Do they allow home inspections . Had a friend buy a new home and they were not allowed to .
Each builders have different policies. Since they all have a 1 year home warranty, we have seen people choose to get a home inspection at month 10 of homeownership and then give the builder a list of items that need to be corrected.
Drop the price 50%in California. Might buy.
Stay home, Cali not for you.

I wouldn’t buy a D.R. Horton built shed let alone a house.
I don’t own a home, I rent a 3 bed 2 bath in border of Mountain View and Sunnyvale Bay Area. Houses may be cheap in or by Sacramento. I would rather rent than be miserable. 100°+ during summer way too cold during winter. Middle of nowhere.
Nice homes though
I love the summer in Sac suburbs , sitting by the pool, enjoying the delta breeze at night. Not worrying about crime, enjoying a lower cost of living, a better quality of life, a more family friendly environment, low electricity costs, more sane and common sense politics, and communities that are safe for children to play and enjoy their childhood in good schools. I guess to each his own.
