    I have watched every one of your videos and some several times. I just closed on a mobile home @ Spanish Lakes Country Club near Vero Beach. My thanks to your videos as if it weren't for them, I would have never considered a mobile home in Florida.

      @@RussellWatsonFMHL I will check out Tanglewood. I like Cypress mainly because of its proximity to Disney and the beaches on the west coast of Florida. I also like that it has multiple ponds and lakes for fishing.

    One of my deal breakers is always if a community is pet friendly. To me, it makes no sense for an over-55 park to not allow small pets! Please let us know. Thanks!! I really appreciate the quality of the information your videos cover!!!

      Thanks for the kind words! This is about the bottom end of lot rents in Florida. There are lower monthly fees in CoOps and Resident Owned communities.

      This is actually a very affordable rate of lot rent in FL. We had considered some parks in the Brandon/Valrico area East of Tampa and even some closer to Lakeland/Winter Haven, and many had rents nearer to 600.00 per month. Zowie!

    the lot rent around daytona area is at least 700 to 900 per month. plus your other bills. i checked one place in edgewater that had 800 lots. they had 80 places for sale. that's 10 percent of the places for sale. people can't afford the lot rent. corporations are buying up these parks. they are not cheap.

      Yes, there are a few parks where investors are getting stuck with a lot of houses because they got greedy. That's part of the education needed when selecting a park.

    So if I purchase this, everything goes with it. The golf cart, the rental spot is 400 a month. How much is the home? Is it the price that was shown in the beginning? The 75K and what are the other monthly bills like the electric cable and? All that other good stuff I am on a fixed income. Please comment back it, let me know. Thank you so very much for this video.       That home sold in Sept 2022. I don't recall if it was for sale furnished or not. $75,000 was the asking price at time of sale. Whatever data we had at the time was shown in the video. It was a bargain - that's for sure.

      There is financing available for anything if you have good credit and sufficient assets. You are right though, bargains like this sell fast.

    So this is fantastic but what are the rules and can you have a pet! And wondering if you would have to move if you didn’t succeed with the living expectations . Are there strict living standards. And are there any empty homes so you can bring your own furniture?

    I'm curious about these 55+ communities in Florida. We 55+ in CA, but rule at this community is owner must be 55+ younger can reside. You mentioned bunk beds and grandchildren. Is that strictly for visits only or is it up to each park to set its rules for who can stay? Cheers!

Guests may stay up to two weeks; twice a year. For every generalization, there are exceptions, so best to check directly with any park that interests you.     I see homes for sale in a retirement community. So that means you secure a loan paying a mortgage and then on top of the loan you pay lot rent? What is the difference from lot rent and HOA fees if that's the case? Im confused 🤔

      Sorry Frank, I forgot to add this - to get a loan you'll need to find the area of the US that you'd like to live in. After this go bank hunting via on line to see what banks are in the area. Since manufactured housing usually isn't on a foundation the loan needed for it can be considered a chattel loan. You'll pay a higher percent interest rate for this so check ALL available banks in the area for the lowest rate. If you can find a small hometown bank that has worked with the community you'll be living in then this can be your best deal. It all depends on the community's relationship with a bank. Please remember to stay lower in cost than where you really need to be. This is great advice because lot rents can be increased by a property management company at any time with appropriate notice to its' residents. It's best to get pre-approved before putting in any offer. If you have excellent credit and good income then go for a different type of loan.. Also, look for a community that has happy residents. Watch for a community that has water/sewer/trash included in the lot rent. Also, you of course, can't finance lot rent. If you have enough cash it is possible to pay several months to a year/18months ahead to recieve a month free. I've heard as high as 3 months free. Each community is different.

      Depends on where it is relative to the path of the hurricane. There's not much that can withstand a direct hit from a CAT4-5 hurricane. Ian toppled bridges, destroyed hundreds of homes of all types of construction, commercial buildings, bridges, and much more. Fortunately such storms are relatively rare.

      I can't even guess. First, each home is different in terms of insulation, placement, shade, etc. Second, rates vary widely across Florida. Lastly - it is highly dependent on your individual usage. Do you keep your home at 72 or 78?

    I notice you don't usually tell the manufacturers name. Is there a reason for that considering the vast difference between the quality and more importantly the construction by the various manufacturers? Just seems lately that your channel has turned into a real estate show. If so the manufacturers name is of utmost importance. Homes are required to pass the HUD codes, but it means a lot since some barely meet code and others outshine.

      These videos are intended to educate folks on the various types of "bargains" that exist in manufactured housing throughout Florida. I do not sell homes nor do I receive any income or compensation from those that do. This is a channel about manufactured home living and that pretty much starts with buying a manufactured home. The mix of videos between homes, parks, areas, and need to know info is based upon opportunities presented, feedback from viewers, and my personal schedule. That said, the channel is not a Consumer's Report for manufactured home builders nor would I trust one that is. Anything above HUD code is subjective or optional and while it might interest a new home buyer, I doubt it outweighs the many other factors a used home buyer has to weigh. Ford, Chevy, Toyota - which is better? Everyone has an opinion. Yugo or Mercedes? That's obvious but of no value to someone who can barely afford the Yugo. If you are interested in a particular home and have a preference by all means, ask the seller the question. If you are interested in one featured by an agent that has freely donated their time and access to the market to help folks understand the choices out there, the contact info is in the description. - Send them an e-mail.

      My guess is that the normally don't know the manufacturer. If you want to make sure that you get one made with better materials, but a new one from a reputable company. The park shown in this video has plenty of space.

      SUN actually has three parks in Davenport. Not sure which you are speaking to. I'm sure there are some amenities as well. "Low Rent" is a relative term. The park advocates I spoke to last night in California would gladly buy in at that price. They are paying twice that. Parks in Oregon and Washington are $1,500/mo with no amenities. A two bedroom apartment in a nice complex with a pool will run you about $2,000/mo in Davenport. On the other side if you want to move to a small MH park with dirt roads and no amenities you can still find them around $200. in West Virginia you can still find them around $200/mo.

      That depends on the community rules. While the 55+ designation only requires one member of the household be over 55, many communities have rules on the minimum age residents must be. Even parks owned by the same owner may have different rules. You can generally get that info with a call to the park manager or sales office but if interested, be sure to get a follow-up answer in e-mail or other written form and tuck it away.

    Hi my name is Gene and my girlfriend's name is Bea. I have a question for you. We are both disabled and have a limited budget. We don't qualify for any of these 55yrs and older mobile home parks. I will be 50yrs old this year and Bea will be 47yrs old. Here is me argument. You have to 55yrs old to live there because they a limited budget. But they won't allow people on on disability with a limited budget live in these communities. It isn't like we are party animals. We have to many medical issues for that. I want to know why they won't make an exception for people with disabilities and limited budgets. Thank you Gene

      It is up to each park to decide if they wish to make exceptions. Some do, some don't, and some do sometimes. Contact parks that interest you and ask.

      Hi Gene, I wanted to get with you, and I hope you and Bea are doing well. Let me kindly tell you that it seems you have come to a conclusion that isn't correct - and I share this with you in all kindness. Due to Federal Fair Housing there is not a property in the US that can turn any disabled individual away. I hope that what I share with you will help you understand that this can't be a reason for any rejection of living in a manufactured home community. They all must follow the Fair Housing guidelines.
      If individuals have a poor credit rating and owe outstanding debt this can be a major issue when applying for any sort of housing.
      All property management companies check credit ratings on everyone. This is required. All property management companies check credit scores, and they all have different low numbers that they will accept. Plus, they can't take over one third of the household monthly income. They look at the credit debt ratio - this means they look to see if the applicant has so many unpaid outstanding bills, that even if their monthly income matches the appropriate amount, they might not be able to make their home/lot payments on time or at all. Then late fees get added, and then court fees, and then possibly the individual loses the home. This is why there are housing guidelines that must be followed. Also, many property management companies won't approve in applicant that is in the process of filing bankruptcy, eviction, has certain criminal histories, or outstanding balances with another landlord/property management company. Maybe this will give you some answers to some questions you've needed help with:)

Unfortunately, provided it is applied uniformly, the 55+ exception is just that - 80% of the community must have a member of the household that is 55 or older. What the park owner does with the other 20% is up to the prospectus and, within those bounds, the park owner. You are right, discrimination based upon disability is against the law. But discrimination based upon age was made to be within the law under the Housing for Older People ACT (HOPA).

    It doesn't seem that smart paying a mortgage and lot rent. All you are doing is throwing away your money on lot rent where you don't even own the land. Doesn't make sense. at all. What the avg mortgage payment on 75k is about $400 for 30 yrs and on top of that lot rent $400 a month that you don't own ( money that you are pi** ing away ) for what. Also lot rent goes up every year due to taxes and other expenses they have on the lot.

      Some of us don't have the money upfront to get a mortgage on a traditional house. MH are an alternative for someone that can't come up with the down payment, monthly mortgage and proptery tax.

      and in the mean time, thousands if not millions are in apts, where in my area, the rents went up an average of 12% this year, and you don't own the apt or the land, and don't have any 'yard' space at all or a garage, the cheapest 3 bedroom apts in my area (a town of about 60K) start at $1500 and quickly go up IF you can find a 3 bedroom apt.

      It's my understanding that when you don't own the land. And pay lot rent. You don't pay yearly taxes like you do with a regular home on your land. 400 is nothing compared to what I pay in property taxes

      There is no question this arrangement is not for everyone. But hundreds of thousands who currently occupy our land-lease parks find the arrangement suits their financial and retirement goals nicely. There are other arrangements, such as Resident Owned Communities and manufactured homes on private land, that also offer bargains in todays housing market. It's all about learning what is right for you. Glad you have been able to determine that for yourself.
