchen.
What a wonderful problem to have though 😂 I'm quite pleased with my Ford Explorer home now, but a decade of living in cars (mostly with no budget for remodeling them) makes a person really creatively flexible with small spaces I guess, because I think everyone's being a bit rough on that flat! I bet I could subdivide that layout a bit and make it feel really pleasant, like work with the funky angles and lean into the cozy smallness. It lends itself to the vibe of a small treehouse. I suppose it's subjective. I do enjoy adapting to unusual environments. But I think any living space can have a beauty of its own if you look at it the right way!
They used to come around to mine every two weeks, for about an hour a time, until one day last summer, when it was a hot day and I answered the door naked and invited them in, well I think I got banned or something because not a single person has been back since and it’s been nearly a year…
Had I moved in there, I think the first thing on my to-do list would be to rip all that horrible carpet up and replace it with vinyl and have a large rug in the living area. Another thing you could do is have a raised single bed with a stepladder like you often see in those tiny houses in the far corner and then have a reading light where that light thing on the wall is, only a bit higher up. And yes, I'd get rid of that closet and have one light switch where the entrance door is and another one next to the reading light. I think the one issue with all that is though, if one needs to get up and go to the bathroom in the middle of the night, it would mean having to climb down and go all the way to the other end of the unit. I have one of those two-way bathrooms, so I only have to get up and walk through the door, so I'd be missing my two-way bathroom had I moved into such a place.
I love the idea to cut the bed! It makes perfect sense. Unless of course, you may one day want to actually put any kind of regular mattress and linens on it. Custom bed & custom bedding - no ta, just get a shorter bloody sofa!

I think you could make a Murphy bed fit. Get Hands Dirty (on yourube) build herself a custom Murphy bed that’s a sofa when it’s up. The bed fits right over her coffee table and everything. That would fix it so you don’t need to cut the cm mattress to make it fit. You could also make that whole wall floor to ceiling cabinets to add storage Idk if it’s well designed for feng shui, but her tiny apartment is gorgeous and looks extremely well laid out
One time I cut my foam queen mattress into a twin mattress cuz I had a smaller room and kept the other piece in storage. So when I wanted to have a queen just put the other piece back.
This is like a puzzle! The run of kitchen units could be reduced, maybe have one of those compact ones that can be hidden behind doors? Little bit of space can be taken from the bathroom. Have a shower instead of a full bath, move the sink so the wall can be moved. Put a bed on that little diagonal wall facing the entry door. Storage underneath the bed.
I once saw an apt with no real space for an individual bed, the electric breakers panel was placed behind the kitchen cabinets so I would have had to UNMOUNT the whole wooden structure to get to them, and the only space for a fridge was in the middle of the kitchen as if it were a center table.
I could definitely see this work when I was a single guy, working an office job and studying\partying. Basically a meter wide bed would fit sideways where the bed is, you can even keep the cupboard if you sit on the bed instead (or make it a Murphy with a couch) and you only return there to soak in bath and sleep. If it's in a prime location it's not bad for a bachelor pad. Or bachelorette, why not.
Remove the bath and have a shower, move the boiler to the bathroom with a washer/dryer. Make a walk in closet where the boiler was (instead of 2 seperate spaces, make it one where the hallway to both starts). Make the counter shorter (as th washing machine isn’t there now), and put a reading chair in its place
Yes, I was scrolling down the comments to see if anyone considered the bathtub a waste of space. I had a 30 m² flat once with a bathtub (this is 22) and I would have loved a shower. Now, in my current flat with 32 m², I have a very compact bathroom with a shower and more living space. While it's only 2 m² bigger than the previous flat, it feels a lot bigger.
Parts of London really are this insane & exploitative - well actually most of it- our govt are full of greedy landlords/property owners - so they avoid all or most regulations around housing/renting/etc whenever possible, & of course, do nothing to regulate these shit conversions, and so on...same shit for many many decades.

Put a pull-down bed on the wall opposite the door. During the day you can use that space for whatever, at night you pull your bed down. Same thing with a dining table. Make it so you can fold it up.

I like original forms and regular squares are dull - plus what’s most important - tons of light and that can’t be bought ! At any price plus the view ? You would never feel squeezed because of spacious windows !!!!
I would put a sofa to sleep on and an armchair. You use either bed (night) or sofa (day) so it doesn't make sense to have both when there's no space. And you don't want a kitchen in your bedroom, sheets smelling like onion. So it's better to hide it in the sofa's storage.

Yeah, London. Checks out. My room was 5sqm when I lived there. I had to fit all my belongings, most of my kitchen stuff (I only had a small shelf in the kitchen), and a very chunky single-and-a-half bed that I couldn't change because it was part of the inventory.

I mean, it can also be a folding futon in case one gets company. Mostly I think it is to give a sense of separation and designation to spaces, particularly since the area is so small. You know how DearModern tries to dedicate "zones" so things stay functional and separated? It's that. Basically so that your bed doesn't become your "one area" when it should only be for sleep and other bed-specific stuff. Otherwise you start to feel like you are in a sad dorm room or prison cell.
@@edstella I get that, but that doesn't mean the couch has to be that enormous. What about a loveseat or two beanbags or smaller padded chairs? That couch is ungainly in that space, and you have to literally cut the bed to fit it in anyway 😂

If an investor bought this as a short term rental property it would be worth investing in a Murphy bed that has a sofa when it’s in the up position. That would free up either side for MUCH needed storage or a desk giving even more room to the place. I love these vids. ❤
Moving the entrance door 🚪 to the adjacent wall will do wonders. No cutting beds then. Should be possible as it's currently passageway. Maybe it's electrical distribution that will hinder that option.

I'd put a couch that doubles as a single bed (if you didn't need a double income), a tiny table for a laptop, and a small desk across the kitchen. Problem solved.

Based on the plans saying FIRST FLOOR, this was NOT supposed to be a studio! What monster decided to split the levels? It wouldn't have been great, but you could at least have made this space work as a living room/kitchen only area!

Almost everywhere has its entrance on the ground floor.
Technically it's an 'efficiency' since it doesn't have a separate/dedicated bedroom. I've seen janitor's closets that are bigger than this 'flat.'
I don't know how that space even got pass the local zoning board given the fact that that wall opposite the kitchenette looks less than 3 feet from the front face of the cabinets.
But these challenging spaces really get the creative juices flowing when it comes to space planning. Consider an elevated/upper bunk-height type bed with a desk, couch, TV, etc. below. You'll get to keep the closet by the entrance.

All electric is not a good idea. It costs 4 times the price of gas to heat the place (without economy 7 which has it's own issues). I know from experience.

Agreed, I live in a drafty studio with high ceilings and it costs me about 70p per radiator per hour. Last winter I got chilblains from not being able to heat it adequately 😢 I'd kill for gas instead
@@harrietdrums I'd recommend a hot water bottle inside a dressing gown (it really warms your core) and wool socks. Be careful with this one, but a thick blanket over an oil radiator and your lap, if turned on for just a few minutes, then switched off so it doesn't overheat is toasty for a surprisingly long time.
@@nataliebutlersadly, there is no fireplace in which to heat your bed warmer (the pan for coals on a long handle). Best purchase a nightcap - the cloth kind, to keep your head warm! Also, the good news is you don’t need bed curtains to keep the heat in, a la Scrooge’s flat in Dickens’ A Christmas Carol. In this flat, just put curtains up around the whole flat, on every wall and window. The whole thing is the size of a bed anyway! And the curtains will act like tapestries on castle walls. Maybe grow your hair out, too, as an escape route from this tiny tower room to which you’ve been banished!

Oh you do need a boiler in the UK, you can get a smaller one, but without one you would not have hot water in your taps.

Just about the weirdest layout I have ever seen.😮 If possible buy raised bed with drawers underneath in place of closet. Or no drawers? Use luggage. Just live out of the suitcases. Depending on ceiling height you could use a Murphy bed or sofa bed. Then use a closet cabinet storage unit. Hard to make a"silk purse" outta this one!
I would get a Murphy bed / sofa. Sofa and bookshelves by day, bed comes down at night.

@@aiaesthetics1124 Not sure what you mean. I have a couch that's a convertible murphy bed. When the bed is down, it's a bed. When the bed is up, it's a sofa. Search for Wilding Wallbeds; that's where I got it from. I have it in my ADU because it was the only way to fit both a good sized sofa and a big bed. Works great.
or you could use a single bed? same orientation but without needing to cut a mattress???

You're right. But I would remove the closet to make room for a private work area, build a raised platform bed complete with functional storage space, place a small loveseat or sofa by the window. I would switch the placement of the kitchen area (stove and sink) with the placement of the dining area and add in a full size refrigerator,some extra shelving, and oval-shaped kitchen isle. And the space between the kitchen and the bathroom can be used as a dining room or renovated into a bigger closet/sleeping quarter, if you downscale bathroom with the sink, toilet, and tub( modern claw foot tub) residing along the same wall facing in the direction of the kitchen.
What a wonderful problem to have though 😂 I'm quite pleased with my Ford Explorer home now, but a decade of living in cars (mostly with no budget for remodeling them) makes a person really creatively flexible with small spaces I guess, because I think everyone's being a bit rough on that flat!
I bet I could subdivide that layout a bit and make it feel really pleasant, like work with the funky angles and lean into the cozy smallness. It lends itself to the vibe of a small treehouse.
I suppose it's subjective. I do enjoy adapting to unusual environments. But I think any living space can have a beauty of its own if you look at it the right way!

Had I moved in there, I think the first thing on my to-do list would be to rip all that horrible carpet up and replace it with vinyl and have a large rug in the living area. Another thing you could do is have a raised single bed with a stepladder like you often see in those tiny houses in the far corner and then have a reading light where that light thing on the wall is, only a bit higher up. And yes, I'd get rid of that closet and have one light switch where the entrance door is and another one next to the reading light. I think the one issue with all that is though, if one needs to get up and go to the bathroom in the middle of the night, it would mean having to climb down and go all the way to the other end of the unit. I have one of those two-way bathrooms, so I only have to get up and walk through the door, so I'd be missing my two-way bathroom had I moved into such a place.
I love the idea to cut the bed! It makes perfect sense. Unless of course, you may one day want to actually put any kind of regular mattress and linens on it. Custom bed & custom bedding - no ta, just get a shorter bloody sofa!

I think you could make a Murphy bed fit. Get Hands Dirty (on yourube) build herself a custom Murphy bed that’s a sofa when it’s up. The bed fits right over her coffee table and everything. That would fix it so you don’t need to cut the cm mattress to make it fit. You could also make that whole wall floor to ceiling cabinets to add storage

One time I cut my foam queen mattress into a twin mattress cuz I had a smaller room and kept the other piece in storage. So when I wanted to have a queen just put the other piece back.

This is like a puzzle! The run of kitchen units could be reduced, maybe have one of those compact ones that can be hidden behind doors? Little bit of space can be taken from the bathroom. Have a shower instead of a full bath, move the sink so the wall can be moved. Put a bed on that little diagonal wall facing the entry door. Storage underneath the bed.

I once saw an apt with no real space for an individual bed, the electric breakers panel was placed behind the kitchen cabinets so I would have had to UNMOUNT the whole wooden structure to get to them, and the only space for a fridge was in the middle of the kitchen as if it were a center table.

I could definitely see this work when I was a single guy, working an office job and studying\partying.
Basically a meter wide bed would fit sideways where the bed is, you can even keep the cupboard if you sit on the bed instead (or make it a Murphy with a couch) and you only return there to soak in bath and sleep. If it's in a prime location it's not bad for a bachelor pad. Or bachelorette, why not.
Remove the bath and have a shower, move the boiler to the bathroom with a washer/dryer. Make a walk in closet where the boiler was (instead of 2 seperate spaces, make it one where the hallway to both starts). Make the counter shorter (as th washing machine isn’t there now), and put a reading chair in its place
Yes, I was scrolling down the comments to see if anyone considered the bathtub a waste of space. I had a 30 m² flat once with a bathtub (this is 22) and I would have loved a shower. Now, in my current flat with 32 m², I have a very compact bathroom with a shower and more living space. While it's only 2 m² bigger than the previous flat, it feels a lot bigger.
Price for that is USD 190.000, plus the changes you mentioned (-boiler, -closet). Can't be serious.
Parts of London really are this insane & exploitative - well actually most of it- our govt are full of greedy landlords/property owners - so they avoid all or most regulations around housing/renting/etc whenever possible, & of course, do nothing to regulate these shit conversions, and so on...same shit for many many decades.

Put a pull-down bed on the wall opposite the door. During the day you can use that space for whatever, at night you pull your bed down. Same thing with a dining table. Make it so you can fold it up.
Without doing any remodeling I would go with a twin bed sideways along that wall with the closet. I know it's facing the closet but you work with what you have
I like original forms and regular squares are dull - plus what’s most important - tons of light and that can’t be bought ! At any price plus the view ? You would never feel squeezed because of spacious windows !!!!

I would put a sofa to sleep on and an armchair. You use either bed (night) or sofa (day) so it doesn't make sense to have both when there's no space. And you don't want a kitchen in your bedroom, sheets smelling like onion. So it's better to hide it in the sofa's storage.
