But the geyser is covered in the building insurance which you forgot to mention. that is also very important to be taken into consideration when buying property. you forgot to also mention security. but maybe that might not be a factor in estate houses. but it is when you buy property. and thank you for the good content.
Yes its covered by building insurance but you still pay excess. I didn't mention security because the context is within an estate, the list is exhaustive of the responsibilities . Thank you

I bought a new development house and when I moved in the property rates were so high and I failed to understand why?? The municipality then couldn't explain the reason for this but later after a long battle, I found out that they started billing from the moment the property is registered in your name, regardless when you'll be moving in and in my case was way before the house was built.

Was it registered? was it a full title? cause they can only register and start charging if the land is yours. But sometimes developers are scams, they will register and use your water on site to build. Watch out for that

So after the bank approved my home loan application and I've signed the contract, it was registered through deeds office even before the developers could start building which only happened after couple of months. By then the vacant land was under my name I was responsible for tax and rates... including the water the developer used to build the house.
Owners, talk to an Architect before considering additions and alterations. They are not as expensive as you think and will save you time and money in the long run!

You remind of a recent situation whereby land was purchased but not in a good condition and the initial buyer noticed afterwards dont know all the details though your right in stating that things need to be fixed . . . Believe potential buyers in anything of value should have an appraisal in fact it should be mandatory. Some appearances may be deceiving or well hidden . . .

I stay in a location, but my Property rates and levy is R4000 in total, How can one be charged R3000 for property Rates for a house that costs R300K?....I own a house in Town that I pay R700 for property rates the house was R850K...hay our Municipality are just incompetence., and you will keep going to those offices for clarity u will get none...becos they can't explain instead they will tell you computer is doing the calculations, really now!!!!😠
Come 2nd property I'm all prepared I immediately go to coj and was told I don't have account transferred to me yet. So I have to wait for a letter with an account number. Listen to this, when the letter came months later I was owing already big money. Guys my heart aka my money again to coj..yhoo
