  • Gentrification is taking over ATLANTA!! Is that a good thing? I think it is. Folks fighting the ills of gentrification on Atlanta’s Westside can wipe sweat from their collective brow after Monday’s city council meeting.
    But they feel there’s still work to be done.
    Proposed by Brock Built Homes, a substantial 17-acre mixed-use project in English Avenue-on the corner of Donald Lee Hollowell Parkway and Northside Drive-just earned council approval to move forward, according to Saporta Report.
    The project, dubbed “Echo Street Communities,” was met with fierce backlash months ago, when residents realized Brock Built was aiming to develop its project twice as dense as is recommended by the Westside Land Use Framework Plan, a community-crafted blueprint for the area’s future development.
    The newly approved plan, however, trims some of the original fat, as well as meets-and, developers hope, will later exceed-the city’s affordable housing requirements.

    I'm from the Los Angeles area. I knew what was coming for Atlanta. We went through gentrification over 30 years ago. The market determines who lives where. Not emotions. Suburbs were en vogue years ago due to white flight. Blacks followed white people there. Now, cities are en vogue. But, they got slick. This time the prices are so high, they don't have to worry about too many of us following them back. Lol! Once again, Walter is a visionary. You called this already.

    I live in an area where gentrification was slowly happening But Black people got hip and started improving their homes, cleaning their yards and taking care of the neighborhood....I bought the vacant lot next to my house and there is an abandoned house next door to me. Yard is kept immaculate but house is for sale...not worth buying though. I'm waiting for them to tear it down so I can buy that lot too. It will be my garden area. I like it when we take care of our OWN communities.

    I am literally SCREAMING while at work when you said they’re going to change the name of the Bluff to “Bluff at West Midtown, West Midtown Bluffet”!!! I remember riding a couple of streets over from Northside Dr. with a group of people and seeing a crackhead carrying a rolled up rug with a gun while walking down the street....I said I would never step foot in the Bluff again but with gentrification going on, ya never know lol.     I am in a neighborhood near you, and yes, the area RAPIDLY changing. Never would have imagined that an AMC theater would go up in this area. Wow! Trying to hang in there as these doggone property taxes are skyrocketing. Have to budget for it real close. Sigh.

Black people we need to get it together every group is making progress but us, We need to build get a code of conduct among each other and have a strong economic base for the future.

    Those houses in that pic look like they cost $20,000 or less to build..That is ridiculous. Atlanta is not the only demographic that is doing this..It is these private and or independent contractors building those tiny subdivisions or one road streets full of homes like that (I call them detached ground level apartments) and selling the homes off for ridiculous prices like that. See the bigger contractors who have the Public, Whole Foods, Kroger, Walmart, Target etc grocery store contracts are the ones who have relationships with those smaller independent contractors who are building those homes . The big contractors call it land planning ( not gentrification).. They simply have these grocery stores to build and in certain amount of time and they need places to put these grocery stores and other retail stores in which they have contracts for. Therefore they pick out an area of a town or city to build up , put a grocery store there first and then build out from there with new homes, gas stations, retail like movie theaters, Starbucks, new fast foods restaurants, clothing stores, gyms, etc and in the more affluent areas brand new schools of every level of education for the individuals with the higher income to purchase those $200,000 to $300,000 homes and up. It is all basically coming from one entity of the construction world but that entity has connections to all of the other people and homebuilders who are building everything around these in addition to working with elected officials and town halls of those communities.

      Tracy Walker Yeah it is but once you look at the fact that those big contractors need to build something and anything, anywhere in order to pay their own bills and their employees, the gentrification aspect of the matter isn't relevant.. It is all about a company and or group of companies sustaining work, making money and improving communities while they work.
      They honestly don't look at race or ethnicity either of these areas.. Those guys basically are locked up a corporate office building all day ( their field crews are the ones who go outside and actually look at these areas to work it after that fact, not the decision makers really) and look at maps and statistics and land value while they plan these projects. And if they can buy a cheap piece a land and build on it without going over budget for their construction projects, then that is always good for them ,especially after an economic recession.. It all makes sense one you look at the bigger picture...And it is all about money for all parties and not race.

    I think gentrification is positive! I’m tired of the myth that says Black people cant compete, buy, or maintain property in gentrified areas. Here in Washington, DC, there are lots of Black folks who’ve quietly made millions by cashing in on their gentrified property.

      And that's the problem. Even when it's a hellhole and dirt cheap, blacks STILL won't buy. We'll complain when the costs are high and say we can't afford it, but we'll also choose not to buy when it's dirt cheap.
      A poor person can somehow afford to pay $500/mo in rent ($6,000 a year) for YEARS, but can't buy a property for much less than that ($15,000) and fix it up and OWN it.

      I’m originally from the same city that Walter is originally from (Gary, IN). Property for sale is dirt cheap there.

    I’m having a house built from the ground up. Not far from the beach in Florida in a excellent neighborhood. It’s 400,000 and 2000 sq foot. There restaurants, stores that l can walk to and a water park 2 miles away from me. I was born and raised in San Diego, Ca and lived in LA, Ca too. l couldn’t afford this house so close to the beach in California. This house would cost me in the millions. There is know way l would even pay 300,000 for this small home.

    I was in the bluff with a client 2 weeks ago. Got cursed out by a tenant who was moving out and owner allowed showings on the home.... Aside from that, 3 huge projects, one by the Bankhead train station that are gonna totally transform the area. It's one of my fav parts of the city! The views of Atlanta are the best on that side too

    I think gentrification is good. Theres always room for growth and new development. That cycle is running here too where I live. And I do feel bad for the elderly ppl who have lived in their homes all their lives and their home is paid for and now here you have new development coming in making offers to buy your home and you may decline for a while bout the increasing property taxes will drive them out eventually. The best thing to do is to pat attention , prepare and adjust when necessary whether you stay or leave.

      It's not time to buy. This is at the top of the housing cycle. Go read House Poor (great book). Plus, indicators are pointing to a bear cycle. People seem to be getting hyped before doing homework. You go buy now, then when this economic crash comes, you'll be wondering why you didn't wait. I've heard buy low and sell high.

    I moved to Atlanta in 1996 and lived there for 19 years. I currently live in DC and I managed new High-rises. You are right, a lot of blacks feel like they are being forced out, however, I do feel like they missed out on a lot of opportunities to buy real estate for cheap, 10-15 years ago. DC and Atlanta have changed, and pertaining to housing, we only care about GREEN $$$

    We went alllllll the way out to Paulding county!!! Right before the housing market crash. 1900 sq feet for a lil less than $200 thousand, good school system( even tho my child was home schooled... long story). I love the country tho🤗🤗. You give damn good information and truths.

    Same thing happening here in Newark , NJ . Before the riots, Newark has always been an affluent city. The downtown area got a major facelift . We have wholefoods , Nike outlet and new sky rise apartments and lofts are being built . Newark is a beautiful city with beautiful homes and a lot of history. Gentrification can be a good thing , and bad . Just because you can’t afford it now , doesn’t mean you shouldnt be able to later. Invest your money ppl .

    Brother Walter. I’ve been following you for years. And you always spoke the future when noone would take heed. You were right all of the long. Jacksonville Florida is getting ready to do the same thing. The news reports yesterday that people need to buy and rent what they can now because the rates are increasing soon. White people are moving quickly. The downtown area is about to be revamped as well. Now the beach is starting to charge for you to park there. They are pushing the riff raff out to areas you wouldn’t even roll down your windows. Our people had 19 years to buy and invest. We have been warned. So now people are going to be outpriced and bought out of these cities because it’s embarrassing to live in neighborhoods where people don’t care about their communities and the neighbors next to them. So it’s time for change. If you didn’t take heed to the warnings then it’s time to move 🚛🚛🚛🚛🚛🚛

    Gentrification means your property values go up, your streets are safer, Educated people are moving into the area, the abandoned crack houses are being renovated, starbucks, nice restaurants and cool businesses are replacing the liqour stores and drug dealers on the streets...whats the problem again with gentrification?

    I am not sure how to feel about this. The homes are over 300,000 but folks are struggling to find jobs even with degrees. So, whose buying these homes? Who can afford them? Is this a covert form of racism? After all, it's 2018, and we can't say no blacks allowed, but home prices can be raised to 1.5 million. Help me to understand.

      Monikblessed - More of my white clients have cash in the bank. They are putting large amounts of money down or just paying cash. They have generational or inherited wealth. They don’t have to rely on income from jobs to qualify. Just my experience - I am a CPA and Realtor in Atlanta metro.

    I lived in Atl from ‘94-‘13.
    The first hint of what was coming up was the changes that hit Atl prior to the Olympics…
    Moving back to my home state, and to chicago specifically, I warned my fam/ friends based on what I saw in Atl.
    It’s happening in every city, as it’s a national plan to centralize top earners in the city centers….having worked and subsequently traveled to 47 states and most of the major cities, it’s apparent that it’s a national movement.

    Wow...never thought Atlanta would have Hawaii home prices because that's close to what you pay for a studio in downtown Honolulu. Almost half a million for closet space! As for gentrification, African-Americans need to focus on owning businesses, particularly online products and services, so we'll have the income needed when gentrification comes to a neighborhood near you. You'll not going to be able to move (or stay) in these new neighborhoods with most 9-to-5 jobs (unless you do the immigrant thing and have 10 to 20 people living in a house just to pay the mortgage but that's a whole other topic).

    Houston is gentrifying all over. Been going on for a long while but been picking up like crazy lately. Now there’s a “breakout of gentrification” happening in and around the historically black Third Ward where Texas Southern University and the University of Houston are located. Houston Midtown, which is west of and separated from Third Ward by Hwy 288 is exploding with construction of huge 23rd century looking apt. complexes with lower level retail, parks etc. And to the west of Midtown Houston historical gay community The Montrose is slowly loosing its gayness. Even the low brow art gallery tattoo coffee house/electronic - house music chill spot areas of Montrose are fading away. Making room for a more cookie cutter townhome/slick retail family oriented plain boring vanilla population. I just named a couple of areas where gentrification is going on strong. In general Houston is losing its eclectic flavor all over and it’s due to the big “G”. 😞

    The 🔑 to moving into a Good drug, drama, and violence free neighborhood? is to get an Education and a nice job! im thinking on going into Real Estate. They make awesome money. this is why i encourage my daughter daily to stay her ass in school. Paying high rent to live in Peace isnt bad at all if you have three adults staying in a home with you that dont mind pulling together and helping money wise each month with the rent, mortgage and bills. Because bills and housing payments is just a responsibility we must deal with until we leave this life. Just make up your mind where n how u want to spend your life in Peace or misery? some people dont even care! 😇😇😍😍😘😘Love u Walter!

    Every big city in America where downtown was predominately black is being gentrified. From philly, Portland, Oakland, Chicago, San Francisco, Atlanta to name a few. This isn't new. Blacks don't have the equivalent of a little Italy or Chinatown etc. So to where they are being forced to it's an opportunity to establish black owned businesses and have a cultured environment.

    I wonder if they pay the black folks to move or do they use Eminent Domain to seize the properties. They also look like Habitat homes (not knocking Habitat, just saying).

    The cleaning up part is good but I don't like the idea of other groups replacing blk people overall. I live in Oakland, California for the last 15 years and the same thing happened over here. I live in a good area where it was less people and more blk. Now a bunch of younger whites moved in and this city is no longer as comfortable for a blk person. It's disheartening to hear this going on in Atlanta because I wanted to relocate there. One of the primary reasons of moving there is to be in a predominantly blk society.

    I think it's nice that some really rough areas are becoming better, but it's coming at an expense to well-meaning black home owners who have worked all their lives to live in these homes. It's sad.

    What if those houses aren't even 299k? Truly wealthy people wouldn't take such a bad deal. Think about it. What if they're just listing a fake price but give a different price to who they want in the area? Is this possible? I wonder.

    Why do they keep things ragity? Why is it so easy to scoop up whole areas from these people? It costs nothing to clean. Someone comes and cleans and the value goes up 10x. That is crazy!!! Not that people are doing it but that it can even be done! Don’t keep your area “In need of improvement”.

    So true Walter, I lived in Kirkwood in a house that was assessed at 239,000 now that same house sold again for 515,099. Looking to do some investment property in West End and the Bluff. The Projects near me we're torn down and replaced with Condos that are priced at 500,000-725,000.

    It may work but, a lot of times there is a crash after developers make bad decisions. In my neighbor people are renovating houses and kicking renters out. I own a house in Stone Mountain near the park and I see white families rolling around with strollers. White people love that mountain I do too.

    This is at the top of the market y'all. What people are failing to mention is inflation, wages and housing cycles. Since black people are and have been plagued with so much racism, discrimination and oppression coupled with a breakdown in family, it can be hard. Many of these people you see buying up these homes, have two incomes. That's a big factor. Plus many have already had a leg up with generational wealth and inheritance. Anyway, please read all you can about money and economics. We were enslaved because of economics, so it would make sense to learn all you can about it.

    Gentrification is generally a good thing. But the displacement of black and brown people is not. It would be great if gentrification didn't price the locals out. With that said, I live in a predominately white part of Chicago. I love the city life and being close to the lakefront but I'd definitely like to see more people that look like me. Before I started watching these videos, I considered moving to Atlanta and possibly buying a condo there (87 Peachtree Street). However, I've decided that this city would probably not be a good fit for me. Downtown Chicago I shall stay. 😊

    They know the credit score won't allow black people mostly to get it. Gentrification is a good thing in some places.
    I remember the area around the King Center was black. The last time I was down there about two years ago it had changed.
    We left the farm and moved to the inter city.
    I want to throw another topic out to you. I was watching a program about people getting married. The black women had a party the night before.
    They brought in a stripper. Who one girl gave oral sex then another he has sex with another one. Why has the black people so over sexed? Now they having sex with a man they don't know. He does these parties for God knows who.
    Social media has exposed us. We need as people to behave. Certain things you don't do in public.

    I think that the gentrification is happening most on the coastal states because that is where the seaports are. Those that are unproductive will be chased out to places where they will have to grow their own food and build their own homes if they want to survive. The resources are limited now. We cannot afford to waste time waiting for what is going to happen. We must make moves to make things happen that are in our best interests.

    Revitalization my ass😒....how much longer will people fall for this game....anyone can see they are just trying to use up as much land as possible so that no one else can use it for anything....😶this is all to make it appear that they are trying to make improvements to the cities...but the fact of the matter is.....is that they aren't even using most of the new buildings that are being built...they are just wasting materials and resources just to take up space to make sure no one else uses the land....😔just look around and you can see American cities are beginning to look like trash....look at all the new projects that start and don't finish...Wanna know why that is?....because if people see buildings in progress..... it makes it appear as if growth is coming to that particular city.😶but instead those building sit empty for years untouched because no one can afford them..then they decay, get vandalized and liter our landscape, and then storms spread the debris all around......trashing cities is a POLITICAL AGENDA ........to convince people that this is all a result of voting Democrat, being a liberal or a socialist....this world is just pure foolishness......liars
