This looks like a nice home. It sold 10/12/2020 for $1,203,995. It was listed 11/1/2021 for $3,525,000 which is a 192.8% above the payed price a year and a day after the purchase. THEN the listing was dropped and then RELISTED at $3,695,000 ( 1/18/2022 )at another 4.8% above the 192.8%. Now listed at $2,995,000 is about 1.8 Million more than purchase price of $1,202,995. The Bathroom looks nice because at the listed price the buyer is going to take a BATH !
Nah... If you look at the comps, this is what the going price is for that neighborhood. What you're missing is the fact that this was purchased as a new build and therefore contractually in 2021. Then don't forget the pool / backyard, and then remodeling. Either way you cut it, the cheapest sale in this neighborhood over the past year was about $2 million. That home had a dirt backyard, carpet everywhere and no options. So add a couple hundred thousand for the backyard and then similar+ for the interior and you'll have yourself a better VALUE, but of course you have to be willing and able to stroke a check after closing for $500K. Better value, but substantially more work and capital out of pocket.

Some nice Design Features. The Lot is a little bit to short to the neighbour for a House in this Price range. And Carpet is a No Go. But overall Good Job Bryan. PS: On the balcony in front of the primergy bathroom - maybe an outdoor bathtub 😎
That could be cool. Just have to ensure that I can withstand the weight / load once filled with water. But, on the same hand... Gonna be real awkward getting in and out of that tub when you're basically on the street! Hahahaha

The balcony in the washroom serves the following interests. Smokers` veins open up after taking a bath or shower because of the hot water and they often like to have a coffee and a cigarette right after that. They can get high on their normal dose of caffeine and nicotine. That is why it's there.
