If it was build before the n 1960's or 1970's, then you could be walking into a nightmare.     As someone who only buys old properties, biggest issue is hiring contractors that wants to work on older homes.

      Yes. I have an 1897 brick house that I’m trying to renovate. I’m the owner, not a professional. I’m having such a hard time finding people who know how to work on a property this old and a property with 3 layers of brick through most walls.

      As someone who does this work myself, the biggest issue is finding more problems and getting the owner to understand what all is involved. I’m lucky now to be working for one couple and they’re awesome. I could make more bidding jobs, but I’m content with a fair hourly rate and steady work.

    Buying an old house is like buying an old luxury car. Can never stop repairing. I learned this from buying my firSt house.

    **Most Important Issues**
    In an Old House:
    1. Plumbing
    2. Electrical
    3. Foundation
    4. Roof
    - no galvanized pipes, no lead pipes, check the sewer line pipe to the street. It will need to be replaced - no doubt about it. The city will make you dig out the septic tank and have it removed.
    - Electrical system is probably knob and wire. Must be taken out and rewired. Do not put aluminum wiring! A breaker box must be installed.
    - Foundation, probably 18 blocks. The floor joists are probably rotted out. Sloping floors, walls, windows and doors are indicative of foundation problems. The upstairs gangster slant- not cool. Run away- or fall through.
    - Roof, if an entirely new roof had not been put up within the last 15 yrs, your in it for the next $20,000.

    I am looking to purchase my first home and I'm completely in over my head. Everything is so intimidating for me. I live in Illinois too and the property taxes a super high. I saw a youtube video yesterday where houses where built from the ground up in 2018 and completely falling apart in 2021. It seems so hard to find something that fits your needs and budget these days.

      houses built in 2000's are very cheaply built, look for houses that were built in 1980's and 1990's. If the closet space a small, look for the house that has a small room right next to the master bedroom, you can turn it into your closet. Remember, the location and the size of the house is incurable, everything else is curable, and never ever skip home inspection.

    So basically 75% of the homes in my city including the one I live in (didn't even watch the video, once I saw the list, I could immediately relate lol) Also don't know if you mentioned lack of central air, which even if you add will not efficiently cool, the lack of insulation, the doors will have mortise locks that are pretty much unreplaceable, settling issue which will cause doors to not not lock. The good news is though, the homes are solidly built. Please do a companion article on what happens with new construction, which can be a whole set of different issues as well as when developers poorly renovate over old problems....

    I imagine the electrical wiring is probably old as well ... I’ve seen a friend deal with that nightmare firsthand led to holes being punch in the walls all over the house from top to bottom to replace and update .... nightmare I tell you thank you for sharing for us to see as an example first hand Coach 👍🏽🙏🏽

    In New England, you have to hire a licensed contractor to certify the asbestos and lead removal or encapsulation. And, if no closet, it can't be counted as a bedroom. As for the trim, because there are so many older homes here - it's a little easier to locate. And lastly, there are still some that love working on the old houses. I have one who travels throughout the US - he's the real deal - true craftsman!

    For a house that was built in 1900, the house is in pretty good condition. They built houses a lot better back then than they do now.

    Nice job on the direction of your video.
    You may not have it in your area but.
    Underground oil tanks, septic tanks and cesspool’s, asbestos pipe insulation and duct insulation.
    Asbestos floor tiles asbestos in the plaster.
    Old houses can also have knob and tube wiring and fuse boxes or substandard electrical equipment.
    If your going to rent this house you have to bring it up to code.
    The modification of the downstairs walls was probably a supporting wall you have to wonder if they did it themselves or got an engineer and permits.

    Im living in the south and I have a couple older properties, including the one I reside in (built in 1940s) ..they say only 3 types of homes exist here- brick ones, the ones that have termites, and the ones that WILL have termites..

    Our home was built 1985. We were able to get the electric redone there wasn’t any grounding and the minor roof repairs. The foundation was already partially rebuilt. It turned out that the foundation was ok. The hvac was still good.

    This feels like a home inspector point of view(knows a little bit about a lot). I find renovators/carpenters to be a bit more knowledgeable since they actually rip it apart and rebuild this stuff.

    Create wood trim:
    On my 1929 house I needed to replace some of the balcony floor boards. The original boards appeared to be custom milled and of a dimension not produced today. The boards had to be clear of knots and of a species that would take being walked on. I had to find some very expensive boards and have the lumber yard mill them down to shape. While safe and beautiful as repaired, the balcony does not meet current balcony code which invisions a packed balcony with dancers.

      @@krishaskins the other wood match was for oak wall boards that had grooves in them. When I bought the house one of them was eaten through by termites. I had to get a set of router bits to get an oak board to fit

    I’m under contract right now for this single family home built in 1964 that is a 3 bed 1.5 bath. It has an in-law suite that just needs a wall to separate it and it’s then a duplex. Also in the back they have a shed with a small room and another bathroom with a stand up shower that needs work but is set up to be another unit/room to rent.. A lot of potential for what it is and a could be. Especially since it’s in a pretty quiet and established neighborhood.
    It’s got new roof, and HVAC. It’s pretty stable throughout the house, no gangsta leans 😆.
    Only things I’m concerned with which I’ll be getting it inspected on Tuesday for is the electric panel, plumbing, mold and lead based paint. I’ll deal with the asbestos later because I do plan on maybe knocking down walls but with all the potential it has I think it’s a great deal being that it’s hard to find a duplex in a decent area for that price in this hot competitive market… we’ll see wassup after inspection on Tuesday. They want 225k, selling as is and the seller wants to close fast cause he moved to Miami I guess to start a restaurant business.

      Ok, I think ur idea could work, but it's gonna be expensive. Have u checked w zoning to see if the property is zoned for a duplex? And if not are u ready to attack the city to do a zone change?

    Asbestos shingles isn’t really a big deal since the asbestos is in the cement. It’s a great insulator. You can always install vinyl siding over it if you’re concerned about it. It generally poses no risk as long as you don’t cut or drill into the material.

      Yeah, but renters will not be as eager. I know. I just rented a place with asbestos ceilings with huge reservations, and I am moving already. The ceiling (with several cracks) isn’t the only reason, but it’s in the top 5.

      If you're not planning on eating the ceiling or cutting holes into a ceiling, the asbestos ceiling poses virtually no risk at all. Asbestos was virtually used in most building products until the early 90s; so most homes have traces of asbestos products.

    Trim is cosmetic....not a red flag item. 6:07 roof overhang is minimal with no gutters could lead to water draining towards foundation/mud sill. I would inspect the floor joists in the crawl space.

    You can buy non asbestos shingles to match the old ones. Just wet the damage asbestos material with soap and water and it just come off pretty easy. Most jurisdictions you’re able to remove the asbestos siding yourself. Just wear the appropriate respirator.

    Kris great video quick question with the pay per click company you use for PPC is there an additional cost outside of the monthly price, that you spend for this service, or is it all-inclusive?

      Ok, good question. U pay them an ad management fee, then u pay for ur own ad spend. Unfortunately it ain't cheap. At times we pay over $100 a day but the leads come in on auto pilot and some areas a extremely heater than my area. Let me know what ur using and what county ur in?     I’m about to close on a house built in 1900. It’s good, but needs central air, duct work to 2 rooms for heat, I want to vent the bathrooms (not sure how you say that) and get a dryer vent set up. The roof is 15 years old, not sure about the electric or sewer situation and plumbing is galvanized pipes. The inspector said it’s a good house w no reds, several yellows. I don’t flip houses. Cost was 250,000 and they took 240,000 plus 2000 off closing costs. I don’t have a lot of money. I’m screwed aren’t I?

    Horse hair plaster, wood latest. No closets because , closets were considered rooms. All rooms were taxed.

    older houses should discount IMMEDIATELY 40%, since improvements, energy efficiency, fixing, etc., will cost a LOT more as the supply crisis and materials are EXPLODING in price in 2022.

    You know that face on y our thumbnail? I live on a block full of trash houses - in fact, I’m the only one living here. All others are trying to get rich of renters that never rent. That being said, when the new slum lord buys that cheap place on the block, they always garner buyer’s remorse but cannot admit it so they come to me while I’m picking peppers and have that horrible hateful look on their face but it is directed at me.

      hey Wayne, I didn't mean to say 1967, the year is actually 1978 when Lead based paint stopped being used. Our countrymen used some horrible building supplies for years, and still do so we have to be vigilant in understanding what they're putting into our products..

    leave buying old homes to experienced flippers. I remember buying a condo about 10 years ago. It was mainly cosmetics, but needed a new furnace and hvac. THat was a huge expense I overlooked and failed to negotiate the price accordingly. I still came out ok profit wise, but it was a rookie mistake because I was used to cosmetic flips up to that point.
    So yes, leave old home flips to the experienced flippers.

    Galvanized plumbing is/was for water lines and gas lines.
    Replaced by copper pipe plumbing, which is now replaced by
    plastic drinking water pipe. comment please

    You missed knob and tube electrical, and real 2x4 s so it is harder to repair stuff oh and horse hair plaster… my first home was a year 1900 home as well.

      well, in the 1950's the houses had very small closets, and in the 60's they started opening up a little. But still, that year is a little more modern and easier to make desirable for today's buyers. But, I don't like anything past that as the house is usually worn out...
