Ignore the haters.
As a landlord of over 15 years, it’s not easy. Not all landlords are high earners and can afford to throw cash at properties. We all do our best. Many of us invest in property to provide for our children’s futures.
People often forget that landlords fill the gap left by gov/local authority’s inability to supply and maintain housing. Not all landlords are money-hungry. I had a tenant in one property for nearly 14 years, and I only increased the rent twice during that period.
Keep up the good work and love the content.
I really appreciate Yannis drive and the way he also articulates to the laymen - hes a good guy
Thanks
Shout-Out Ashville...Never gets old💋💋💋 Outstanding build Yianni...Well done King!!! God Bless You and all that were involved in putting a Blessed Family in a new home🙏🙏🙏
🙌🏼🙌🏼
I LOVE
Yanni allow it, there are prisons cells bigger than those two bedrooms. Let's be real what adult or a couple is sleeping on that bed. Even the larger room, once you stick a wardrobe and some other room items, it'll be cramp but well dome for putting in a family in there. That I respect you for.
I have to agree. The small room will be ok as a nursery or home office, but for a regular bedroom it's far too small (the bed is right up against the wall and the wall will get marks instantly, plus there's no room for the duvet to hang over).
Really enjoyed this mini series - would love to see more of your other properties or ventures
Congratulations, very well done Bro. Really enjoyed the build episodes. Wish you all the best
That couch looks awfully familiar 🤔…
Yianni it’s absolutely brilliant that you rehoused that family not a lot of landlords do hats off to you mate ❤
Housing in the UK is so small, overpriced and in a bad state compared to other European countries.
Been to many European countries didn’t see the average wage making enough for a space even as big as the one shown - also, are you comparing the commute to one of the biggest cities in Europe?
Theres no money in Europe, rentals r low. Property’s are derelict or need of serious modernisation..
Need more skyscrapers in every cities
The houses in the USA amaze me they’re not the best “hoods” but size of the houses man
Lol no it isn’t. If you’d actually traveled around non tourists centres you’d see that. Large sways of Europe has families living in 1 apartments with sofa beds in the living room and property was built in the communist era or with the same ethos. It’s also a strange thing to compare the best of to the worst or average. It would be like me comparing the worst of Europe to houses in Sandbanks, Beaconsfield etc etc
Keep it coming love this new twist that you’re doing
love the content inspiring me to do up my bathroom and kitchen
Nothing but respect for these videos. I've already started looking at buy to let and different videos. Respect.
🙌🏼
Now ask him for a pound to buy a cup of tea and watch him just air you out 🤣
Yianni has a good ethic , dont be foooled by these so called "property gurus" trying to charge you money for advice and education my friend .
@@Yourtruthmightnotbemine What a ridiculous comment. Why would I do that? Also are you presuming he isn't a charitable person? He may be. You don't know that.
@@garycollier5257 Who's charging who? At the end of the day a decent ROI is all we are looking for.
Great job and hope it runs smoothly for you , look forward to your next project !
🙌🏼
Great looking property, love what you've done with it
Great series, thanks for all the information very helpful
Really enjoyed this mini series, has been very educational. Would love to see more in future. Cheers Yiann.
Thanks 🙌🏼
We need more content like these. Spread the knowledge and change someone's life.
Shared this in our WhatsApp property groups as usual. A nice mini series. Release more property related videos 📹
That’s kind thanks
I do the same, guaranteed rent in the same area. Less hassle for me.
Really enjoy the content & explanation of how things work. Respect Yianny
Brilliant stuff Yianni finished to a great standard! 👏🏼
Appreciate the people who are actually trying to improve the housing crisis and create homes for people, unlike our bloody government.
To true
🙌🏼
Looks like a great finish and finished fast
More more more more more, love it yan well done to you and your team goes to show with hard work and dedication skys the limit (break through yanni i know u can) 💪

Great video keep them coming
Love these videos!
Looking good yianni
this is good content because we should all do our part in salvaging and repurposing space.
I think Gus and the rest of the media team are one of the best out there so big them up plus all the content I've watched over the years are enjoying funny and wicked to watch keep up the good work (BANGING) LOL
Agreed!
Well done Yianni, This is a fantastic renovation, and I see the excellence in the work as well. Congrats to the new guys moving in. Maybe the dining area can be used as the living room and dining area and the existing living room, be used as a study for Work-from-home buddies....(just my thoughts); Overall, this was a satisfying watch.
Would love to see another property
Great renovation 👏🏼
Good insight 👍
This is really really nice ❤️
Love this!
That front door would be easy to get through. Piece of wire coat hanger through the letter box, you'd be in within five mins.
Looks finished to a nice standard.
You done really good G 💯🔥
I enjoyed this mini series.
Great summary. no sure why people complain but its internet. One more property on the market that is in good shape. Hopefully one by one UK quality of housing will improve as there is many houses that need a bit of love.
Its refreshing you shared it. At the end of the day it's business and ROI needs to add up.
Love the vids yianni ❤
🙌🏼
What a lovely finish 🙂
Love this 👏🏽 I’m inspired by this. What’s the difference between renting to a private tenant and the housing/council ?
Good job Yan 🎉
Awesome content Yianni
This is good and you should continue with such content... 🇧🇼
Great little series, Yan 👍🏼. I would love to see more like this. Just a thought: next time, why don’t you knock the chimney out? It helps a lot with space in these small houses.
Smash it mate good finish you and Dan have got the day one love respect to that’s and keep it up your right giving the property to a management company make life easy and stress free
Smash it mate
Well done
*****CO2 detector is located in the wrong place****should not be on top of the boiler. Check the manuals you'll find the correct distance it should be away from the boiler
As a gas engineer, check the instructions for the carbon monoxide alarm, it more than likely needs to be at least 1m away from boiler but no further than 3m away, and high level around 150mm off ceiling
Hi yan I’ve been watching my videos since I was 15 I’m a big supporter.
Just a little issue the boiler flue is a bit too long and the collar isn’t on it.
You also need a plume kit 👍🏽
Nicely done but yeah mate should have done the garden maybe you could charge more for rent if you get it done
Yanni defo puts the work in for getting the right people involved. Brilliant job mate 🙌🏻
2.5 beds really. That small 3rd bedroom used to be called box room but seems housing crisis caused it to become proper 3rd bedroom
Yianny this video was very informative especially for younger generations as it give them knowledge and insight into the property game would be great if you carried these on 👌👌👌
Another good video! What is the monthly rental value of the property? Apologies if I missed it.
Top Job 🤘
Would be nice to hear full cost breakdown and end rent your achieving
Nice job👌🏾👌🏾👌🏾
I hate restricted windows as you can't open it fully to cool the room in summer when it cools at night. In the middle of summer you need to open all the windows at night or the bedroom won't cool down.
I stayed in a hotel once in winter, and the windows were restricted making it 30°c inside but 15°c outside with the window open.
wow thats a very bright white paint , who painted it ? the trotter brothers with some paint off trigger ?!
Bravo re Yianni
Great guy. 👌
as alway great video
Love the property video's/series!
I love the renovation downstairs and the bathroom.
The constructive criticisms:
The splitting of the bedrooms - the smaller bedroom is far too small - you could have taken a bit more room (1ft) from the bedroom beside it.
You need to re-lawn the back garden.
Totally see why you don't want to spend money on a fence that isn't your responsibility. A bit more pressure to the next door neighbour's landlord (maybe get the tenant to contact them too) to say it's not private and secure.
I would have got rid of the chimney stacks in the bedrooms. Simple building regs application. Would have made a difference to the two room sizes.
He#s not trying to sell ! tenants don't care as long as they're blocked they're good.
Awesome
brilliant
nice work, but the chimney should have been taken out to give your bedrooms moor space.
Ahh the fences the bane of every home owners life
Lol
Nice content 😊
I've really enjoyed these videos Yianni, your idea of what constitutes a property for rental would embarrass a lot of other landlords
🙌🏼
Leave the fence, it’s not yours to do. I put a fence up in the past which wasn’t mine to put up. The neighbour just took their broken fence down and now using mine as theirs now so.
The rooms aren’t terrible size they are decent enough. However if they had removed the chimney wall it would have improved the master drastically!!
What is the material used on the bathroom walls called? From previous videos it didn't seem like it was tiles, but rather some type of paneling.
Aqua panelling. It's essentially plastic, created to mimic tile.
Yianni
Get daniel to rate this property. Would be an awesome series.
Carbon Monoxide Alarm is too close to boiler. Needs to be within 1m of boiler.
Why do you make the large bathroom into a room and switch the small bedroom into a bathroom?
Great video as usual. What made you want to provide it furnished as opposed to unfurnished? Saves on cost of repair with unfurnished.
UK properties are normally furnished I think.
Very nice yannie, but it needs a down stairs toilet 💯
Condense coming out from the boiler not connected properly
What was the resale value or rent after the work was complete
5:40 still can’t get over how bad that new fence is. Why are the posts so high?
"Yianni Logo" - nice
Glad I’m not the only one who’s been sick recently ! Haha
ppl that giving Yianni hate, i genuinily dont get it. if you got some constructive to say fair enough, but ranting and complaning online about something someone else is doing? get a grip
The joys of social media and entitled people.
yanni how much did the fence cost?
Have you laminated the bathroom?
I LOVE
Can’t believe the tenants wanted to stay as it was. Great refurbishment, it’s like night and day now, clean and modern for the future tenants. Lot of respect for Yianni, very humble and down to earth and has clearly worked hard for everything he has, well deserved. Really enjoying the property content after the cars and wrapping.
Thanks for uploading Yianni. Really good insight into properties. They should teach these things in school and maybe the housing situation in the UK wouldn’t be so bad.
Agreed
