    I moved to Pahrump a year ago and love it out here. Not for everyone. But I'd rather be in the desert on a dirt bike than on the strip any day.

    Sold the house in Henderson and moved to Pahrump this past April, 1.13 acres, well and septic system, manufactured home converted to real property, love my Drs as they pay special attention to my needs, husband works in Vegas Casino and doesn't mind the drive, before in CA we drove to ours jobs as far to Mexican border and as north to Channel Islands so this is nothing, love hearing the horses, chickens, ducks in our neighborhood, we bought an older home so NO HOA, LIDS/SIDS which are Community Fees. Life is good.

    We just closed on a home in Pahrump. 1 acre of land and a beautiful 2400 Sq. Ft home. Well and septic. We have been renting in Vegas for 2 years and are sick of all the noise, crime and crazy drivers! The desert living is nothing new to us having lived in the California deserts for 30 years. Looking forward to having chickens again, seeing the stars and hearing nothing but nature. Thanks for the video.

      You may not be able to have chicken soon if the city has much to say about it's about to get voted out they just tried to get it done before anyone said something but my guess that within a year they'll get it passed and bye bye chicken and anything else you moved to this town to do this will be little Vegas with all the dos and don'ts you see over here.been here over 20yrs and lived on the one and only street in Mt falls no rules now they fine you if your kids bike is on the lawn
      I moved to get away from all that HOA shit good luck my kids a senior and this is the last year here so much crime and drugs

    One thing no one tells you is essentially 3/4 of the town is in a FEMA flood zone and requires flood insurance (if you have a government-backed mortgage). But also FEMA themselves were recently quoted as saying there have only been 71 claims in the past 40 years.

    We moved to Pahrump 2 years ago from Las Vegas and we love. We bought an acre of land for 25,000 and it has water rights. We are building a house on our property and then sell it and buy another property and do the same. Pahrump is also a great place to have an Air Bnb. We have the closest legal brothel to Las Vegas. We live very close to the chicken ranch and it will be a great place to rent an Air bnb for people that want to go there. Pahrump is a great place to live and invest. Our property has a beautiful view of the mountains and it's very peaceful. It's true they don't have a lot of shopping, but Vegas is only an hour away and it's a nice drive with no traffic.

    just found this video, I'm wondering why Pahrump has not expanded to having more casinos and bring more business to the area. . I am also amazed at how much land is available between Las Vegas and Pahrump , they are cramming the houses so close together and complaining they are running out of space for casino's . To me it would just make sense to utilize all the land available between Las Vegas and Pahrump. thanks for the video

    Pahrump real estate is priced lower than Las Vegas. More of a small town atmosphere. Tends to be a 4 degrees cooler in the summer. What's not to like?

    It seems to be an expanding city with a lot of potential. They should invest more in shopping centers and entertainment. I have also read that there are problems with the foundation and flooding

    I want to either get a lot I can put two tiny homes on or a fixer upper where I can stay in a tiny home while I fix up the house. I'd like a lot with a well for water also. Do I need special permits for this or can you put a tiny home anywhere? How hard is it to install water, power and Internet out there on a lot?

      Home prices are climbing crazy fast all over Southern Nevada.
      If you’re referring to Pahrump residents negatively, I’m sure there are some bad apples. But you find that anywhere. Overall, based on the people I spoke with and my research, I’m confident that Pahrump is filled with some wonderful people.
      It’s a great choice for people who want to live rurally but also be close to Vegas.

      For everyone who is reading this, this is why it is SO important to view a community IN PERSON before you purchase any kind of property there.
      YOUR opinion of an area is the one that matters since you're buying the property. So please make sure to follow this advice no matter where you're purchasing.

    How is it if a person is an amateur (ham) radio operator? Any HOA or land covenants that prohibit raising an antenna mast? (not a 'tower,' but a single, 35 ft tall mast)?

      I love this question. I’ve seen some towers around northern Las Vegas valley but I’m not 100% sure about anything you asked!!!
      My best guess is that you need to look at living in older parts of the valley. Places without HOAs.
      But I’m not the right person to ask about HAM radio towers.

      I'm a ham considering Pahrump and there are HOAs in Parhrump, but a lot of properties do not have HOAs. In speaking with another ham, he said there are no tower restrictions. I wondered about the HOAs since some are fairly cheap, wasn't sure how strict they were, but I'm also looking for at least an acre and most of the HOA properties are smaller.

    What specifically "is in the works" for adding more amenities in the town? Most recently it's a new Arby's and a Dutch Bros., it needs higher end restaurants but like everywhere else staffing is a big concern.

      Pahrump will probably continue to grow as Las Vegas does. Especially since there are buyers who want to be in Vegas/Henderson but can't afford it. Incremental growth over the next 10 years will be astounding. But in the short term you're going to see small changes, individual businesses added, and yes, there will be staffing concerns, ESPECIALLY in Pahrump.

      most chain restaurants will not come here until the population hits 50,000. there is an amazing upscale steakhouse inside the pahrump nugget Stockman's steak house. but honestly the resources should be a bigger concern than what upscale places are coming. there is only so much water and the water table is dropping hundreds of feet . more people = less water. not a lot of rainfall to replenish what is used. do your research before thinking about moving here. know where the flood zone is. while it doesnt rain often (a few times a year) when it does, it causes flash floods and damage to homes and roads. not to mention vehicles if you try to drive through puddles, I love it here and really hope i can live here for the rest of my life, but concerns with growing population do come. Pandemic was an eye opener as people from vegas came to Pahrump fo shop and made it difficult for the people here to get necessities especially for elderly who dont drive.

    The price per home is way cheaper andway more lot space. But the drive is something to consider. Also what is the community like for minorities?

    retired,live in my travel trailer in one of the rv parks--it is great--very active social life for old folks--young people might not like pahrump unless they like the quiet ,or things like off road,etc..but not that far to vegas--my ex wife bought one of those floating dirt lots--she got had

    First time here, I have heard there too many meth users in Pahramp, radiation in the water, 2 brothel houses and it's legal, homeless people. So why is so good to live Pahramp?

      Those are great concerns. Just like any city you can hear good and bad things. It’s much easier to focus on the bad. I’ve never heard of anyone complain of a ton of drugs, homeless people, and radiation in Pahrump before. Yes, the brothels are legal but they are HIGHLY regulated and aren’t anything like what a brothel is in the movies.
      But your concerns could absolutely be founded. First, take stock of who you heard those things from and why you heard them. Then do the research for yourself. I ALWAYS recommend doing your own research and actually visiting where you’re considering living. If you visit and it’s everything you were told, you’ll know for yourself. But only you can make that decision.
      My friend Kim can give you even more info as she spends quite a bit of time in Pahrump and lives in one of the most affluent parts of Las Vegas. So her viewpoint on the dichotomy of Pahrump vs Las Vegas is EXCELLENT.
      Pahrump may not be the best place for you. But it is the most popular rural area outside of Las Vegas. There are reasons that 40,000 people have decided to live there. Some are in the video, some aren’t.
      Consider this, if 40,000 people already live there and more are moving in, maybe there are a lot of pros to living in Pahrump that you’re not aware of yet. An expanding population and home sales generally signals good things about an area, not bad.

    I have yet to encounter an honest business in Pahrump. In my experience most are scammers, liars and cheats! Pete's automotive was the worse! I avoid Pahrump as much as possible!

      Pete's scammed me out of my veteran's discount with lying smooth talk, failed in rebuilding the power steering pump, replaced my brand new oil filter with a crumpled old one, over charged on everything and still never did it right the first time around. I even left a generous tip. I had to go back the second day to get it done right. This diaglog barely sums up the sleeziness of their operation. One year later and I still feel it in the pit of my stomach.

      The #1 thing I think you should do is speak with a financial advisor and or a lender. They should be able to help you determine how much home you can afford. Plus what the right path is is make a purchase. Or maybe renting is the best thing for you in your situation.
      Hopefully that helps you. But once you know what you can afford then it’s much easier to move forward with all options your qualify for.

      Pahrump has less expensive land than many parts of the Las Vegas valley but be careful. Have the lot inspected for poof dirt and figure out how you’ll be getting water before purchasing, if possible. My friend Kim Crutcher, REALTOR, would be able to give you more information on land there. She’s familiar with Pahrump.

      You could also try looking at Cold Creek NV. It’s west of I-95 just outside of the city as you head North to Reno. It’s about as off grid as you can get while still living in a real home and being within 1 hour of a major airport.

    Can anyone tell me about the snake situation? I know this is funny, but have any of you found snakes near your house? Not only do I detest snakes, but we have dogs, and I worry about them

      I've been here since 2007, i have had to call animal control for snakes a few times. I live close to 160 and 372 about a mile from there and in the spring i have had baby rattle snakes in my doorway, and sometimes if there is 1 there can be hundreds. I have had black widows in my doorway i keep a broom just inside my door to clear their sticky web. i have had tarantulas, coyotes, foxes, burros, wild horses, visit my yard.

    I knew an old guy who retired there to be super close to the whorehouses. A few years later, he downsized there buying a mobile home to free up more money to spend at the whorehouses 🤣

    NO bunny ranch in Pahrump, obviously you did not do your research ... Chicken ranch and Sheri's Ranch are both located at the end of homestead road, Bunny ranch is located in northern NV

      agree.... too many Mexicans are coming in, but it's still 70% non-Mexican unlike any city in Ca where its 80%+ Hispanic. We still have some diversity here.

I'm married to a Hispanic woman, it's just nice to have diversity where it's not 80%+ one race, also need people who will assimilate and want to be Americans and follow our laws, its overwhelming to have schools where its 90% free lunch non-English speakers and overcrowded classrooms, every other restaurant is a taqueria, people selling food and goods without a permit or license... So far Pahrump is a diverse community, you don't see people flying flags from other nations, Pahrump is a pro-veteran, pro-constitution, American value community and we want it to stay that way. "Woke" is a four-letter word here!

    Ok so I was looking into the water rights in NYE County..
    my friend wanted to know how to get his water rights. He has 10 acres up past
    Beatty Nevada..
    And it seems like it was from 1920 they predicted Pahrump running out of water in 2028.. The reason I’m upset is because. My mother moved to Pahrump in 1994. From Las Vegas. And I have the sales brochure!
    They said nothing about running out of water ever!!
    And it is the year 2022. Now..
    And I know my mother would of never moved to a town that would be running out of water.. So my point is. They are not on the up and up in Pahrump..
    And I can back my claim. I have lots of documentation!!
    They play dirty out here. It is shameful. I can back up what I’m saying with documentation!! And it’s mostly recorded documentation.. Recorded into the public records… You see they don’t care. Because they know more than likely you can’t afford to challenge these fraudulent deeds. Ok voidable or whatever they call them.. They are not considered fraudulent until they get challenged.. So it’s good to go until you get caught..
    So in my case. Will I ever have enough money to challenge these deeds?
    And then attorneys will tell you that it will cost to much money.. So your better off to just let it go.
    So they have made theft legal!! I love it..
    And when you purchase a house with cash or even a mortgage.. A Grant , Bargain, Sale deed needs to have TITLE INSURANCE!!!
    So Title insurance? What is title insurance?
    It is the biggest fucking scam period.!
    My mother would of never done any of this had she had a fricken attorney.. do the deal.. But my aunt had went to real estate school back in 1977. And now my aunt knows how to buy and sell land?? I think not..
    Whatever I feel Pahrump helped my mother’s sister exploit my mother out of $160 grand. Nothing was done in good faith.. And they just play dumb..
    After all it’s a dumb town.. lol

      So far as I can tell, you or your mother have not run out of water, but you feel she was cheated because you read that in 1920 someone predicted the town would run out of water in 2028. Idk, maybe the attorneys are right, there's no case here.

    This is not where you move too rather where you move from, really don't like it here, no water for a hundred miles in any direction, hot hot then it gets really hot like Africa hot even at midnight its still very hot. no cold water in your pipes at home during summer months only hot water comes out. poof dirt storms are everywhere, one time it was so dense (dust) I had to pull over to let it pass, I could not see out my windshield. NOTHING much at all to do here. Big mistake moving here and yes I will be leaving this desert town moving elsewhere. The one positive is the home prices are good, cheap living here to buy. Not much to like about Pahrump except you can drive an hour on a very nice road and be in las vegas or even California somewhere

      Hey Don. I won't try to convince you either way. But I will give you some advice. RESEARCH Pahrump from all sides and get to know the city in person, if possible. A few days spent driving around can tell you A LOT about where you think you want to live.

    IF YOU WANT TO LIVE HERE, YOU REALLY NEED TO DO A REAL GOOD JOB LOOKING AROUND FIRST. PAHRUMP IS LIKE A FRESHLY PAINTED USED CAR. YOU NEED A MAGNET. YOUR BETTER OFF MOVING TO VEGAS. TALK TO THE POLICE, AND ALL MEDICAL LOCATIONS. GOOD LUCK!
