when the sun is out , go dump a bucket of cement (powder/unmixed) on each stone pile then sprinkle with some water just to moisten and activated the cement. this will harden the pile, keeping the bottom rocks from sinking easily down the mud and safe for motorcycle.
I saw you putting nipa shingles over you GI roof, that could cause water not to flow down properly if you do not have enoug roof pitch. And the nipa shingles if the pitch of the roof is too low there is a tendency of back flow so water will pool between the nipa and GI roof, if that happens leaks will eventually happen. I also think your roof trusses or rafters are too far apart, that will make purlins to move in high winds and if somebody walks on the roof, if the purlins move the tendency of hole on the GI sheet to widen around the nails thus leaks could happen.

Have the roofing sheets redone. That’s where the leaking starts. They didn’t do a proper overlapping of the sheets and probably the fasteners(nails) are not driven in properly.

I wouldn't put nippa leaves over the tin, anything that holds moisture is a sure thing to cause rust in the future. Think you need more tin overhanging on all sides to stop water being blown in. I've also had issues with roads or tracks. Nobody wants to spend or help. They always expect the foreigner to pay. Maybe you can see the barangay chairman to force the builder to repair his work. They have great power in the community!
Government will not spend for a road not its own. You should have spent for the best roof materials in the first place. Repeat works is expensive and the material cost, you should also have adjust the roof pitch a few degrees ti ensure water flow.

It’s legal for foreigners to do long term prepaid lease. You can legally lease for 25 years and renew for another 25. 50 years is a long time. I agree it’s not ideal. It’s not for everyone. I strongly suggest renting. Or putting the property in the name of children in common with a Filipino Citizen.

You can’t use any sealant if the surface getting treated is wet. Hard to do that type of job in the rainy season

Maybe it’s better to put the GI sheet on top of the old sheet, your roof is thicker than usual.

The black is worse color you could have painted steele. Unless thats an oven ur building, radiates the heat inside youll experience.
Why not put steel decking apply sheating so it won't get hot, no leak. Nipa roofing will still be leaking.
