    I have a Perry Home. It was mixed, I love the home overall but that definitely shift the onus on the warranty people to finish your home. It's probably 85 to 90 percent complete at the closing time in reality with all repairs we had to bring them back for. The Warranty team is responsive but you got to stay on them to make sure stuff gets done. At closing we had beer bottle in the attic and found several in the walls. Our garage stairs looked like a kindergarten class put it together and our attic stairs were not fitting appropriately and began to split. We had a rattling behind the wall with wind that needed to be opened and repaired. It took about a good 9 months to have the repairs done behind our schedule but overall it is a beautiful home. Id say compared to DR Horton these guys are amazing. Id say be tough but willing to work with them and try to get as much repairs done before closing as possible. That will motivate them because the warranty repairs lag. Don't be afraid to call the bluff of not closing, they do not want to be taken to court and if they think you have money to sue they will follow through. 😅

      I think it all depends on your project manager. I had a bad experience with StyleCraft builders because the construction manager did not fix anything from the initial to final inspection report. When I went with Perry Homes, the project manager went over the inspection report with me detail by detail and fixed all of the issues on the report. We did a follow up after they fixed every issue on the inspection report. They had to move the closing date further out before I signed for the house to fix everything. Even after purchasing the home, they are great with warranty repairs and they will even fix repairs that are not technically covered on your warranty if you bring the issue to their concern.

    I never comment on video's, but this one got to me. You said it yourself, "I'm not an inspector", so quit acting like one. Texture will not match throughout the entirety of a home. It will vary throughout depending the air pressure, the installer, the humidity, and so on. No builder will redo the amount of texture issues you describe.
    The treated pine posts on the railing are not broken. The "cracks" you see, are the wood grain separating from when the post dries out after the chemical treatment it goes through to prevent rot. It is natural and you will find that on almost every post on every rail or fence. Some items you show are legit, but most are ridiculous. You will be giving your clients unrealistic expectations. Leave the inspection to the professional. A reputable builder will address and fix actual problems. You don't get everything want just because you complain and pretend to know what your talking about.

    caulk and grout settlement indicates that this house has been siting for some time. How long was it from the time this work was originally done to when you walked through? Also, the average home buyer will not / cannot get a home builder to reconcile these issues while holding up a closing. The builder would let the contract cancel, fix a few of the obvious issues, and re-list it

      I agree 100%. Pick the battles or find a better builder. Also, as much as it sucks it still remains true you get what you pay for. These builders use cheap labor.

    19:28 Texture imperfections are not important to me. What i really dislike is when the lazy painters just paint over the door hinges. I had them replace all of them. As far as the wood posts go. Just use wood putty to fill in the gaps, then stain or paint them.

    The tile work had tile edges exposed and in 2024 it’s unacceptable to use silicone caulking to cover that. Quality builders use edging or bullnose tiles at the edges.
    Way too picky on the brick, and the post on the deck has checking, totally normal, not unacceptable. Builders know things that agents don’t always know.

    your so worried about texture, you missed some REAL issues. door that was too high, look were the trim and jam hits the floor, then the tile grout around the tub, it has completely separated in the gout line, and the edge under the tile. the bad drywall corners I agree with, but 99% of the "texture problems" I think you are being way over the top.

    The builder will just sell it to someone else. The buyer has very little protection and sometimes don't have much of a choice other than to close and cross their fingers.

      I mean it depends on the community. Some are desperate to sell because it's still early in development and they will make many concessions to get houses off the market

    Another house is built with hands but not Jesus's hands. That's right, perfection is unattainable. A car is in a controlled environment when bulit, not outside in all kinds of weather. Sadly, this kind of overview is over the top.
