- Most of the times there are lots of conflicts arising between clients (house owners) and contractors. We will tell you the reasons for fights between house owners and contactors in this video on Ghar Plans.
Lots of people say and comment that contractors cheat a lot. On the other hand, contractors also have some reservations about their clients. I wwill highlight some of these over here:
Firstly, they say that there is a category of contactors who cheat in material quality but house owners also cheat in quality of material as well. They tend to decide comparatively lower quality material in the beginning and then come up with higher quality materials once the construction is started. I will give an example over here. They say that they need quality no. 1 in bricks but once the construction is started, they say that brick of specific kiln is acceptable to them.
Secondly, especially for overseas Pakistanis, the contractors have a reservation that their family member who is deputed on the projects starts asking for commissions and cuts for which they have to lower the quality
Clients expect that some of the additional small works will be done free of costs. They say that if there are 10 small tasks of Rs. 15,000 each, it reduces the profit of contractor by Rs. 150,000/-
Next, the client always says that he had left everything on contractor. On the other hand, supervision and monitoring was not his job. His job was only to construct the house. Monitoring and supervision is not his job. He only can manage it with additional costs.
Lastly, they say that clients normally bring in designs from internet and want the same designs in half the costs which is not possible. We tend to give them the same quality in lower quality materials because this is the budget they give and then when there is minor deviation, they tend to start fighting.
Lets see now what are those points which become conflicts.
What is included in scope of work and what is not:
Most of the times, the scope of work is not clearly defined or written and then problem arises.
What is the price tag for contract:
Normally when the contract is decided, either client delays the start and contractor starts asking for more money or at times during construction process, the prices go high and then without any reason, the contractor starts asking for more money as he or she will make a loss in it now.
How much payment has to be made and at what stage:
How much total payment needs to be made and at what stage needs to be decided by both. If the client delays the payment, it is totally his fault and if the client asks for payments before stipulated time, that is also an issue. Finally, tag the payment with construction milestones and not with the timelines.
Fighting on quality of construction:
Sometimes contractors don't use the same quality of materials or don't deliver same quality of workmanship and if they do so it is totally wrong. On the other hand, house owners also don't have much knowledge of materials but once they are going through this process, they tend to learn and then their expectation on quality of materials and workmenship increases and they starting demanding for better quality. If you need better quality then committed, you have to pay extra for that.
Speed of construction conflicts:
If the contractor is going slower than the speed which is as per construction schedule, you are to blame him or her but if he or she is going at right pace then the one should not be blamed.
Conflicts on not following the construction drawings:
If you have chosen the contractor on costs and your intention was that even reading the drawings was not mandatory, then you are not to blame the contractor. It will not be possible for him to start reading the drawings from your project, On the other hand, if you have chosen him with due diligence and he wants to save the costs through giving his own ideas then you are right to fight with him and even terminate his contract.
HOW WILL IT BE POSSIBLE THAT YOU DON'T FACE THIS PROBLEM:
Keep things transparent and write down each and every detail. Choose the contractor who gives you thorough details.
Ask the contractor if the rates will remain same in all the cases even if inflation is high in this period
Get work schedule & evaluate him on that schedule
Decide when the payment will be made
Make the list of materials which will be used and write it down. Try to be as specific as possible
Visit contractors office and try to evaluate their capability and capacity of its staff
Check quality of contractor by seeing his ongoing projects
Ask what will happen if any changes are made & what will happen if there is violation of construction drawings
Check whether contractor can read construction drawings

The problem is that common person does not have understanding of these type of contracts and moreover, carrying out construction under these contracts is not easy for a common person.
The best solution is to hire a technical expertise who look after the construction on client’s behalf and advises him accordingly.
This is the only thing common person should understand that he will spend few rupees extra to safe his million rupees.

All reasons are valid for disputes.
Basic reasons for disputes are
Lack of construction knowledge
Clear definition of scopes
Well drafted agreements.
Standard agreements with clearly defined scope of works and clear payment schedules will minimize such disputes.

How can the contractor become quality control inspector. Clear conflict of interest unless my understanding of the word Contractor is faulty.

If Client is that much knowledgeable why he would hire a Contractor !!!!! It is Contractor's Job to Educate the Client
Reply from contractor's side: Aap ke liye school nahin khoola hoa ke aap ko kitabain parhain ya saari batain seekhayain. Secondly, people don't hire contractors too. No. The cost of designing and cost of construction are normally separate. There might be few architects who might give a combined quotes

At times rookna chahiye use kaam. Agar client paise nahin de raha tu use rookna chahiye. Secondly, agar koi material bilkul short hai aur market se mil nahin raha tu kaam ruk sakta hai. In the end he should meet the schedule. Lastly, if he does it intentionally and without any reason tu phir ghalat hai

Normally there are atleast 10 types of contracts and then few terms and conditions apply to certain place so there will be lots of variables. Lastly, the contracts generally signed are in English so it will be a lot of work for you :)

@@GharPlansPakistan Actually the contractors must ask for a separate fee for project management and the cost of labour/material should be as per actual, but sadly this doesn't work in real world.
You are talking absolutely Rubbish , Thakkaydaar should see it first if he is making something wrong, if he made something wrong he has to redo his work if it requires Demolishing the Whole House / Room / Stairs or whatever, Supervison is the Homeowner responsibility I want Final Product as per the Design
Tu phir na supervision kiya karain agar us nain banana hai ghar. You should never go there agar us nain sab karna hai. Ise liya aap jaise loug baad main keh rahe hote hain ke mera ghar ghalat ban gaya. Supervision is mandatory my dear
Please share conract performa for grey structure and finishing separately, which should cover all the problems from both side.
So the house should be completed in a gentle and respectful way and client may recommend the contractor for other clients
