    I love these explanations of the investment. I understand all you said. My issue is as you said my interest is what did you put in and how much money you made( not the percentages). After ten minutes my attention shut off of all of everything else. I would have listened more if I got the bases of how much you made right off first thing.

    Been using ground floor for years and love their model. Definitely recommend if you want to get into 12 month first lien real estate notes. Average returns are 10% and minimum investment size is $10/loan. Really nice.
    Disclaimer: I do own 300 shares of ground floor common stock.

    This was my very 1st investment, in 2018 as well, and so far, according to Fundrise my return has been 7.1% all time, but by dividing my net contributions vs my net gains it gives me a 12.3%. I am happy with that. I started Investing here due to your videos about ideas of where to invest. Thanks a lot Jeff.

    Awesome, always appreciate the Fundrise update! Thinking back, I believe I actually first subscribed to you back when I was doing research before I opened my Fundrise! They actually have a bunch different options of plan types too that open up at different funding levels too that offer even more variety than the base ones that already seem pretty diverse (including even K-1 funds), always interesting to see what else they have even though personally I have opted to stick with my original decision. Cool that you got in on one of the IPO offerings!

    I love ground floor. Great for people who are on lower incomes or need baby steps into Fundrise. But I have been using for about 5 or 6 years. They don't tell us happy anniversary lol, but I use 5 sites similar to in and love. Rich Uncles shut down bc of Covid but ... keep moving forward and moved that money to the other sites.

    Do you choose your own REIT's or does fundrise choose them for you?

      Fundrise pools together money from investments to buy real estate projects. If you have a certain amount invested you can choose your strategy between dividends, long term growth, and one other (forgetting)

    Jeff, great overview of Fundrise. I started with them in mid-2016 with a similar portfolio as yours. I noticed that my returns (%) were a bit higher, although can't explain why. I would love to see you do a video on their iPO. I jumped in on the initial offering in 2017, and it has performed well, and I'll be happy when there is a market for these shares.

      @@wealthhacker The good news is, using the numbers from Fundrise, is that the value of the initial shares have doubled. Note a bad return in 4 years. Of course the challenge is there is no market for these shares today. This is a long term ride.

    This is miguided. I'm familiar with fundrise you definitely deposited 7500.00 the graph return shows the small jumps are the quarterly dividends paid to you. If I were you I'd jump to 10,000 put it on the middle investment plan and deposit 20 weekly. Deposit any extra funds you have EXTRA of. Until you reach 380,000. Once reached you'll make 2,000 a week. Then link accrued interest to your bank and your all set. Long goal but reachable. Gotta avg 750 a month for 40 years orrrr. Every tax refund you get shreds the 40 years.

      But it would take 190 years to get back $380,000 if you get $2000 per month so why is this good?
      Can you put in the $380,000 earn the $2000 per month and then take out the $380,000 when you want?

    Interesting 8%-11% locked up is considered. Could of just had funds in index fund, dividend stocks, crypto, etc. Not to mention I love how fundrise parlayed other people's money into leverage to receive 100 million dollar loans from banks.

      I think the point of investing in fundrise is to diversify your portfolio. Especially since they are not a part of the market like index funds and dividend stocks.

      @@carlosdeharo4023 Can I ask you something what do you mean by diversify exactly? You can invest in dividend stocks that give you the same return, index funds, same return, interest on crypto, same return, all that I mentioned are all liquid as well and not locked up. Your money doesn't know where it is earning money. You know when you try to withdraw or use the money. Fundrise is no different than hedge fund, mutual fund or any fund people put their money into for a return in my opinion. What I'm really saying is. If you receive 8%-11%, you can do that anyways. The real question is, after the 150k people who invested in fundrise, still receive anything for the other projects they will buy or create from being able to get massive loans to buy other projects the 150k didn't invest in?

      @@carlosdeharo4023 Fundraiser is similar to a reit. If you want 8%-10% and no access to your funds, that is sunrise. If you want 8-10% then any index fund, dividend stock that pays 8% or higher and still liquid. If you want appreciation without access to funds, then buy gold and silver. Or buy crypto and earn 10%-13% on stable coins and still be liquid. Inflation by the way is higher than 10% just fyi.

      @@carlosdeharo4023 I will say I understand your point about not being in the market. You have sacrificed 4x to 5x annually over last 5yrs for instance. This is also why investing is fun to discuss cause its all a risk. If you receive 9% buy could of received 40% or 50% on your money does it matter where it sits? I actually looked at Fundrise, 10k invested in 2015 is about 16.5k in 2021. Now no idea if adjusted for fees. 12%/yr which isn't their average. However compounded from previous years earnings could do this. VTI from 2015 to present you would of doubled your money. Huge difference. VOO as well, Ark Funds as well, to many options. Money doesn't know where its sitting. However not being in the stock market meant lower returns unless you were in crypto.

    I would like to see a video on the do's and don't's on actually approaching someone to invest. As someone who does invest, what things would turn you off if someone came to you with an opportunity.

    Cost basis $8475, value $9008, avg return 8.1% /year…… makes no sense, $533 return doesn’t equal 8.1% ……. Please explain

      If you buy a stock for say $100 and it pays a 10% dividend. After 1 year you would have $110 in stock provided you reinvested the dividends (also assuming the stock price is exactly the same here).
      You return is 10% but your new cost basis going forward is $110.
      Cost basis includes your original investment + dividends or capital gains you received that is reinvested.
      Make sense?

      @@dianemarra8718 I believe "original cost basis" would be the amount of money that was put in when he first opened the account. Something like $1000 dollars I believe. Overtime he added more money which changes is "cost basis" each time. Including when dividends goes back into his account. I hope this is correct and makes sense if it is correct.

    I have done MUCH better with prosper loans and stocks than 8% Fundrise. The good part is passive but I make more than that elsewhere without tying up funds.

    DONT INVEST WITH FUNDRISE. low returns less than 5% after fees and penalties when you withdraw.
    They charged me a 15% withdrawal fee.
    Dont put your money with fundrise. Buy stocks or crypto somewhere else.

      I don't know about you, but I am still above 7% even after the fees. Duh, the contra states a penalty. However, that is your fault for not reading, sorry. Fundrise is for long term investment. For I, it made a lot of appreciation and dividends. After a couple years I will be able to take $300 investment without attacking the growth.
